Great neighborhood next to FM517. I have always felt safe in this neighborhood and still enjoy my time at this house. Turning it into a vacation rental has been fun, and I look forward to you using it as your vacation getaway. Your home away from home. :) Each bedroom is themed to match my Texas roots. Come stay here and enjoy your holiday! The space This home is situated on a half acre. It has a large main bedroom with an onsuite bath and including a spa tub and updated shower. New flooring has been installed in the main bedroom and bath. Two more bedrooms have been updated with new flooring and have queen beds, another full bathroom and half bath, spacious family room and huge kitchen space. Everything is sanitized, steamed and thoroughly cleaned after each guests stay. I steam clean the LVR carpets 2 times per year for allergens, dust and stains. This neighborhood is very safe, as I lived here for 15 years prior to moving. The next door neighbor is sweet and keeps an eye on the house. You’ll love this area. A total of 4 tv’s in the home. There are 2 Rokus and one Prime stick connected to tvs in the bedrooms. Please put them back if you move them. Let me know if you have any trouble hooking them up. There is a $100.00 fee for any stick missing. A charcoal bbq pit has been added. It is only available upon request. Foil needs to be thrown away at the end of your stay. Please clean the bbq pit. You provide the charcoal. This home has Xfinity WIFI and it is very fast. I have an Wifi extenders in the kitchen. You might find and extra wifi on the search bar when looking for it. Guest access ✅ Government ID’s are needed to stay in my home. Please text me of all the adults staying in the home after the booking is accepted. ID’s are needed before the passcode is given out. Only send ID’s of adults 18 or older. Thanks in advance. ✅A $500.00 refundable security deposit will be collected for all guest with 0 reviews or below a 5 star review. It will need to be remitted 10 days before check in and returned to you after we have cleaned the home. ✅You can self check into the home. Keypad info will be sent by text on the day of arrival. I often meet guests for a quick tour of the home. :) The front and back yards are for your enjoyment. Large back porch is great for evening stargazing or morning coffee. ❌ Large warehouse on property is NOT included in the rental. I might need to access it during your visit. If I do stop by I will not bother you ... if you want to chat, come say hi. :) Other things to note TRASH: use large brown container. RECYCLE: use blue container. Please Note my House Rules: ✅ We will get along fabulously if you can let me know of any changes to your reservation, ie; any extra services you might need, damages that occur before your check out, guests coming over, etc.) These rules below are due to prior guests breaking Airbnb rules. (if you are celebrating an anniversary, birthday, or wedding.....NO CANDLES, GLITTER,BANNERS OR TAPE ON MY WALLS) PLEASE celebrate without these items. ❌ No additional guests without my prior knowledge. Only 6 people can fit into this home. NO extra guests allowed on premises. If you book 5 ppl, then only the 5 are allowed on property. This house can sleep 6 comfortably. For more than 6 people, the fee is 50.00 per person per night. You will need to pay at time of booking. Any extra guests showing up without prior notice will result in an instant cancellation of the booking without refund. Each extra guest needs prior approval. Immediate cancellation without refund will be executed if necessary. Just let me know and we can work out a solution in any situation. :) ❌No animals on the premises without MY PERMISSION PLEASE. Due my severe allergies I do not allow animals or pets of any kind. If any animal is brought onto the property, a fee of $500.00 USD shall be remitted. Any animal is a violation of my “no pet policy”. (Loss of deposit and immediate eviction without refund will occur). 🚫 NO SMOKING/VAPING/WEED INSIDE HOME (You will forfeit your deposit $500.00) if you do, you will be asked to leave without refund. ✅ smoking is allowed outside. I have an outdoor space for smoking. It is an orange colored planter filled with sand. Please use it during your stay, and clean out before you leave. This is the only area to smoke. There is a $500.00 fee for any evidence of smoking in the home. There is a $25.00 tobacco cleaning fee as well. Thanks so much. *No hair dying. *No washing vehicles or towables of any kind *Rinse off feet and chairs outside after going to the beach *No wet towels on carpet, beds or furniture. *No sleeping on the couches. *No bleach allowed inside home. If you need a cleaning agent, I will be happy to leave you the a hospital grade sanitizer we use. Several bottles are under the cabinets. *Not suitable for kids under 10 yrs old. KITCHEN: NO Grease in sink. DO NOT pour hot grease in the trash!!! Wash your dishes before you leave. If you cook- clean up your mess, If you spill on floor- clean up carpet with RESOLVE under sink. If your kids make a mess - clean up after them, Do not allow small children to eat on the couches. Please eat only where there is tile in the kitchen area. No food in bedrooms. Tnx in advance. **** Both showers have squeegees, they help keep the water spots off the glass. **** If for some reason you do not have hot water: To turn on the hot water: In the hallway there are two switches on the left wall. The first is a light switch and the 2nd is for the water heater. Flip up for on and down for off. **** Spa tub users: please make sure water is above the jet holes before turning on. NO OIL in tub please. Please clean up afterwards by cleaning all rings from the tub, and wiping all top areas for water. ( Tnx) If you book for more than 1 week, an extra cleaning fee of $ 115.00 / week will apply for each cleaning. This will include change of sheets, washing towels, vacuuming and cleaning all areas of the house. This service needs to be paid at time of booking. We will work out a schedule later. Thanks so much. *No refunds for power outages. *No refunds for increment weather. *No refunds for any bugs or crawling things... this is the south, sometimes critters get into the home through open doors etc. fyi: we have pest control come monthly. 😊 Air conditioner: this Airconditioner could freeze up at low temperatures. Typically, the Airconditioner works best if the temps are kept in between 20 degrees from the outside air. If the Airconditioner freezes bc you lowered the temperature ( all recorded on the nest app) you will be responsible for all repairs due to freezing the unit. *Check out time is 11:00 am. If you do not have written permission for any other check out time, you will be considered late. Late fees start at 11:00 and are $50.00 per hour. At 12:00 pm if your items are still in the home, they will be packed up and put aside so our cleaning crew can get inside and clean. Starting at 3pm, if you have not picked up your items by 2:00 pm, you will be charged for that days rental price, plus the additional $50.00/hour fee and $50.00 inconvenience fee. This is a standard Airbnb practice. If you cancel reservation and are still on the property at 11 am, the rate of the day will be charged in addition to late charges. No exceptions. * there will be a charge of $125.00/ hour for any bio hazard cleanup including throw up, urine, blood, and any other related body fluids.
