The space Welcome to Huxley House. : This recently remodeled home with a pool, jacuzzi, and spacious outdoor area with propane BBQ grill, multiple decks and plenty of outdoor seating and lounging areas. Modern updated kitchen with granite counter tops, a large dining table for eight. All cooking and serving tools are stocked. Stylish and comfortable furnishings & large bathrooms. Large HDTV & High Speed WiFi. The four biggest attractions here are: 1. The amazing indoor/outdoor living experience. The house flows outside to the decks and spa area with uninterupted access to both. 2. A remarkable international art collection with large format photos, oils, water colors, acrylics, sculptures, and African masks. It's like living in an art gallery. 3. Extremely close proximity to Griffith Park (Great hiking trails, and horseback riding), the L.A. zoo, the Griffith park observatory, the Greek Theater, the Gene Autry Museum, and golf courses. Ten Minutes to Universal studios. Fifteen minutes to the Hollywood Bowl. 4. Convenient access to World Cup venues, Sofi Stadium, The Rose Bowl, Dodger Stadium, and Disney Land. 5. Close proximity to 5 highways making all of Southern California accessible to you with ease. This is a smoke free environment Guest access Owner lives on property. Guest have access to the entire house with the exception of areas marked private/restricted. The guest house is not included in this listing. Parking: This listing includes one free parking space in the driveway. There is plenty of 24/7 free, unrestricted parking on Huxley street, Griffith Park Blvd, and Lambeth street. Other things to note Our goal is to provide you with a relaxing spa experience. There is a refreshing unheated pool (the pool can be heated for an additional fee), jacuzzi, and outdoor shower with a half bath. There is a gazebo with a fire pit and propane grill. This is not a corporate rental or an HDTV property. While this is a short -term rental to you. This is my home. I have lived here since 1998. Like any lived in, family home, built in the 1950s, this home has character. The house is designed to highlight two features: 1. The indoor-outdoor living experience: Everything about the design is to facilitate seamless movement between the inside spaces and the outside spaces, and a nice flow of air throughout the house. 2. Highlight the art. I've been collecting art from all over the world for nearly 50 years. There are oils, acrylics, water colors, lithographs, numbered prints, sculptures, and primitive pieces from Africa, Asia, Europe, South America, Central America, Cuba, and of course U.S. based artists from all genres. All the art is original. Most of it is one of a kind and irreplaceable. Every piece has a story. Think of the listing as "a private art gallery" meets "private spa". Main House: Bathrooms: The main house has 3.5 bathrooms. A. The master bedroom has a claw foot tub with a hand held shower. B. There is a second bathroom on the second floor with a tub and shower. C. The third full bath is on the first floor. It has a shower, but no tub. D. The first floor bedroom has an ensuite 1/2 bathroom as well. Kitchen There is a fully stocked kitchen with granite counter tops, upscale appliances, convection/microwave, double ovens, refrigerator, and freezer. The kitchen has three sinks. Dining room The dining room has a table that can seat 8, a breakfast bar, coffee makers (Keurig, French press, drip coffee maker), and tea kettle. Plates, flatware, and bowls are on the sideboard. Placemats are under the cereal bar (help yourself). Drinking glasses are on the counter next to the sink. A limited number of Wine glasses are above the island sink between the kitchen and dining room (the first door only. Wine glasses should be hand washed to prevent breakage in the dishwasher. Living Room The Living room has a double height ceiling with chandelier. The den has a flat screen TV with apple TV. Pets: One dog is allowed (for a fee of $10.00 per night). Dogs are not allowed on the furniture, especially the Beds. Dogs must be walked off property. Dogs are not allowed to roam unleashed on the property. Owners are responsible for any breakage caused by thier pet. Noise: Los Angeles has a strict noise ordinance for short term rentals. and a prohibition on "party houses". This is a residential neighborhood. We ask our guests to respect our neighbors. You may be on holiday. Our neighbors are not. This is the Oasis you come back to after the party, or to stay in instead of going to the party. This is NOT the place to have the party. If you are looking to relax, this is the perfect place for you. If you are looking to have a party or a loud time, you probably would be happier staying somewhere else. The pool is unheated. It can be heated, if you like, for an extra fee ($150.00 per day with a two-day minimum). The controls for jacuzzi are located on the wall between the jacuzzi and the outdoor shower. It takes