Enjoy exclusive use of our private indoor heated swimming pool, open 24/7, 365 days a year, maintained to PWTAG safety standards, and heated to 28-30 degrees. Our beautiful converted barn provides ample space for your family to relax and play, with a large garden, heated pool, modern amenities, and easy access to local attractions. Inside the Cottage: Spacious Living: Relax in the bright living area, perfect for gatherings. Fully-Equipped Kitchen: Prepare meals in the modern kitchen, complete with a stove, microwave, and oven. It is fully equipped with all the little utensils that a family needs (and that we often find missing when we visit holiday lets). Bedrooms: The two furnished upstairs bedrooms offer restful nights, with blackout blinds on Velux windows. Bathrooms: Two bathrooms and a shower room ensure everyone's comfort. Entertainment Hub: Enjoy two flat-screen TVs with Netflix, a Playstation 4 with PlayStationPlus Extra subscription (featuring hundreds of games!), and a selection of board games. A dedicated snug room provides the perfect gaming retreat. Work-From-Home Ready: A dedicated office desk and fast fibre internet connection (85 Mbps Wi-Fi) help if you need to join a Teams call. Private Heated Pool: Swim anytime in your exclusive large indoor pool (4.3m wide and 8.5m long), heated to a warm 28-30 degrees Celsius. Direct access from the house ensures year-round enjoyment. Lockable doors provide added safety. You will have sole and exclusive access to the pool during your stay. The pool is accessible by a door at the far end of the snug room, allowing you to avoid the elements by staying inside. Serene Garden: Peaceful private garden with outdoor seating, dining areas, and a barbecue grill. Solar powered: Solar panels contribute to the property's energy needs, including powering the EV charger. Wildlife Watching: Keep an eye out for rabbits and squirrels in the garden. Guest access On the ground floor you will have access to: o Hallway o Boot room with door leading to the garden o Living room / dining room with door to the garden o Kitchen o Snug room with sofa bed and PS4 o Shower room with toilet o Swimming pool with changing room and toilet, and door to the garden On the first floor you will find the sleeping areas: o Green bedroom with ensuite bathroom and toilet o Blue bedroom with ensuite bathroom and toilet Finally, you will have access to a large garden, accessible from the living room, the boot room and the swimming pool. Other things to note WALKS As well as the comfortable house, the indoor swimming pool and the garden, you will enjoy the many footpaths throughout Denge Woods (an ancient forest managed by the Woodland Trust). We will provide you access with maps of our favourite local walks through the fields and forests. BEDROOMS If you are a party of 3 or 4 we will prepare the two upstairs bedrooms; if you want the snug room prepared as a bedroom in this configuration please let us know in advance as a one-off additional fee of £35 is due. The maximum number of occupiers in the house is 6 (guests + visitors allowed at the hosts' discretion). CLEANING & SANITIZATION Health, safety, and well-being of our guests are of utmost importance. For this reason, we use a thorough cleaning process after each check-out. PLEASE NOTE ★The cottage is remote and away from public transportation networks and shops. ★There is total quietness and many stars in the night sky; it may feel unusual when you come from the city. ★Rain and occasional storms during the wet season (typically autumn and winter). ★Windy conditions, especially during the autumn and early spring. ★Fog or mist in certain weather conditions, which can affect visibility. ★Common insects like mosquitoes, flies, and ants, which are typical in rural areas. ★Seasonal appearance of certain bugs like stormbugs during summer months. ★Occasional presence of harmless spiders or other small insects indoors or outdoors. ★Rustling noises and occasional wildlife sounds, such as birds and owls during the night. ★Occasional noises from nearby farms, such as tractors or livestock. ★The farmers may spray manure on the surrounding fields to fertilise them, which may cause an odor which you may perceive in the garden ★The garden patio and the front yard flagstones may be slippery when wet. Be careful after the rain. ★Potential for temporary power and water outages, especially during severe weather conditions. ★Occasional issues with internet connectivity due to rural location. ★Some rural roads might be narrow and winding, potentially causing slower travel times. ★A car is required to get to the property and to get around. ★You may hear a low hum from the swimming pool filtration plant, which runs all day and night; in addition, the pool's dehumidifier runs on an intermittent basis during the day, according to the level of humidity, and all night from 2330 to 0530. The hum is mainly audible from the blue double bedroom. However we have installed insulation in the ceiling of the plant room which now makes the dehumidifier barely audible. ★There is mobile phone signal only from O2. Your Vodafone or EE phone may not have a signal. ★There is no air conditioning in the house, which you may find uncomfortable despite the fans at the height of summer, in particular if you are sleeping in the snug room. ★As required by recent safety regulations, emergency lighting has been installed in the escape routes, which emits a green light when in standby mode.
