The space **PLEASE NOTE: If you are looking for a place to have a party, our cabin is not available to book. Please understand, we do NOT allow parties, our cabin is for relaxing vacations/getaways. Thank you for respecting our rules, and for your understanding! Also, if you are bringing any pets, you must add them to the guest list under “Pets” and how many as soon as you book our cabin. If bringing any pets, you must abide by our pet contract, and rules. Thank you! Also please note: When booking our cabin, it is very important that you list the exact number of guests total, when booking. Thank you for your understanding! The Lost 40 Getaway Cabin is a great place to relax and enjoy some solitude or good company. Kitchen, laundry room, and bathrooms are both stocked with essentials. Bedroom 1 has a queen sized bed, and a double bed with a bed that pulls out from underneath. Bedroom 2 (Master bedroom) has a king sized bed. Bedroom 3, the cabin's loft has three double beds. Living room has two sofas (one is a sleeper sofa), three chairs, a chess table, an electric fireplace, and a TV with DVD player, and an Xbox 360 with games. There is a cell signal booster in the cabin to help with the cell service. The game room has a sleeper sofa, chairs, a TV, pool table, air hockey table, dart board, and a card table. Cell service can be unpredictable in rural Arkansas, there is a cell signal booster in the game room as well, to help manage this issue. There is no WiFi or cable/satellite TV but there is a hot tub, fire pit, game room, TV with a selection of movies, an Xbox 360 with a selection of games, as well as an assortment of board games. Just a short drive gets you to Beaver Lake. A PERFECT place to bring family and friends and truly reconnect. Guest Access: Hot tub and game room for your use during your stay. Enjoy the creek and clearing right by the cabin. Other Things To Note: The Lost 40 Getaway is located down 3 miles of scenic dirt road. One gate must be opened and closed. This provides security and little to no traffic. Only one other landowner beyond the cabin and he does not have a full time residence on the place, so very unlikely to have any traffic during your stay. There is absolutely no hunting allowed anywhere on our property, this includes shooting any guns as well. If you’d like to hunt, or target practice, I will be happy to provide info on doing both elsewhere. Deer hunting season is October 17th-December 14th, and Turkey hunting season is April 19th-May 9th. There is the possibility of hearing gunfire during this time, due to neighbors hunting. There is plenty of space to park a boat on the property if you wish to bring one during your stay. Property is surrounded by State Park and heavily wooded areas. Possible harmless wild animals (deer, turkey, squirrel, raccoons, etc) are often seen roaming the property. There's a rare possibility of seeing a black bear, and wild hogs. Please keep in mind, there could be snakes around the property depending on the season. We ask there be no smoking of any kind inside (cabin or game room). Please smoke outside and discard your cigarette butts in sand buckets provided. No drinks on the pool table, as it is for playing pool ONLY. No trespassing on neighbors land or turning around on their grass. Do not drive on the grass between the 2 gates. Other things to note This is information I send to all of our guests- Here is some very important information about your stay: Please thoroughly read, and share all of this information with the other guests in your group so everyone is aware and is on the same page. Please make sure to go over the cabin rules in the binder we provide at the cabin. Thank you! **Please note: There is absolutely NO parties allowed on our property whatsoever. Please keep in mind, we do have security cameras on the premises (outside only).** **Please note: There is absolutely NO hunting allowed anywhere on our property, this includes shooting any guns as well. If you’d like to hunt, or target practice, I will be happy to give you info on doing both elsewhere.** •Children: We ask all of our guests to keep a close eye on children at all times while at the cabin, and in the game room to help prevent possible injuries, things getting broken, etc. Pets: We ask all of our guests to keep a close eye on pets at all times while at the cabin, and in the game room to help prevent possible injuries, things getting broken, etc. Pets are NOT allowed on any of the furniture, including beds. If you plan on leaving, and leaving pets at the cabin, please use the XL wire kennels we provide or if you choose to bring kennels. Pets are not allowed to run freely in the cabin when guests are not present, and during bedtime; they must be kenneled. PLEASE do NOT leave your pets closed in any of the rooms with doors by themselves. Thank you for your understanding! Please be mindful of wild animals in the area. We do provide some dog