A few important things first. *No check in after 9pm* No music. No pets Not suitable for children under 12. 2 person max. Now for the good stuff. Heated outside shower. You must bring your own towel. Fast Wi-Fi. Off grid yurt (no power or heat) at the base of the Guadalupe Mts. The yurt is 81 yards away from parking area. Water at the site for dishes. Drinking water. Fire pit and grill on site. (BRING YOUR OWN WOOD AND CHARCOAL). Real queen bed, fresh linens, and pillows. The space Reconnect with nature at this unforgettable escape. Off grid yurt located just minutes from a hikers paradise. The yurt is approximately 81 yards away from parking area on a well lit manicured path. Toted Dell City water at the site for dishes. 5 gallon drinking water. Picnic table and trash receptacle at the site. Fire pit and grill at the site (YOU MUST BRING YOUR OWN FIREWOOD AND CHARCOAL. WE DO NOT SELL IT.) Clean, nice composting toilet bathroom shared with one other site. Real queen bed, fresh linens, and pillows. 2 blankets and a comforter provided. Battery lights in and out. Excellent cell signal The space Off grid. (No power, no heat, bring a battery pack for your phone or charge in the car) No gas generators. Peaceful. Secluded. Amazing views. Guest access 42 acres of desert land. Other things to note. Fast starlink internet Wi-Fi Some folks lately have been surprised at how remote this location is. We are in the middle of nowhere. I want to make that very clear. That is actually the whole point of this place. No Uber Eats, no Applebee's around the corner. We have 2 neighbors in a 10 mile radius. We do have Dell City 15 minutes away that has gas, some groceries, and some food. We are just frustrated by getting 4's all the time on location because there is not a Chipotle at the end of our dirt road. What we do have are clear night skies with no light pollution. Shooting stars everywhere. The Miky Way with the naked eye. A silence that few people have ever experienced. Beautiful natural surroundings with some of the best sunsets and sunrises you will ever see. Safety. Amazing mountain views. A soul recharging natural experience. All major hikes at the park are 28 minutes away. You can't find closer access to the park with these sort of accommodations. So if this is what you are looking for our location is a "10" and this is your place. If you are just passing through and looking for a quick pitstop from say point A to B. You expect to get here and ask where food is at 9pm at night. A hotel is a better choice for you. Just being honest. This is a camping experience first and foremost that has very comfortable accommodations Property is 0.4 miles off the paved road. The road is in great condition. Your average family vehicle will have no issues. Only the heaviest of rains have there ever been any issues. We are conveniently located just 6 miles off of HWY 62/180 on FM 1576. 27 miles from Guadalupe National Park. Home of El Capitan and the highest peak in Texas. Just a quick 15 minutes from Dell City where you can stock up on supplies. Dell City is a beautiful and quaint farming community that offers two grocery stores, a NAPA, fueling stations, two restaurants, a post office, and a wonderful Hardware store owned and run by the Perry's. 14 miles to the Salt Basin Dunes. 70 miles (1 hour) from Carlsbad Caverns National Park Ps. Hate to have to add this but…. This is not a party spot. If this is you, just pass us by. Please see Pine Springs Campground for your accommodations. We are a small, quiet place. We are respectful to our guest and ask for the same in return. This is our full-time business as well as, our home. We have never had to do this but we reserve the right to ask any guest to leave at any time. Guest access The campground is located on 42 acres of land that guest will have access to all of it except the owners living area around their RV, garage, any areas under construction that will be clearly marked, and of course other people's sites. We have a nice hidden trail that will take you through our property to our own small red sand covered dunes. Again they are very small but you can see a lot of the area from their 6 foot tops. A good leg stretcher after a long drive here Other things to note This is not a party spot. Loud people and no music allowed. If you are a loud talker that can be heard over a half mile away at our place....Please see Pine Springs Campground for your accommodations. This is not the place for you if you want to be loud.. We will not subject our other guests to that behavior. Quiet times are strictly enforced between the hours of 9PM-6AM. No alteration requests will be accepted that contradict our cancellation police. Sorry No generators or music allowed. Sorry there is no such thing as a quiet generator or quietly playing music here. Airbnb sells very cheap cancellation insurance. I believe it is around 5 dollars. If you think you will have to cancel for any reason during the non-refundable portion of your booking you should purchase the insurance. Flat tires, bad weather, emergencies, etc are not our responsibility. We adhere to our cancellation policy no matter what the issue may be. This goes for trip alteration request that will take the booking from a non-refundable date to a refundable one. These policies protect the guest as well as the host. We cannot cancel your booking within the cancellation policy time frame or we have to pay you. Please do NOT move furniture around in yurt, it will poke holes in the yurt. Thank you. We reserve the right to enter the yurt under emergency situations. Any situation that we deem may damage or destroy the yurt falls under an emergency. We will notify the guest by message or call if we need to enter. Under extremely high wind conditions the yurts may have to be dropped for a few hours during the day. After well over a thousand bookings we have had to do this twice. We monitor the wind forecast constantly. If the forecast calls for 30mph winds or above the yurts must go down. When we have done this in the past the guests were not even here. Off exploring. We will notifying you in advance by, phone, text, or airbnb message. If we can not reach you we will put the yurt down. This is not a long or difficult task. After the dangerous winds have passed the yurt can be completely put up in about 15 minutes. All belongings can stay in the yurt while it goes down. They do not have to be removed. Again, this only has happened twice but we have to list it because there is a possibility it may be necessary. No pets.