about 20 minutes for the jacuzzi to heat up. There is also a half bath and outdoor shower near the jacuzzi. There are beach towels by the jacuzzi. The jacuzzi should not be used after 10:00 pm QUIET HOURS ARE FROM 10:00 PM UNTIL 7:00 AM. QUIET HOURS MEANS NO OUTSIDE MUSIC AND NO LOUD CONVERSATION OUTSIDE. PLEASE BE RESPECTFUL OF OUR NEIGHBORS REGARDING LOUD MUSIC AND OTHER LOUD NOICES, PARTICULARLY NEAR THE GAZEBO AREA. Parking: One off street parking space comes with your reservation. There is plenty of free unrestricted 24/7 street parking available on Huxley street, Lambeth street, and Griffith Park Blvd. Security: For your safety and the protection of the property, all external gates have locks on them. There are monitored security cameras around the perimeter of the house and covering the backyard. 1. Camera One: Driveway monitors anyone coming or going from the front. There is also a ring doorbell. 2. Camera Two: Side deck covers anyone entering the property on the kitchen side of the house 3. Camera Three: Covers the entrance to the property near the jacuzzi. 4. Camera Four: covers the outside of the Guest house and anyone entering the property near the jacuzzi 5. Camera Five: covers anyone entering the property from the Gazebo side of the property. This side of the house is private. The property is patrolled by ADT. We also have a very engaged neighborhood watch and “Next Door” group. When leaving, please make sure all 1st floor doors are locked. No one from our team will enter the house during your stay without your knowledge and permission. There is a pool guy (Friday Morning) and a gardener (Wednesday afternoon). No one, other than registered guests are allowed on the property without previous written permission. Cleaning The entire house is thoroughly cleaned and disinfected before each reservation All hard surfaces are disinfected. All rooms are aired out after each reservation. The house keeper generally does an excellent job. We have worked together for a long time; but, we are all human. Please let us know if something is missed and we will address it as soon as possible. House Maintenance: I am very proud of my home and we work hard to stay up on maintenance, and provide you with the experience we describe in our listing, but things break and mistakes happen. Please let us know if you notice anything that might need our attention. -Please leave your shoes in the foyer -The Pool is cleaned once a week, generally on Friday. -The gardener comes Wednesdays or Thursdays. -Trash day is very early Thursday morning. I have someone who puts the trash out on Wednesday nights and returns the cans on Thursday night. Please put trash in the bins on Wednesday afternoon. -Please call us immediately if something breaks or appears not to be working properly during your stay. (We understand things break. Don't worry. Just let us know). The house is equiped with some smart and automatice features. Please do not unplug anything with out letting us know. GUEST RULES: -Everyone in your party must be registered. -No one other than registered guests and pre-approved visitors are allowed in the house at any time during your stay. -The names and a copy of a government issued identification must be provided for every registered guest prior to arrival. -In accordance with Los Angeles Count/city ordinances, no parties of any kind are allowed on the property. -This is a smoke free property. We are in a fire zone. No smoking of any kind is allowed inside the house, in the back yard or, on any of the decks. There is a designated smoking area outside the front door to the left in front of the kitchen. There is a table, ashtray, and chairs. -There are beach towels for the pool area. White bath towels are not allowed in the pool area. No glass of any kind is allowed in the pool area. -Please follow all the recycling instructions at the house. a) The trash can in the kitchen is for dirty trash (anything with food on it.) b) There are two recycle bins under the Island sink. This is for clean paper, cans, glass, and plastic). c) There is a blue recycle bin outside the front door. This bin is for clean recyclables only (glass, cans, plastic, and clean paper only). Black bin located in front of the garage is for dirty trash, food, etc. is for the . The green bin is for lawn clippings. Check-out procedures. a) Check out is 11:00 am at the latest (this allows us to clean and disinfect the house and allow time between guests. b) Wipe down all hard surfaces c) Put all used white towels in the hampers in each room. Please do not strip the beds. The house keeper will take care of that. d) Rinse all dirty dishes and load dishwasher. e) Wash and dry all pots and pans. Leave on countertop f) Wipe down stove top (Stove top should by wiped down after each use). g) Lock all first-floor doors. leave keys inside the plastic owl in the foyer. call/text me after you lock the door and before you leave the property.
