Guests will experience the beauty of the East texas trees at the lake and feel like they are outdoors! There is a large covered deck on the main floor with rope lighting and table and chairs to eat outside! The deck is accessible from every room! There is a large staircase leading down to the lake bluff, Private Hot Tub, private Boat Dock and fire pit area! The main floor has an open kitchen/dining living area with plenty of seating for everyone! New stainless steel kitchen appliances to prepare your favorite meals and entertain a group! Each bedroom has its own full size private bathroom. The oversized bedroom upstairs can be locked for complete privacy! It has a mini kitchen and keurig coffee and it’s own private deck overlooking the lake! Also has a private luxury bathroom with a double vanity and beautiful soaker tub. A huge walk-in shower with natural lighting and room for 2! STRICT NO PET POLICY: Due to the all wood construction and the owner’s severe skin allergies, we are unable to allow animals of any kind. We personally handle most cleaning and laundry, so we truly cannot make exceptions. We appreciate your understanding, and there are several great pet-friendly options nearby if needed. RENTAL AGREEMENT: Our waterfront insurance requires a signed rental agreement. Please provide an accurate email address at the time of booking so we can send this over for completion. Our luxury cottage sits on a high bluff overlooking the lake, offering beautiful sunset views. Because the shoreline is natural, there is no fence or railing and there is a significant drop-off to the lake below. The lake is rocky and shallow in this area, which can be hazardous. For this reason, we do not recommend the property for young children, and ALL CHILDREN AND TEENS MUST BE SUPERVISED AT ALL TIMES! We are located in a peaceful, wooded waterfront setting and have chosen to preserve the natural Texas landscape. This means you may see a variety of wildlife during your stay, including bald eagles, deer, foxes, rabbits, raccoons, roadrunners, snakes (both venomous and non-venomous), and many types of birds and fish. As part of lake life, you’ll also encounter insects such as ants, spiders, chiggers, and lake bugs (mayflies). These are harmless but are attracted to lights and can gather in large numbers at night. To help keep them outside, please avoid leaving exterior lights on overnight and keep doors closed, especially after dark. Some spider webs on porches and the dock are normal and expected in this natural setting. We do have regular pest control inside the home, but open doors can allow bugs to enter. There is a large cell tower nearby, and the guy wires extend onto the property. The upside is that all major carriers—Verizon, AT&T, and T-Mobile—have excellent service here. The City of Tyler water intake station is also nearby and visible from the back of the property. The driveway is a paved blacktop road but is quite steep, so please drive carefully. The home is situated on a hill with uneven ground throughout, and the back deck includes a large staircase leading down to the fire pit, grill, and lake area. Because of this terrain, the property is not suitable for guests with limited mobility or service animal needs. It’s a great fit for guests who enjoy a more natural, outdoor setting with a bit of adventure. NO FIREWORKS allowed at any time from the boat dock or on the property. If you’re planning to bring a boat, please check with us in advance. We keep our personal boats in the slips, but we may be able to offer a slip for an additional fee depending on size and availability. Cleats are available for tie-up, depending on size and prior permission from us. Please note we do not offer trailer parking or a boat launch. The nearest launch is The Marina at the Villages, about 5 minutes away. For convenience, Brookshire’s Grocery and Whataburger are located about a mile away for quick meals and essentials.
