Withlacoochee River House w/ Kayaks, Bikes, Canoes

Located on the main channel of the Withlacoochee River across from the State Forest, this home offers relaxation and recreation. The home is equipped with canoes & kayaks to launch from the backyard, and bikes to enjoy the 40+ miles of paved and mountain bike trails. Come home to relax by the fireplace and enjoy the river view, hang out and fish from the river bank, lie out back in a couple hammocks, or fire up the grill. This home is a great vacation getaway for couples, families, & friends! The space Beds distribution: - Room #1: 1 queen size Bed, 1 full bathroom - Room #2: 2 twin Beds, with adjacent full bathroom -Screened porch: Three rocking chairs, a six seat table, duel ceiling fans to beat the heat, and a gas grill (note, the grill must be used outside of the screened porch on the outside deck) - Living room: 1 sofa, 2 arm chairs, TV with a stereo system and DVD player. **Sports fan? You won't miss the big game here! The TV has several sports channels including: ACC Network, NFL Network, MLB Network, NBA TV, Tennis, World Fishing, ESPN, ESPN2, NFL Network, Fox Sports 1 & 2, Golf, Bally Sports Florida 1 & 2, and many more. - Kitchen: Very well stocked & equipped kitchen for cooking - Dining room table (made from an ancient Indonesian ship wreck) with a view of the Withlacoochee River -Recreational Equipment available: • 2 Canoes, • 3 sit-on top kayaks (2 singles, and 1 tandem) • 4 Bikes (2 beach cruisers, and 2 mountain bikes) Air Conditioning: Ice-cold A/C inside the river house, and duel ceiling-fans on the screened porch so you can beat the suumer heat whether you're inside the house, or enjoying the magnificent river view from the porch. Guest access Gravel driveway parking in front of house entrance. Other things to note - As of May 2023, fiber optic cables were installed in the neighborhood, and the River House now has lightening fast internet! You can easily work from home, make video calls, stream, and more at this house all in the comfort, and serenity of the Withlacoochee river wilderness!! - Quiet enjoyment. I ask guests to please be mindful of noise levels. The neighbors have been understanding about the vacation house, and I would like to keep it that way, so each guest is responsible for quiet hours and not disturbing the neighbors. Quiet hours are from 9pm - 8am on weekdays and from 10pm - 9am on weekends. -Because the house is on the waterfront and I provide recreational equipment to use, I require that all guests please sign a waiver, release, and assumption of risk form prior to arrival. This requirement includes anyone who you invite on to the property during your stay as well. The form will be sent via DocuSign.
