Stocked with a large kitchen, 2 fridges, appliances, fast Wi-Fi (fiber), laundry, coffee maker, gas grill, outdoor screen patio. Visit for work trips, hike, swim the springs, lakes, restaurants. Extra bunk bed room is off-limits and remains empty during your stay. Large kitchen, living room, balcony, screen patio, yard. Located off of South Lamar, you are within striking distance of almost everything in Austin, with the feel of a quiet sanctuary out in the country. Lush green views greet you in the morning from the huge upstairs balcony seating area, with a breakfast/brunch/coffee table. There is a spacious kitchen and a private bathroom. The home features multiple bathrooms on each level, a master balcony with a view of the Balcones fault, and a large screened-in downstairs outdoor patio. There is one room off limits, in the middle of the two bedrooms. This room contains bunk beds and is part of a larger listing. It remains unused and empty during your stay. There is a lot of space to have privacy with outdoor patio, large kitchen area, living room, dining area, upstairs bedrooms, and huge yard. The large yard comes with lawn games, grill, and seating areas. There are lots of little garden nooks to hang out. The backyard seating table is a little slanted, but there are plenty of other outdoor areas to sit, have a meal, and enjoy the weather. PETS Pets are NOT allowed, unless explicitly agreed upon by the host for an additional fee. CAMERAS This property is monitored by several cameras only at the exterior of the property. There are NO cameras inside the house. BEDROOM SETUP Note: Bedrooms are upstairs. Master Bedroom - King-sized cowboy bed, shower/tub in large bathroom with makeup area. Walk-in closet, french doors opening onto upstairs balcony with view and seating area. Ceiling fan in middle of the room. Seating area in corner with floor mirror. Stairs lead directly up to this master bedroom area (studio-style, but with a little more privacy) Queen Bedroom - Queen bed, comes with closet w/ clothes hangers, and directly across from a bathroom that is shared with bunk bed room. Bathroom has shower with sliding glass door. Also has french doors that open onto upstairs balcony with expansive view. Ceiling fan in the middle of the room to stay cool LIVING ROOM/KITCHEN/DINING AREA Living room is connected to the kitchen, kitchen bar, and dining area for a large open space. Lots of seating areas with dining table, couch, several chairs, and benches. The couch pulls out into a full bed. Additional sleeping cots or sleeping areas can be provided with advance notice. TV is 50 inch Samsung with Roku to connect to all your favorite streaming apps. A coffee table and coasters make this a TV area a cozy space to connect or watch a movie. You can also charge your phone on USB ports connected to the lights. Dining table can seat 8 people, but can be expanded to 10+ with extra chairs. UPSTAIRS BALCONY Dining/breakfast table can seat the entire group, as there are additional chairs and seating areas as well. Accessible from both bedrooms. DOWNSTAIRS FENCED-PATIO Coffee table and chairs and a working bath tub in case you want to cool off with an ice bath, relax, or rinse off after a long day exploring Austin. It also has lights and fans. On warm nights this is a great area to hang out outdoors and escape the bugs. YARD Front yard has lots of grassy areas for lawn games, hanging out in the sun. KITCHEN Stainless steel cooking set, all necessary cooking utensils, 2 refrigerators for extra drinks or food, lots of counter space for multiple cooks in the kitchen. Oven, microwave, dishwasher, gas stove, coffee machine, silverware, glasses, wine glasses, shot glasses, mugs, dishes, wine opener, bottle opener, toaster, lots of power outlets. BATHROOMS The Master bedroom has its own bathroom with walk-in closet and large vanity & mirrors. The other upstairs private bathroom for the Queen bedroom has a sliding glass door shower and cabinet area for personal items. Downstairs has 2 shared half bathrooms with toilet and sink. LAUNDRY Laundry room on fenced in patio has front-load washer/dryer and clothes hanging area. All laundry detergent and supplies are available. PARKING Covered parking in back of building is monitored by security cameras. 3 spaces are covered and a 4th is next to covered area, partially uncovered.
