HOUSE INSTRUCTIONS: You are responsible for printing and bringing the house instructions that we will email to you when your final payment is received. The house instructions will have the physical address of the home for your GPS, the door entry and alarm instructions as well as some other important information. If you have not received these house instructions with your final payment confirmation you must let us know prior to your arrival date. 2. DOOR ENTRY CODE: The home has an electronic smart lock on the entry door with a numeric keypad. You will be sent an ADT Invitation via your personal email to gain access to the smart lock with your house instructions that will be active from 4PM on your arrival date through 11PM on your departure date. Your door access will be provided in your house instructions that will be emailed to you upon your final payment and within 1 week to 48 hours of your scheduled arrival time and date. 3. CHECK IN: Is at 4:00 PM or after. If you are checking in after 11 PM, you must let us know as soon as possible by phone or text. CHECK OUT is at 11:00 PM or earlier. You must check out by 11:00 PM or we reserve the right to remove any luggage and other personal belongings from the house. 4. OWNER: Owner shall provide all utilities, furnishings, towels, linens and starter bathroom & kitchen supplies (hand soap, toilet paper, napkins to wipe hands, dishwashing liquid, dishwashing tablet and 1 paper towel). Owner is not responsible for any utility or cable/internet interruptions during the guests stay but will make every attempt to have the utility/cable company restore their services as soon as possible. 5. GUEST: Guest agrees to leave unit in the same condition as found. Furniture must be in the same location as when you arrived. Dishes, pots and pans must be properly cleaned as to not have any baked on food, all trash (water bottles, boxes, bags etc) must be picked up and put out for the trash in the large trash can in the back of the house during your stay and upon departure. Any damage to the house will be your responsibility. You are responsible for making sure the house is properly secured at all times. Owner assumes no liability for property loss or damage, nor liability for accidents or injury. The house will be inspected before your arrival and immediately after your departure. 6. ZERO TOLERANCE: No pets allowed and No smoking allowed inside the house or outside the house nor on the premises. Smoking is permitted outside on the street or sidewalk only. An additional cleaning fee of $500.00 will be assessed if the property has been found smoked in via smell, cigarette butts on the premises or damages to our property inside or outside resulting from cigarettes, tobacco, vapor or cannabis. 7. RESIDENTS: The only residents allowed in the home are those submitted at the time of reservation unless otherwise agreed upon by the owner. 8. Pets: Are not permitted in rental home unless agreed upon at time of booking. A $300 fee will be assessed if a pet is found to have been in the rental home without pre-authorization. Homes that are pet friendly require an additional non-refundable fee of $250.00 per pet. Pets over 25lbs not permitted. 9. Age Requirement – No reservations will be made to students or singles under the age of twenty-three. Parents must accompany their children at all times. Underage drinking and/or partying are not allowed in any of the rental units. Restrictions may apply regarding the number of people that may accompany a parent or legal guardian. Non-compliance of these rules and regulations will result in immediate eviction with no return of any and all payments made. 10. Damage Protection Insurance – This Damage Protection Insurance plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000.00. Any damages that exceed $3,000.00 will be charged to the payment method on file. The Damage Protection Insurance does not cover the guest for soiled or misplaced linens, loss of keys, theft, failure to remove garbage from the property, or leaving the house excessively dirty. These fees will be charged to the payment method on file. 11. Payment – Cancel up to 7 days before check in and get a 50% refund (minus service fees). Cancel within 7 days of your trip and the reservation is non-refundable. Service fees are refunded when cancellation happens before check in and within 48 hours of booking. 12. **Payment Methods** – At the time of booking, an advance payment will be required (see above) by credit card, debit card, or electronic check.
