The room is fully furnished: 1 double bed, 1 single bed/sofa, wardrobe, desk and chairs. Large bay window onto a front garden & a quiet street. Use of bathroom and living space is shared. The toilet is separated from the bathroom. Property is in good condition. This room is also available as a regular Monday to Friday rental if you have to commute to Manchester. NB - the room is not suitable as office space, for home working and daytime business. Other things to note The house is a relaxed place, it is opened to people coming from all horizons and backgrounds. It is located in a multicultural, safe and friendly area. I live in this house with my 2 (well trained) dogs and 1 large room is rented with airbnb, so I expect guests to treat the space with respect to make it feel like a home to all people who enter the house (my friends and my neighbours too). I am grateful if you can adhere to the following rules and ask me if you need something specific prior to booking. 1 - First thing first, your arrival, check-in time is before 7PM (non negotiable) and checkout is by 11AM (negotiable). Let us know your arrival time when booking so we can make sure there is someone at home then. 2 - Confirm you are comfortable around large dogs (they live indoors, downstairs and are not allowed upstairs were bathroom, toilets and bedrooms are situated). 3 - You can come back home anytime you want in the evening but after 10.30pm no noisy activity (TV, talking loudly, slamming doors, having a shower). 4 - No guests other than people booked via Airbnb, the security of our home is very important. Also no third party booking (when you use your account to book for someone else). Only "Rbnb verified" guests with positive reviews. (search VERIFIED on the site for more info) 5 - Please take shoes off in the house (we can provide sleepers). 6 - Kitchen (vegetarian food only - (no meat or fish) - milk, eggs and cheese ok)- Use of kettle for hot water and microwave for snacks/pizzas, you can prepare salads and sandwiches. You will be given space in the fridge and in the cupboard to store food. No access to oven or hobs and no cooking/baking allowed. No use of electric appliances other than what is provided in the kitchen. Help yourself to tea and coffee in the morning. The house is also vegetarian, we ask guest not to bring non vegetarian food in the house. Take away/Cooked food must be eaten in the kitchen, not in bedrooms to avoid food smells. You can consume tea, coffee, fruits and biscuits in your bedroom. 7 - Bathroom - shampoo and body wash, bath towels and hairdryer provided. Please only use the shower before 10.30 PM and be considerate with your time (10 mins shower). If someone is using the shower then please do not use the water in the kitchen until they are finished. 8 - General rules No smoking in the house or outside. Use of the washing machine for up to 2 washing machines per week. Strictly no hand washing allowed. 9 - No parcel delivery (food/luggage/recorded delivery or parcel) to this address. If you need to receive a parcel or recorded delivery we will give you the address of the local post office (less than 5 minutes walk from the house) where you can have your parcels sent and pick them up.
