Living & dining The open floor plan keeps everyone connected, with the kitchen flowing directly into the living and dining areas. The living room centers around a large sectional sofa, a 55-inch smart TV loaded with streaming options including Disney+, Netflix, Hulu, HBO Max, and more, and a ceiling fan to keep things comfortable. Two four-seat dining tables give the whole group room to gather for meals or a round of board games. Beyond the standard screen time, the home also features a ping pong table, pool table, arcade games, and life-size games - entertainment options that keep guests of all ages busy between park days. Sleeping arrangements The master suite offers a king bed, walk-in closet, ensuite bathroom with an oversized shower, and direct pool access. Bedroom 2 has a queen bed with dual entries, a TV, and a ceiling fan. Bedroom 3 brings the magic with Toy Story-themed décor, twin beds, smart TVs, and a ceiling fan. Bedroom 4 continues the fun with Star Wars-themed décor, a bunk bed, and a ceiling fan. The sectional sofa in the living area can also double as an additional sleeping space. Kitchen The kitchen comes fully stocked with stainless steel appliances, granite countertops, and everything needed to cook and dine in - pots and pans, dishware, a blender, toaster, bread maker, drip coffee maker, Keurig, wine glasses, and barbecue utensils for the gas grill outside. Outdoor space The screened patio opens to your own private pool and spa, both available year-round and open 24 hours. Heating for the pool or spa is available for an additional fee. Sun loungers, outdoor dining furniture, and a gas BBQ grill round out the backyard setup. The pool is cleaned weekly, and a skimmer is provided - additional cleanings can be arranged for an extra charge. Resort amenities & surroundings Guests enjoy free access to nearby resort facilities including a fitness center, clubhouse, tennis and volleyball courts, a children's play area, and an outdoor playground. The community also has lake access via a path. Outside the front door, the Orlando area puts Margaritaville, local water parks, golf courses, and a wide variety of dining options all within easy reach - with Disney just 10 minutes away. Comfort & technology Central air conditioning and ceiling fans in every room keep the home cool year-round. Please note the AC system is programmed to turn off automatically if exterior doors remain open for more than 5 minutes - keep doors closed to maintain the temperature. A dedicated workspace is available in a private room for remote work or study. The home also includes free in-unit washer and dryer, a children's playroom, crib, high chair, children's dinnerware and toys, exterior security cameras with a Ring doorbell, smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit. Self check-in is available via lockbox. This is a pet-friendly property - please confirm any applicable pet fees with the host prior to booking. Breakfast is provided. Please note this property does not have carbon monoxide or smoke alarms - wait, both are confirmed in the amenity fields. The home has no stairs - it is fully single-level. Guest access Keyless entry. The last 4 digits of the primary guest phone number will be used for access. Abundance of parking. Driveway can fit 4 cars or 2 SUVs. Overnight street parking is not allowed. Guest can park extra cars overnight by the clubhouse. Which is located 2 minutes from the home. Pool and spa heat is not included in the nightly rates. There is an additional fee of $55 per night to heat the pool and spa. Or $550 per month for longer stays. If you decide to pay for pool/spa heat it must be for the entire stay. Our stove in this vacation homes comes with a built in Air Fryer There will be a $500 charge if the smell of smoke or evidence of smoke is in the villa upon check out including E-cigaretts. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed. Additionally cleaning fees apply if the villa is left excessively dirty or with excessive garbage. We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit includes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, keurig pods, etc. We have a complimentary propane gas grill. Planning a special gathering during your stay? Our clubhouse is available to host small private events such as bridal showers, baby showers, family reunions, birthday celebrations, and more. To reserve the clubhouse, please let us know before booking your stay so we can confirm availability. Event reservations are offered in 2- to 4-hour time slots between 10:00 AM and 7:00 PM. Advance reservation and approval are required, and guests are expected to follow all clubhouse rules and clean up after using the facility. Guest Count & Additional Fees: Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests. During your stay We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home. We ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one. There is a locked owner's cabinet located in the game room . This is used to store owner's items. Guests as no access to this cabinet. There is however lots of closets and storage in the home We have installed exterior Ring Door Bell cameras for the safety of both guest and property. This cameras are actively recording. None of our cameras are facing in the interior of the home in any way. Ring door bell is at the front door. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever. Pets Restrictions We allow pets up to 50 pounds either dog or cat, subject to the home owners approval. We will need vaccine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $39 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet. It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA . 1. Is the dog a service animal required because of a disability? 2. What work or task had the dog being trained to perform and will the dog be left in the home by itself at anytime during your stay? We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dog . Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control of the handler at all times therefore never left alone in the home. If we discover that a guest has misrepresented a pet as a service animal. we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without fruther notice. In the latter case there will be no right to a refund or unused rent. In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals. If you have a ESA, please fliter search for pet friendly properties only. Our home will not be a fit for ESA, "Service Animals" means any animal trained to do work or perform tasks for the benefit of an individual with a disability. Pets providing emotional support, well being, comfort or companionship are not recognized as service animals under ADA regulations. We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old. We provide complimentary wifi ..there are times when the wifi can be down due to the an interruption by the service provider or due to weather among other things that is totally out of our control.
