The type of neighborhood this house is located is private & quiet. There is free parking at the house, and street parking is available but guests need to be cautious to NOT BLOCK driveway and walkway of neighboring homes. This home is intended to be an escape for family and friends to come enjoy peaceful relaxation and spend quality time with each other. If that's what you're coming to do, then this is the home you're looking for! GROUPS: The house can comfortably accommodate 15 guests. Additional fees for additional guests up to a max of 20 guest (accommodations would need to be brought ). CLEANING: After each reservation, the home is cleaned by a professional cleaning company and they clean to Covid-19 standards. The pool & spa are cleaned and serviced at least once per week. KITCHEN & DINING: The kitchen is fully stocked and ready for your traditional homemade meals. There are several dining areas so everyone can sit and eat comfortably together. With oven, a stove, and an outdoor grill, and fryer it will be easy to prepare enough food for large groups. There will be coffee, creamer, sugar/ sweetener, and cooking oils and spices in the house when you arrive. BEDROOMS & BATHROOMS: *NOTE - there are enough actual beds to sleep 15 guests. There are two queen size pillow top air mattresses stored in the closet that allow for up to 4 more guests. The master bedroom is on the first floor with spacious the master bathroom. You can go ahead and fight over who gets to claim this room with its amazing amenities. The four other bedrooms are on the second floor. Three bedrooms upstairs each have a queen size bed and one with a king size bed. All beds have brand new great quality memory foam mattresses, so amazing sleep is in on the agenda during your stay. On the first floor, there is the master bathroom, and then a guest bedroom. Each room is attached to a full private bathroom. Guest room bath has a shared entrance. Two half bath in the hallways on first floor and one available near the media room on second floor. All closets are off-limits in the bedrooms. LAUNDRY: The laundry room is stocked with detergent, bleach, fabric softener, and dryer sheets. There is also a clothes steamer and iron available to get the suit case wrinkles out of your clothes. BACKYARD: This is where the fun and true relaxation happens. Thepool with its negative edge water feature and hot tub that sits above it are just awesome. Outdoor seating, fire pit, and BBQ grill are available. Plenty of space to throw around a football and frisbee. OTHER AMENITIES: * High speed WiFi that easily allows for video calls even if everyone in the house is connected * Central Air & Heating (each area has its own thermostat) * Pool towel (located in laundry cabinet) POOL SAFETY: *PLEASE NOTE* There is no fencing or barriers between the house and the pool, so it is absolutely critical that parents & guardians stay mindful of their small children. Deepest depth is 6ft at the center and 3ft on the two sides of the pool. No diving is permitted. Guest access After booking and prior to arrival you will be provided with instructions on how to receive your access code. There is keyless entry into the house so no need to keep track of physical keys. You will be provided the access code with the check-in instructions. Other things to note *some areas of the home are locked and considered off-limits such as bedroom closets and garage. If there is a specific need for a space please send request. Additional rules Check-in and Check-out times: Check-in is after 4:00pm. Check-out is 11:00am prompt, unless late check out has been discussed and agreed upon in advance. Unapproved late checkout after 60 minutes e.g. check-out 12:00pm or later will be levied an additional $75 per hour fee. Quiet Hours: Guests need to be quiet and respectful to their neighbors by not making any excessive noise between the hours of 10:00pm - 8am per city ordinance. These quiet hours are strictly enforced. Parties: Parties are not allowed at this home. Only max of 20 guests are allowed to stay overnight (subject to additional guest fee). Large Gatherings are not allowed and we cannot make exceptions to this rule, even for "get togethers". If it is found that guests are attempting to hold a party here of any kind, their reservation will be result in additional charges. Damages to any parts of the house including wall, floor, lawn, etc. are subject to additional charges. Tours of the property are not available. Parking: There are plenty of parking at the property. House includes a gate and Porte cochère and space for parking in circle driveway. Additional parking available on street. Please avoid parking in front of neighbors driveway and footpath and ensure vehicles do not encroach on neighbors property or street parking availability. Not adhering to street parking rules will result in a complaint by neighbors. Garages are locked and off-limits. Smoking: Please note this property is strictly a Non-Smoking residence with no smoking permitted inside the property. Any guest found not adhering to this rule will be issued a $200 fee plus the cost of removing any smoke residue or damage to the property. Illicit Drugs or Activities: Strictly no illicit drugs or activities permitted on the property, and no excessive alcohol consumption. If it is discovered that guests are not adhering to this rule their reservation will be canceled without refund and will have to vacate the property. Pets: Please note that no pets are permitted in this property. Registered service animals are welcomed but documentation will need to be provided. Infant & Children Supervision: Be aware that the kitchen and bathroom cupboards contain cleaning products, such as antibacterial sprays, washing powder/singles, etc. and there are no child safety locks on these cupboards. Supervision of children is essential and is the sole responsibility of their parents or guardians. Pool Safety - Infant & Children Supervision: Please use caution when children are staying in the home as there is no safety barrier between the house and the pool after stepping outside the back door. It is the sole responsibility of the parents)/legal guardian to be mindful at all times of small children who cannot swim and make sure they are being properly supervised around the pool and hot tub. There is a lock on the back door that is high up on the door for parents to utilize in order to keep the kids inside and not be able to use the pool unsupervised. Trash: Please use garbage cans appropriately by taking trash out when full and not allowing to overflow. There is a large garbage bins on the side of the house, as well as a green recycling bin. Please help us as Hosts as well as the Airbnb community by not allowing any smelly trash to linger in the the home too long, and to take trash out regularly, along with recyclable items. Garbage day is Wednesday morning. If you happen to be staying at the house during that time I kindly ask that you help by rolling the garbage can out to the street to be collected. Please empty all trash into outside bins at the end of your stay. Cleaning: Please assist us by leaving the premises clean and tidy, with cutlery and cooking utensils washed and put away. If dishes are left in the dishwasher they need to have been scrubbed of any food/left overs and the dishwasher was started before checking out. Bedding is to be removed and left on the floor and towels left hanging in the bathrooms to dry. We ask for your help in preserving the cleanliness and quality of the property by cleaning up as you go. If the property is excessively messy/dirty and there is evidence that guests did not make any effort to pick up after themselves, any additional cost charged by the cleaners will be passed onto the guests Broken or Stolen Property: Guests will be responsible for any damaged or stolen property, as well as any loss incurred during the term of your occupancy. These are to be reported as soon as it occurs and replaced and/or paid for. Security cameras are located outside premises of the home. Inspections: The Owner can make an inspection of the premises upon demand. Lost & Forgotten Items: Before checking out, please do a thorough sweep of the property to ensure you are not leaving any personal items behind. Host cannot guarantee any items left in the property will be found and returned to you.