blankets, and towels for dogs (labeled “dog towels” in the hallway closet). Please wipe dirty/muddy paws, and dry off your dogs when needed. We also provide a pooper scooper for dog feces, and expect our guests to clean up after their pups. Please put all dog feces in a bag, and place the bag into one of the trash receptacles behind the game room. Please do NOT place dog feces in the trash receptacles without putting it into a bag first. You will also find the pooper scooper behind the game room, and please make sure to put it back where it was when done. If your pup needs a bath, please do not use our showers or sinks to bathe your pup. You can bathe them outside with the water hose, or I will be happy to give you info for the local dog wash. We do have a Pet Policy that will need to be agreed to, and signed by the pet owner before arrival, via text message or email. Thank you! •Smoking: There is absolutely NO smoking allowed of any kind inside of the cabin (including the porch bathroom), and in the game room. We do expect our guests to properly dispose of cigarette butts in the buckets we provide specifically for outside, when smoking. It is extremely important to make sure all cigarettes are completely put out, and properly disposed of in the buckets. We do not want any accidental fires at our cabin, and we expect our guests to properly dispose of them as asked. Please don’t litter. Thank you! •Back Porch Bathroom: PLEASE make sure to to keep the porch bathroom door completely closed at ALL times, and the bathroom window closed, as it is heated and/or cooled. We have had issues with guests leaving the door and window open, or not completely closing it. It helps with keeping bugs, and rodents out as well. •Bed Linens: If needed, we have extra bed linens (sheets, pillowcases) in the master bedroom closet, and is labeled on the side of the linen holder- king, queen, full, and single. There are extra blankets, and pillows in the master closet, and in the 2nd bedroom closet on top of the shelves. The pullout couch in the living room is a queen sized mattress, and the pullout couch in the game room is a full sized mattress. The pullout mattress is a single and is under the full sized bed in the 2nd bedroom. •Doors and Windows: Please make sure the front and back doors stay completely closed at all times, to help keep the bugs, and any rodents out, and the cooled/heated air stays in. If you would like to open the windows, please make sure the windows opened have screens on them (some of the windows don’t have screens), and please close and lock them back. We do have rodents, and bugs outside that like to get inside if they have a chance, so keeping all doors completely closed is greatly appreciated in more ways than one. We don’t need or want any rodents in the cabin, game room, or porch bathroom at all. Please do not open the upstairs windows at all. •Accidents: We understand accidents happen, and ask that our guests to PLEASE let us know if anything at all gets broken, etc. Thank you! •Outdoor Shower and Porch Sink: During the colder months, we do unhook the water to the outdoor shower, and porch sink due to possibly freezing. •Hot Tub: You will want to turn the hot tub temp up 30-45 minutes before getting in, depending on the temp outside (the colder it is, the longer it takes to heat). Jets: press once for low, twice for high, and three times for off. Please make sure to turn the temp back down to what it originally was set at after each use. Thank you! We do have chlorine dispenser in the hot tub, please don’t open it. •Bugs and Wildlife: We do have wasps all around the cabin, as well as other bugs. But, please keep in mind we do live out in the middle of the woods. We do keep bug spray for human use on the top shelf, in the linen closet if needed. You’re welcome to bring your own as well. We have tiki torches around the fire pit, and around the deck as well. Please be cautious of snakes that might be in the area. Unfortunately, we do have them, and we do have other wild life ALL around us, as well as other insects. •Shoes: To help keep the dirt level down inside the cabin, we ask that our guests please remove shoes with mud/dirt on them at the door, and not wear shoes inside the cabin. Please do NOT eat in the living room. We don’t want accidental spills, stains, and food on the couches, and the rug. Unless you would like to be charged extra. Thank you for your understanding! We just ask all of our guests to please clean up after themselves, just please be respectful and tidy up. We do work very hard to keep our place in immaculate condition (inside and out), and ask that our guests not throw any trash, and cigarette butts on the ground anywhere on the property. We provide trash cans, and buckets outside (for cigarette butts) at the cabin. Please do not throw away any trash or cigarette butts without placing it in a trash bag first, in the outside trash containers. Thank you!
