The Gîte de Saint-Phal is a property of more than 5500 m2 integrating 6 buildings including 3 dwellings with gardens, an orchard and equipped with a swimming pool surrounded by a solarium. It consists of two Bed and Breakfasts and a Gîte. Each accommodation has a parking space as well as a semi-private garden equipped with sun loungers, a table, a barbecue and candle lanterns. The space Features of the gîte: The Property The Gîte de Saint-Phal is a 5500 m2 property integrating 6 buildings including 3 dwellings with gardens, an orchard and equipped with a swimming pool surrounded by a solarium and a pool house. It consists of three cottages, one of which can be divided into guest rooms. The maximum capacity of the estate is 12 to 32 people depending on the configuration. Each accommodation has a parking space as well as a semi-private garden equipped with chairs, a table, a barbecue and candle lanterns. - The Common Gardens: The Pool Area - 600 m2 - it is 12 meters long with a wooden Solarium of nearly 200 m2 surrounded by lawn (picnic table, sun loungers, parasols, armchairs, hammock...) of the PoolHouse (courtesy refrigerator, bar for your drinks) to relax, swim and sunbathe. An unbreakable dish kit (for the pool) is available, it is your responsibility to return it complete. The CampFire Area in the orchard - 1000 m2 - (fire pit with stone table and wooden logs) for an evening drink in front of a fire between the trees and under the stars. Note: 4 varieties of apples, pears, 2 varieties of cherries, 2 varieties of plums, walnuts, hazelnuts, blackberries, figs, quinces... are scattered throughout the property, available to guests for consumption on site during their respective seasons. The chickens of the gites lay their fresh eggs during your stay, to consume on site. Fruit/vegetable and egg production is available for takeaway sale. - The Common Areas make it possible to have: the Children's Games Area (table tennis, mini-football, archery, darts, badminton, mini-water polo, golf clubs, sandpit, ball and skill games, jump rope, soccer balls, volleyball, basketball, water polo...) Linen Service for everyday linen during the stay, with extra beds and baby equipment (low beds, high beds (newborns), bathtub, changing table) parking spaces within the property for cars and motorcycles. - Around the Gîte de Saint-Phal: without vehicles, to be done on foot or by bike: walks in the hills, through fields or in the woods, jogging routes for athletes. La Ferme des Joncs (goat farm) to pick up milk and cheese at the Educational Farm and see the animals, ideal for children. Catering Breakfasts are delivered on request from 9:00 a.m. - extra charge. We do not offer a table d'hôtes but a catering service is offered to groups when organizing events - contact us. SAILBOAT: A sailboat ride is possible from April to September depending on availability and weather on Lac d'Orient (23 Ha) ANIMALS: Animals living on the property (a dog, a cat, a rooster, chickens, rabbits, hedgehogs, squirrels...) Our animal friends are welcome on request only and after validation. An accommodation fee of €10 per day per animal will be requested. An additional deposit of €50 is required per animal. Additional fees may apply for dirt, hair or damage, covered by the deposit. IMPORTANT: Contact us for group bookings for more information and prior agreement if your project is outside the "classic" overnight stay. Contact us to validate the number of rooms as well as the facilities to be made available as well as the possible privatization of the place if necessary. The owner undertakes to do their best to make the facilities available but cannot be held responsible for a breakdown, a technical hazard or supply from a supplier. The owners must be informed of any access to the gîte by third parties. Any access must be validated in advance and may be refused. GENERAL TERMS AND CONDITIONS Articles 1 to 15 Article 1 - This contract concerns a rental at the Gite de Saint-Phal, and more specifically the rooms and facilities as described in the description of the rental project. Article 2 - Duration of stay: The tenant signing this contract concluded for a fixed period may under no circumstances claim any right to remain on the premises at the end of the stay. Article 3 - Conclusion of the contract: The reservation becomes effective as soon as the tenant has sent the owner the deposit indicated on the front as well as a copy of the contract signed before the date indicated. The rental concluded between the parties to this deed may in no case benefit, even partially, third parties, natural or legal persons, except with the written consent of the owner. Any violation of this last paragraph would be likely to result in the immediate termination of the rental at the fault of the tenant, the proceeds of the rental remaining definitively acquired by the owner. Article 4 - cancellation by the tenant: Any cancellation must be notified to the owner, with acknowledgment of receipt. a) cancellation before check-in: the deposit remains with the owner. The latter may request the balance of the amount of the stay, if the cancellation occurs less than 30 days before the scheduled check-in date. If the tenant does not show up within 24 hours of the arrival date indicated on the contract, this contract becomes void and the owner can dispose of their gîte. The deposit also remains with the owner who will request the balance of the rental. b) if the stay is shortened or if the number of participants is less, the rental price remains with the owner. No refund will be given. Article 5 - cancellation by the owner: The owner shall refund to the tenant all sums paid in advance. Article 6 - Arrival: The tenant must arrive on the day specified in the time slot mentioned in this contract. In the event of late or delayed arrival, the tenant must notify the owner. Article 7 - rental regulations: The entire rental must be paid before entering the premises. Article 8 - condition of the premises: An inventory is drawn up jointly and signed by the tenant and the owner or their representative upon arrival and departure from the cottage. This inventory is the only reference in the event of a dispute concerning the condition of the premises. The state of cleanliness of the gîte upon arrival of the tenant must be noted in the inventory. The cleaning of the premises in normal use is the responsibility of the landlord. In case of abnormal use of the premises, or exceptional soiling, the amount of the cleaning fee will be re-invoiced to the tenant. Article 9 - security deposit or guarantee: Upon arrival of the tenant, a security deposit, the amount of which is indicated in this contract, is requested by the owner. After the contradictory establishment of the condition of the premises upon departure, this deposit is returned, less the cost of repairing the premises if damage was found. In the event of early departure (prior to the time mentioned in this contract) preventing the establishment of the inventory on the day of the tenant's departure, the security deposit shall be returned by the owner within a period not exceeding one week. Article 10 - Use of the premises: The tenant must ensure the peaceful nature of the rental and use it in accordance with the purpose of the premises. Article 11 - Capacity: This contract is established for a maximum capacity of people. If the people present are not those who were planned, the number of people is greater, or if it exceeds the capacity, the owner may refuse access to the site. Any modification or breach of the contract will be considered at the initiative of the client. Article 12 - Animals: This contract specifies whether or not the tenant can stay with a pet. In case of non-compliance with this clause by the tenant, the landlord may refuse the stay. In this case, no refund will be given. Article 13 - Insurance: The tenant is responsible for any damages that may occur as a result of their actions. They are required to be insured. Article 14 - Payment of charges: Water and electricity charges are broken down between the owner and the customers. The electricity consumption of the dwellings is deducted from the amount of the security deposit. Consumption is calculated by the day and is retrieved directly on the Enedis website where we provide a screenshot of the page with the dates of your presence at Swikly when we retrieve the information. Enedis gives the info with 24 or 48 hours of delay. If, on the other hand, you want to track your consumption in real time, you can of course make a statement on the linky that is in the dining room. Article 15 - Disputes: Any complaint relating to the rental will be processed by the competent court at the address of the Gîte de Saint-Phal.
