JNM Rentals is a 20-acre working farm, vacation rental located in Hempstead Texas. The space JNM Rentals features a five-bedroom house with TWIN masters and four bathrooms, accommodates 24 people (up to 28 with sofa beds and air mattresses). JNM Rentals has SO much to offer from a resort-style heated swimming pool, waterfall, slide, & hot tub, to an outdoor firepit around the pool, a swim up bar & outdoor kitchen. Just an hour away from Houston! Perfect location to relax and get away with friends and family or any event. ( A family vacation, birthday party, girls getaway etc.) JNM Rentals also features: Large game room with pool table, foosball table, ping pong & much more! Some fun outdoor activities include: A soccer field, corn hole, horse shoe & plenty of green space for football! Enjoy the sights and sounds of the outdoors! Other things to note Please note WiFi is limited as providers in the area are limited. • • ADDITIONAL FEES • • • EARLY CHECK-IN: Early Check-in is available (based on availability). The early check-in fees are as follow: 9:00 AM $500, 12:00 PM: $300, 2:00 PM: $50, Please check with us 2-3 days before check-in to check on availability. The fee must be paid 48 hours prior to check-in. • LATE CHECK-OUT Late Check-out is available (based on availability). The late check-out fees are as follows: 12:00 PM: $50, 2:00 PM: $300, 4:00 PM $500. The fee must be paid 24 hours prior to check-out. Please check with us 24 hours before check out for availability on late check-out. • POOL HEAT: Pool can be heated upon request. During cooler weather conditions, the pool heater is available for an additional $350 a day. Please check with us 2-5 days prior to your arrival and we can update you on the current pool temperature. The fee must be paid 48 hours prior to check-in as the pool heater does take 24 hours to warm the pool up 10 degrees. • ADDITIONAL GUESTS: This home is set up to host a total of 24 guests at no additional charge. Any additional guests including children will be charged an additional $10 per night (including children 1 years of age and older). All additional guests need to be approved before visiting the property. The home has enough beds to sleep 24 guests. We can provide 2 additional queen air mattresses to accommodate another 4 guests, for a maximum of 28 guests total. This additional fee helps to cover the costs of additional cleaning & additional linens as well as additional wear and tear on the home.
