"Le Rabiouze" gîte for 15 people with 22 beds. Old farmhouse (sheepfold) of 340 m2 renovated while retaining the original character, put into service in 2023. Exceptional view of the mountains. 4-star gîte, eco-label and tourism & disability label. The space 4-star "Le Rabiouze" gîte – 15 people (sleeps 22) Group gîte "Ecogîte" (Ecological) label and "Tourism and Disability – Visual, Hearing, Mental" label, the engine part was managed on the ground floor. The gîte has an area of 340 m². Gîte in the heart of the "Le Suc" area, located in the municipality of Arlempdes (Arlempdes has been classified as one of the most beautiful villages in France) in the south of Auvergne and a few kilometers from Ardèche and Lozère. Altitude: 930 meters. We have carefully renovated an old farmhouse dating back to 1798, respecting the original character. This gîte obtained the "Eco-gîte" (ecological) label in xx 2023, as well as the "Tourisme et Handicap" label in xx 2023 (visual, auditory, mental, motor). We have addressed motor disability only on the ground floor. Capacity . 15 people (sleeps 22). Kitchen "open" to the dining area and overlooking a terrace in "calades" (paving in flat stones), fully equipped kitchen: 5-burner gas stove (piano type 90 cm) with electric oven, dishwasher, washing machine, refrigerator, microwave..., . Dining area, with a very large metal structure table with 5-meter wooden top, in an area open to the living room and kitchen, overlooking two terraces in calades (one north side and one south side). . Historic This project, for my brother and for myself, was particularly close to our hearts because it is our childhood village where we worked with our parents on the farm. This building was a farm that housed the homes of farming families with their animals and fodder. During our childhood, this building was used to store potatoes (in the underground cellar), cereals (wheat, barley, lentils), fodder (hay & straw), and there was an area reserved for lambs. This renovation was also a way to preserve this family heritage by contributing to the dynamism of our childhood town. Our project was to beautifully rehabilitate this old farmhouse while preserving the existing and local character as much as possible (the barn entrance, the masonry stone facades, the old fireplace, the round beams, the roof structure with the struts, etc.) and then rent it and/or use it for our vacations as well. Our natural tendency has been to preserve the planet, and the new "eco-friendly" label immediately appealed to and inspired us, despite the related constraints. The same was true for the "tourism and disability" label. In the center of the village, the drinking trough where cows and sheep came to drink. This water comes from the surrounding hills. The village has maintained the drinking trough and the washhouse, even though they are hardly used anymore. Until the 1980s, the women of the village came to wash the laundry in the washhouse with wooden "benches" where they knelt to work. It was also a moment of conviviality that made it possible to maintain the links between neighbors. Le Suc is a hamlet of about ten houses. Only one family of farmers is currently present and cultivates the surrounding land. In the 1990s, there were still 3 farming families who shared the land of this hamlet (including ours). The "La Méjeanne" river flows below and feeds the Loire a few kilometers from Suc. It is a peaceful place where it is nice to rest, or even for sports enthusiasts to go hiking (easy or difficult trails depending on your choice) to discover the different landscapes or go fishing. The surroundings are meadows, cultivated fields and on the Southeast side, forests extend into a landscape of ravines and "semi" mountains (Alt. 1000 m). A plot of land, in the Northeast, in the shade of the strong summer heat, has been landscaped and made easily accessible from inside the house via a door that was created. This hamlet is located 2 kilometers from the Village of Arlempdes, classified as one of the most beautiful villages in France, a village renowned for housing the first fortified castle on the Loire. Town Hall: Arlempdes (2 km) For this renovation, we have carried out this construction: 1) In a spirit of limiting our environmental footprint with the desire to obtain the "Ecogîte" label: a) Mastery of the original character - Maximum preservation of the original architecture of this building for perfect integration into its environment and site, - Conservation of ancestral methods (for example for joining facades). b) Control of energy consumption - "Sustainable development, renewable energy" heating such as heat pump, And electricity production via PV panels installed on the roof (Photo-voltaic) - "White" materials with a 50% minimum A energy label, (Everything was chosen with a minimum A), - Super reinforced insulation, c) Control of water consumption - Mixer taps equipped with aerators to reduce consumption by 30 to 50%, - All toilets with dual flow, 3 and 6 liters, d) Waste management through selective sorting - A composting area will be used in the vegetable garden in the immediate vicinity, - 4 Bins: Glass / Plastic (clean), cardboard and paper / Other waste / Hazardous waste (batteries) e) Control of the quality and origin of the materials used + Local crafts - Maximum use of local and healthy raw materials: Local wood species for carpentry, floors and roofing (wood supplied from our forests), local stones (including added cut stones), - Sound insulation has been taken into account by a double skin with intermediate insulation between floors, - Water-based paints, - Support for the local artisanal sector: mason, carpenter, plumber, heating engineer, plasterer, painters, electrician, tilers, etc., f) Controlling disturbances - No noise pollution:.
