Near I-75, a 12 min drive to UF, hospitals, shopping & more. 3rd bed is a luxury king air mattress. 3 pet max - minimal fee. No smoking/vaping inside. Diverse, active community. The price is reflective of the area's lack of curb appeal. The space A fully stocked townhouse (end unit attached of a quadraplex). Two large bedrooms upstairs with comfy queen beds, dressers, desks & ergonomic chairs in each. A fully equipped kitchen, 1 full bathroom with tub & shower in between the rooms, a half bathroom downstairs. The 3rd bed is a luxury king air mattress (that auto-inflates) - plus all linens & pillows provided). The air mattress (3rd bed) is located in the coat closet on the 1st floor for guests who choose to use it. Unit is carpeted on staircase only, has tile and laminate wood flooring throughout. Full use of private laundry room and privacy-fenced back yard with firepit, picnic table, charcoal grill and lawn chairs. Parking area abuts with neighboring unit's parking, but always ample space to accommodate 2 vehicles. Located in the tower community and less than 12 minute drive to everything: UF, hospitals, grocery, celebration pointe, Santa Fe College, Ben Hill Griffin Stadium, Exactech Arena/Stephen C. O' Connell Center, I-75, etc. Active & diverse community. This townhouse is in a neighborhood, not a luxury vacation site & not in a private or secluded location. Guest access Full access to the entire house, laundry room & privacy fenced back yard. 1 locked utility closet in living room is not accessible to guests. Self check-in via smart lock. External cameras with motion censored lighting & recording of short audio & video clips are positioned at the front & rear entrances only to support check-in process and service appointments. Lawn chairs, picnic table, charcoal grill, & firepit available for use - must supply your own charcoals & detergent. Free Parking in front - 2 vehicles. Spaces abuts with neighboring unit's parking area, but sufficient space for two vehicles when parked as directed. Curbside parking available in the community on first come, first served basis and is used frequently. Leave adequate space for ingress and egress and do not block driveways. Other things to note To get you started and allow you to travel lighter, a generous but limited supply of many basics are provided: salt, pepper, cooking oil, coffee, sugar, creamer, bottled water, lots of snacks, etc. This kitchen is equipped with everything you'll need and more including an air fryer, blender, toaster, hot water kettle, Keurig (& coffee pods) and regular coffee pot (instant coffee). Generous supply of bathroom tissue, paper towels, body wash (soap), shampoo & conditioner to get you going. Iron, hair dryer and ironing board, fans & charging station provided. Unit is professionally cleaned & checked before every stay. A limited supply of personal cleaning and sanitizing supplies are also available on site for those who desire to use them. Location is covered regularly by Florida Pest Control service. Location is tested and approved by a traveling healthcare professional, a gamer and sports fans. The townhome is in great condition and well kept inside and out. We allow three pets (dogs or cats only) for a minimal non-refundable per pet fee. We provide disposal bags and pooper scooper to satisfy our requests to keep the yard clean & free of solid waste. The home is on the edge of the Tower community, in an "up & coming" neighborhood. It is multi-cultural & diverse in all respects (occupied by locals, students, families & professionals). Neighborhood contains both rentals and privately-owned units. If there is a downside, it is the current lack of curb appeal as many do not give necessary attention to caring for their property. Garbage bins left along streets, total neglect and non-repair of some properties, debris in some yards (eye-sores). Aside from this which we can not control, you'll have everything you'll need and more. Most importantly the area is safe, the unit is comfortable, clean, & fully equipped (with extras). It's the most affordable place that is central and less than 15 minute drive to everything you need, and all that you'll love about Gainesville. Members of the community actively mill about and congregate in their front or back yards, but there has never been a safety issue with us or any of our guests. As we would in any new or unfamiliar environment, we advise our guests to remain cautious of your surroundings, keep valuables out of plain sight in vehicles and keep doors and windows locked when away.
