SITTING ROOM A beautifully appointed sitting room with soft lighting, two cabin nook beds/sofas providing extra bed spaces if required, two 4 seater comfortable sofas, a large coffee table, a 43 inch TV offering free view and Apple TV. This room comfortably seats 8 guests… (PLEASE NOTE cabin beds/Z beds are 3ft 6 inch -large singles which also have extremely comfortable pocket sprung mattresses. THIS IS BY REQUEST and an extra linen & towel charge of £50 per bed, per stay will be added to your account. Please enquire.) OPEN PLAN KITCHEN DINING Featuring amazing lake views, from floor to ceiling, with Crittal style windows and French doors out onto a private terrace with outdoor dining for 8. The barn boasts a super spacious kitchen & dining area which is very well equipped to cater for larger families & groups. An extra large dining table with bench seating which can seat 8 guests comfortably. A 50 inch wall mounted TV, two fan ovens and a large electric hob, 50/50 fridge/freezer, perfect for entertaining or small celebrations/conference. All rooms have lamps and soft lighting, creating ambience when required. French doors lead out onto an upper terrace, with steps down to a very large, private lower terrace, and a comfortable outdoor dining area for 8 guests. GARDENS & TERRACE Enjoy the sounds of nature from Lakeview Barn….. Over 1/4 acre of private gardens with an excellent view of the lake from the barn and both terraces. Extremely comfortable, Bramblecrest garden furniture provided for outdoor entertaining and off road, gated parking for up to 3 cars. Safe & Securely gated garden, suitable for young children. (Children should be supervised at all times). Table tennis & Hot tub hire are available by request (Extra charge). Guest access Guest access is after 4pm on the day of arrival. Directions, property information and a code for access to the keysafe will be sent via email 24 hours prior. Other things to note For larger families/ groups Extra beds are available in Lakeview Barn, There are 3 cabin beds & a Z bed available in the property, these are charged as an extra service charge through Airbnb £50 per bed PER STAY. The 2 superking beds in Bedroom 1 & 2 are included in the rental. For an extra large gathering we have 2 properties on site. Lakeview Barn (sleeps max 7 guests) and Lakeview Cottage(sleeps max 8 guests) are both situated on the same 1 acre site, each with private terraces and use of one acre of garden. We can cater for up to maximum 15/16 guests. For groups we are able to split the beds into singles, there is an extra charge for the time taken to change & store duvets and split the beds. £35. A travel cot and a high chair are available by request free of charge. Luxury hard sided Hot tub hire is offered as an extra service (Outsourced through Real Hot Tub Hire) From £190 for 3 nights + electricity & water charge (payable locally). Please enquire for details. Tubs are filled & heated, ready to use on arrival. Our supplier, The Real Tub Hire Company offers luxury hard sided tubs seating 6-8 Guests and are well maintained, safe, clean, insured and are always less than 2 years old. Delicious home cooked Casserole's, Curries & Lasagne can be arranged for your stay. ( extra charge-please ask). A qualified chef, catering for intolerances and allergens can be provided to cater for a small event alternatively prepared for your arrival – (extra charge please ask). Small celebrations, including cakes and grazing boards can be catered for also. Please ask for current prices and seasonal menus. We will endeavour to try to facilitate any special requests. NB.
