Description

The Gite de Saint-Phal is a property of more than 5500 m2 incorporating 6 buildings including 3 of dwellings with gardens, an orchard and equipped with a swimming pool surrounded by a Solarium. It consists of two Bed and Breakfast and a Gite. Each unit has parking space as well as a semi-private garden equipped with sun loungers, a table, a barbecue and candle lanterns. The space Features of the cottage: The Property The Gîte de Saint-Phal is a property of 5500 m2 incorporating 6 buildings including 3 of dwellings with gardens, an orchard and equipped with a swimming pool surrounded by a Solarium and a PoolHouse. It consists of three cottages including one divisible into bed and breakfasts. The maximum capacity of the estate is from 12 to 32 people depending on the configuration. Each unit has a parking space as well as a semi-private garden equipped with chairs, table, BBQ and candle lanterns. -The Common Gardens: L’Espace Piscine - 600 m2 - it measures 12 meters in length with a wooden Solarium of nearly 200 m2 surrounded by lawn (picnic table, sun loungers, umbrellas, armchairs, hammock...) of the PoolHouse (courtesy refrigerator, bar for your drinks) to relax swimming and sunbathing. A non-washable dishwasher kit (for the pool) is available, it is up to you to return it complete. L’Espace CampFire in the orchard - 1000 m2 - (fire pit with stone table and logs) for a drink in the evening in front of a fire between the trees and under the stars. Note: There are 4 varieties of apples, pears, 2 varieties of cherries, 2 varieties of plums, nuts, hazelnuts, blackberries, figs, quinces… available to customers for consumption on site during their respective seasons. The chickens in the cottages lay their fresh eggs during your stay, to consume on site. Fruit/vegetable and egg production is available for takeout - The Common Parties make it possible to have: du Point Jeux pour enfants ( ping pong, mini-footed, archery, darts, badminton, mini-water polo, golf clubs, sandbox, boules and address games, jumping rope, soccer balloons, volleyball, basketball, water polo shirt...) the Lingerie Service for linens during the stay, with extra beds and baby equipment (low beds, high beds (newborns), bathtub, changing table), parking spaces within the property for cars and motorbikes. - Around the Gite de Saint-Phal: without vehicles to do on foot or by bike: walks in the hills, through fields or in the woods, jogging routes for athletes. La Ferme des Joncs (goat farm) to pick up milk and cheese at the Pedagogical Farm and see the animals ideal for children. Dining Breakfasts are delivered on request from 9am in the morning - extra charge. We do not offer a table d 'hôtes but a catering service is offered to groups when organizing events - contact us. SAILBOAT: A sailboat ride is possible from April to September depending on availability and weather on Lac d 'Orient (11 p.m.) ANIMALS: Animals living in the property ( a dog, a cat, a rooster, chickens, rabbits, hedgehogs, squirrels...) Our animal friends are welcome on request only and after validation. Accommodation of 10€ per day and per animal will be requested. An additional deposit of €50 is required per animal. Additional fees may apply for dirt, hair, or damage covered by the security deposit. IMPORTANT: Contact us for group bookings for more information and prior agreement if your project comes out of the "classic" night. Contact us to validate the number of rooms as well as the facilities to be made available as well as the possible privatization of the place if necessary. The landlord undertakes to do their best to make the facilities available but cannot be held responsible for any breakdown, technical hazard or supply from a supplier. The owners must be informed of any access to the gite of third parties. Any access that needs to be validated in advance and may be declined. GENERAL TERMS AND CONDITIONS Items 1-15 Article 1 - This agreement concerns a rental at the Gite de Saint-Phal, and more specifically the rooms and installation as described in the description of the rental project. Article 2 - duration of stay: The tenant who signs this contract concluded for a fixed period may not under any circumstances avail himself of any right to stay in the premises at the end of the stay. Article 3 - conclusion of the contract: The reservation becomes effective as soon as the tenant has sent the owner the deposit indicated on the front as well as a copy of the contract signed before the date indicated. The rental concluded between the parties to this deed may under no circumstances even partially benefit third parties, natural or legal persons, unless the owner agrees in writing. Any breach of this last paragraph would be likely to result in the immediate termination of the tenancy at the expense of the tenant, the proceeds of the tenancy remaining permanently vested in the landlord. Article 4 - cancellation by the tenant: Any cancellation must be notified to the owner, with acknowledgment of receipt. a) cancellation before arrival at the premises: the deposit remains with the owner. They may request the balance of the amount of the stay, if the cancellation occurs less than 30 days before the scheduled check-in date. If the tenant does not manifest within 24 hours from the arrival date indicated on the contract, this contract becomes void and the landlord may have his cottage. The deposit also remains with the owner who will request the balance of the rental. b) if the stay is shortened or the number of participants is less the price of the rental remains with the owner. No refunds will be issued. Article 5 - cancellation by the owner: The owner pays the tenant all amounts paid in advance. Article 6 - check-in: The tenant must present himself on the day specified in the time slot mentioned in this contract. In case of late or delayed arrivals, the tenant must notify the landlord. Article 7 - rental rules: The entire rental must be paid before check-in. Article 8 - inventory: An inventory is drawn up in common and signed by the tenant and the owner or his representative upon arrival and departure of the cottage. This inventory is the only reference in the event of a dispute regarding the condition of the premises. The state of cleanliness of the cottage upon arrival of the tenant must be noted in the condition of the premises. Cleaning of premises in normal use is the responsibility of the owner. In case of abnormal use of the premises, or exceptional dirt, the amount of the cleaning fee will be charged back to the tenant. Article 9 - security deposit or security deposit: Upon arrival of the tenant, a security deposit the amount of which is indicated in this agreement is requested by the landlord. Article 12 - animals: This contract specifies whether or not the tenant can stay with a domestic animal. In case of non-compliance with this clause by the tenant, the landlord may refuse the stay. In this case, no refund will be given. Article 13 - insurance: The tenant is responsible for all damages arising from his act. They are required to be insured. Article 14 - payment of charges: Water and electricity charges are broken down between the owner and the guests. The electricity consumption of the homes is deducted from the amount of the security deposit.
