Situated 2 minutes from the I35 highway for easy access to all that Dallas-Fort Worth has to offer. Centrally located just outside of downtown, you'll have the best of both worlds - peace and quiet while still being close to all the action. The space -- PETS -- Please let us know if you plan on bringing your furry friend! We love pets and consider them family though we do ask that you adhere to our furry friend rules. -Animals are not allowed on the furniture or beds. -Animals must be crated if no one is home. -Please pick up after your pet, indoors and out. NOTE - there is an additional pet fee of $80 due to the additional cleaning required by our professional cleaning to get it ready for the next set of guests. If you do not notify us in advance, the fee will be doubled. Please do not disconnect the doorbell camera or the receiver for any reason. If you are uncomfortable with front door monitoring, which is the only camera on the property, please let us know in advance and we can work something out. There is a $200 fine if we need to send someone out to reconnect it for any reason. -- MAIN ENTRANCE -- Access the property 24/7 using a convenient keyless entry. Your code will be sent to you before your arrival. Early Check-In/ Late Check-Out: If available & if requested 12 hours in advance, extensions may be accommodated. 2 HR extension max. ** Unapproved extensions are subject to late check-out fees of $50/per hour (or any portion thereof). Any unapproved late check-outs of over 2 hours are subject to the penalty of an additional night's stay of their highest nightly rate. If the unapproved check-out causes a delay for the next guest, you will be charged $100 as compensation to the new guest, in addition to the penalty. -- WORK REMOTELY -- We are right in the city with several coffee shops within 5 minutes. We also have 400+ mb/s wifi throughout the entire space! -- SLEEP -- Master bedroom - 14-inch queen-size memory foam mattress Secondary bedroom - 12-inch full-size memory foam mattress (74"L x 52"W x 12"T) Living room - comfortable sofa with pull out queen-size mattress -- OFFICE IN BEDROOM -- Nice large comfortable writing desk with built-in USB ports. Desk lamp for late-night work. Comfortable office chair. -- KITCHEN -- The fully equipped, spacious kitchen comes with electric stove, a microwave, an oven, a full-sized fridge, pots & pans, 6-person set of dishes, salt & pepper, oil, and a full coffee bar. Make sure to bring your own preferred condiments and seasoning just in case! The coffee bar comes with a Kcup brewer and selection of coffee, sugar, Splenda, and cream. -- ENTERTAINMENT-- The living room comes equipped with a 4K 55-inch smart TV that you can chrome-cast to any app for streaming you wish to use once logged into the wifi. -- BATHROOM -- We provide fresh towels, shampoo + conditioner, body wash, and hand soap. -- CLEANING SUPPLIES-- Comes equipped with a washer & dryer, along with detergent and dryer sheets.
