Guest access You will have the access to the whole property except the large garage, which is locked with storage and cars. — For the river property, please follow the fence line where you shouldn’t across other side of properties. Stay in between two fence lines. :) And of course, please do not go across the river to neighbor’s property. We own the half of the water side, so you can play anywhere within our property. — BE ALERT: Watch out for slippery and bumpy levels when stepping down to the beach! — If any of you want to park RV/Camper/Etc. - $25 per night extra. For guests number, either they sleep in RV or not, they are counted as property’s guest. Other things to note IMPORTANT NOTICES: FEES FINES RULES EVENTS CHECK IN/OUT INSTRUCTIONS — Smoking in house or garage - $200 penalty fee. Please ONLY smoke 20ft away from the house. — Loud music party past quiet hours (10pm weeknights/11pm weekends). My neighbors will text me if there are loud blasting parties or music. $200 penalty fee. - And ANYONE who urinates by the deck in public will be FINED $50 per urine per person. Yes, so ridiculous, but c’mon, please don’t urinate cuz our Texan neighbors by front always like to watch… the river! :) — Lost Key - $75 — GUEST PRICES: $25 per guest who stays past 8pm $15 per visiting guest who leaves before 8pm More than 16 guests are allowed. Beds can hold 20 people. If you want MORE, then you guys can bring air mattresses, tents, etc. The more the merrier. EVENT fees - at a flat rate (not including sleeping guests - they are free!): $500 fee plus… $350 per group of 10 people (ie: 27 EXTRA guests, on top after 16 booked guests, would equal $1,050). — PETS: $50 cleaning fee per pet & $10 per night. Discounted prices if longer nights and/or more than 2 dogs. PET RULES: 1) Dog leash is required on the riverfront beach. Anywhere above the cliff is not required (BUT stay in the property). Out of gate, leash is required. 2) When you bring dogs on property during your stay, you are required to close the gate at all times. 3) Pick up dog poo poo every time you take dogs out because we have a huge property that you wouldn’t find the poo poos when cleaning it all at once. :D 4) No pets on the couch & sofa. - Please be transparent and let me know how many total guests/pets are going to be at the property. $15 extra for penalty fee per guest/pet. — RULES for this property: 1) Put all furniture back to where you found them 2) Clean up after yourself (clean up BBQ grill/chairs/trash/stuff brought down to river/etc.) 3) Fire Ban starting in June to September (3x3ft recreational fire is allowed - water hose present required by state forest law). So, please respect the county rule, or you will be fined heftily) 4) Shoes off indoors 5) Electricity and water is turned off when not being used 6) Close the front gates 24/7 if you have pets (and when you check out) Beach Area- DO NOT LOUNGE at OTHER properties! Walking by for tubing is fine, but DO not hang out… The neighbors love their privacy. :) PLEASE NO GLASS bottles, only plastic cups/bottles Do not throw cig butts (only in a jar) Do not throw or pour alcohol in the river Do not break or move any natural rocks (we will get in trouble for that) Care for the environment as if it’s your own :) —————————————————————— WATCH OUT for slippery and bumpy rocks when stepping down to the beach! —————————————————————— CHECK-IN INSTRUCTIONS: Once booked you will get the KeyLock box code number so you I’ll get a key from it, to open the entry/front door CHECK-OUT INSTRUCTIONS: 1) Make sure all of the furniture is back to where you found them 2) Dishwasher is turned ON 3) Washer is turned ON with all the dirty towels 4) Put the trash in the bins by the main road next to the gate. Refunded right after maids check out if all rules are being followed. It’ll be through Airbnb platform for all of the $ so it’ll safe for both of us. — We have outdoor security camera so we will know how many people are coming in and out for safety reasons. Cameras are NOT allowed to be touched or moved… $100 penalty fee. ————— We are a very open minded couple, and we really have simple common sense rule here… Just be communicative (ASK anything) and be honest then we will get along just fine, giving us a peace of mind knowing you guys are enjoying a heck of a time. :D
