Welcome to Casa Perla! Modern, and luxurious 2 bedroom/ 2 full Bath suite on 1st Floor of Stunning Pool House! Incredible and ultra safe gated pocket of Ocean Park. 5 minute walk to gorgeous Ocean Park beach, minutes to restaurants/ night life in action packed Condado, Calle Loiza, and La Placita. Under 10 minutes to SJU airport! Beautiful pool and lounge area includes, outdoor shower, lounge chairs and picnic tables. The space Entire property consists of 5 separate suites. This listing is for one suite only (Suite #1), however, if you need additional suites or the entire place for your friends, family or a business off-site, this can be arranged. Our property is brand new construction and includes amongst its various amenities, fiber optic super high speed WIFI, air conditioning in all bedrooms and living/kitchen/dining areas, hot water, industrial back-up Generator system in case of power loss ( as of May 2024), large water cisterns (this is a water tank back-up system, in case water service is interrupted on the island). Suite #1 is located on the 1st floor and accommodates up to 8 guests as follows: - Bedroom 1 has one (1) King Bed and a full bathroom in suite- sleeps 2 - Bedroom 2 currently has 2 Queen Beds and 1 full bathroom Optional: Air queen mattress is available upon request at least 24 hours in advance and pay the $75 fee, we can provide a very high quality, one touch button, air queen mattress for suite #1. Guest Capacity Summary – Suite #1 Standard Capacity 6 guests With Air Mattress 8 guests Solo Sleepers (1 per bed) 3 beds + 1 air = 4 individual guests Our Kitchen - Fully equipped with essentials: cooking basics, stove & oven, refrigerator, microwave, toaster, blender, coffee maker, plate ware, glassware, utensils and cutlery Pool Area - The pool is available for the enjoyment of all guest on the property, it is shared with the other suites on the property. - Pool area includes lounge chairs, picnic table, outdoor shower, pool and bathroom. Common pool ( pool is shared with other suites ) area is on the outside of property; there are lounge chairs, picnic table & umbrella where you can sit, relax and enjoy the outdoors. There is also a barbecue grill. Pool area also has its own bathroom and outdoor shower. Please, note that at the time of your visit, other guests may be staying at the top floor apartment units. The swimming pool is a common (shared) space, which all guests in the property are welcome to enjoy. Guest access All registered guests have full access to the Pool area, picnic area, and exterior premises on the 1st floor. Rooftop Access: Please note this is suite #5, and this area is private to guests registered for Suite#5 (rooftop) The property is located in the Ocean Park vicinity of Santa Teresita. Santa Teresita is a gated community with an officer on call 24/7 as private security. Guests with car must enter through the security gate and identify that they are staying at our McLeary property. Guests that are walking must also use the security gate entrance that has a guard 24/7. Other things to note Quiet Hours: Our property is in a residential community. Of course, we want you and your friends/family to have an incredible time; however, quiet hours must be observed between 10pm and 8am on the property, in particular if you are outside. Each unit has a Smart TV in your living area. You must have your own streaming account (such as Netflix) as we do not provide local cable service. We provide one bathing towel per guest. We do not offer hotel-like towel service. Beach/pool towels are not included. There is a $25 per towel replacement fee for all bath towels taken to the beach. We do not provide make up, or body washing towels. We are proud to inform you that our property is solar sustainable, utilizing solar panels for hot water. While this eco-friendly feature allows us to minimize our environmental footprint, we want to ensure you have a comfortable stay. Please note that due to the nature of solar heating, the availability and temperature of hot water may fluctuate, especially during periods of high demand, such as when multiple showers are taken consecutively or during rainy weather or unsunny days. We provide starter toilet paper, shampoo, conditioner, and body wash. The cleaning fee covers typical cleaning of property. We ask that our guests clean up any excessive mess. Additional deep cleaning will incur a $150 fee charged through Airbnb Resolution Center. We have a strict Check-in/Check-out policy. This is necessary to create a clean and healthy experience for all guests. Late check-outs may be possible (not guaranteed) and subject to an additional $50 per hour or the cost of an additional night, whichever is less. Late checkouts must be requested in advance, are subject to availability and must be approved 24 hours prior. We may allow pets but must be approved by the host in writing first. A $500 fee will be applied for a violation of this policy. Guests must agree with the Pet Policy, which will be sent upon request. The Pet fee is $175; any amount not charged upfront by Airbnb, will be billed to guest via an Airbnb "Money Request". We have a strict No Smoking policy. Guests can smoke in the outdoor spaces (but you must pick up after yourself please), but not inside the property. A $300 fee will be charged for odor removal services. Celebrations/Parties: Must be disclosed to us on the Airbnb platform and require approval from us in writing via the Airbnb platform. A full inventory check is performed before and after every reservation. We understand that accidents happen, however, any broken/damaged item with a value greater than $15 will be charged through Airbnb Resolution Center. Commercial Filming and Photography: Any kind of commercial filming and/or photography must be arranged in writing via the Airbnb platform. No exceptions.
