This gorgeous house sleeps eight with three beds (king, queen and twin trundle) and a large comfortable sectional or lots of living room floor space for an air mattress- and two full bathrooms. Fully equipped kitchen with stainless steel appliances, dishwasher, microwave, drip & single cup Keurig coffee maker, full size washer and dryer and smart TVs. Located in the heart of Jamaica Beach. Perfect for family vacations, fishing trips, or a relaxing weekend away. This charming home is the perfect location for your vacation! From the open and spacious living room and kitchen to the amazing covered outdoor space perfect for lounging or grilling - and a fabulous enclosed outdoor shower perfect for rinsing off after a day at the beach. Weather event cancellations - eligible for refunds when weather or conditions result in a mandatory evacuation order or large-scale outage of essential utilities. Note June through November is considered high storm and hurricane potential season. Travel insurance is recommended - although ensure you are aware of covered conditions. OCCUPANCY and PARKING - For a comfortable stay and in accordance with our house rules, the home accommodates up to 5 adults (18+) maximum - up to 8 total guests when including children. We aim to keep the home affordable for smaller groups. Therefore, there is an additional charge of $25 per night for each guest beyond 6 (regardless of age) and applies to the entire reservation. Please ensure your guest count is accurate when booking. Exceeding the property maximum will result in eviction without a refund. Maximum combined guests and visitors during the day is 10 including children. Parking available for four vehicles. PETS - Fully house-trained adult dogs are allowed to a max of two and max 60 lbs each - no exceptions. $60 per dog per stay. We ask that pets stay off all furniture, are cleaned up after (doggie bags provided) and are in a kennel if left alone inside the home. Only dogs are allowed - no other types of pets. An additional fee of $100 per pet in addition to the standard pet fee will be charged and/or eviction without a refund for undisclosed pets. Service Dogs - Texas House Bill 4164 penalties for falsely representing an animal as a service animal is a misdemeanor punishable by up to a $1000 fine and 30 hours of community service. Guests must be at least 25 years old to book, able to provide government issued photo ID, and have completed the verification process on Airbnb, OR have at least one 5-star guest review. NO third-party bookings permitted. The primary guest that books must be at the home for all the nights. ADDITIONAL FEES An additional fee of $200 will be charged for smoking anywhere inside the house.
