This isn't a cookie-cutter vacation rental. Every room has personality, from collected artwork and one-of-a-kind décor to Pricilla, our seven-foot pink dinosaur. Carroll Canyon Trailhead is just a few blocks away, while restaurants, shops and many of Sedona's best-known trails are only minutes from the house. The fully fenced private backyard is the heart of the property, with a 17-foot HydroPool, outdoor shower, fire pit surrounded by Adirondack chairs, large dining deck, grill, lounge area, tetherball and life-size Connect 4. We even provide the s'mores supplies. Inside, the open great room is made for gathering, with comfortable seating, original art, vintage pieces and a fabulous brass Malm fireplace. The dining area flows into an exceptionally well-stocked chef's kitchen, making it easy to cook, eat and spend time together. HYDROPOOL + OUTDOOR LIVING The private 17-foot HydroPool combines the features of a small pool and spa, with resistance jets for swimming in place. Its normal resting temperature is approximately 85–95°F and it can be heated to spa temperature up to 104°F. The backyard also includes an outdoor shower, fire pit, dining deck, grill and plenty of room to lounge and relax after a day exploring Sedona. The HydroPool is professionally serviced twice weekly. The technician accesses the backyard through the locked side gate and is typically onsite for approximately 15–20 minutes. Spa-temperature heating up to 104°F is available for $50/night, or $200 total for stays of four nights or longer within a week. Please request spa heat at least 48 hours before arrival. This fee is currently being waived while construction is underway behind Essex House. Please shower before entering the HydroPool and follow the posted care and safety rules. Extraordinary cleaning or draining caused by guest use may result in a $250 charge. GAME ROOM Our separate game room is one of the most playful spaces in the house and was created for kids and adults alike. You'll find retro video games, board games, art supplies, a drawer of curiosities, a hanging chair, hat-lending library, Smart TV with Sonos soundbar, mini fridge and a queen memory-foam sleeper sectional. You'll also find yoga mats, weights and a foot and lower-leg massager — especially nice after a long Sedona hike — plus spa towels and a towel warmer. BEDROOMS + BATHROOMS Primary suite — Queen bed, Smart TV + private ensuite bathroom with oversized shower Bedroom 2 — Queen bed + Smart TV Bedroom 3 — Two twin beds Game room — Queen memory-foam sleeper sofa A second full bathroom is shared by Bedrooms 2 and 3 and guests using the game-room sleeper sofa. A Pack 'n Play and high chair are available. Maximum occupancy is 8 guests. CHEF'S KITCHEN If you enjoy cooking, this is not the typical minimally stocked vacation-rental kitchen. The kitchen is set up for people who actually want to cook, with quality cookware and bakeware plus an air fryer, Instant Pot, Crock-Pot, blender, juicer, electric kettle, espresso machine with milk frother, drip coffee maker, French press and Moka pot. We provide ground coffee, tea, hot chocolate, sugar, olive oil, salt, pepper and a generous selection of spices. Check what's already here before grocery shopping — you may need less than you think. LOCATION + SEDONA EXTRAS Carroll Canyon Trailhead is just a few blocks away and connects to miles of hiking and mountain-biking trails. You'll be close to Sedona's restaurants, shops, galleries and attractions while still having a private place to come home to at the end of the day. Guests receive our digital Sedona guidebook filled with our favorite hikes, restaurants and things to do, along with short videos explaining how things work at the house. We also provide a Red Rock Pass for use during your stay, covering the $5 parking fee at participating trailheads. GOOD TO KNOW — PROS & CONS We believe in being upfront about what you'll love — and the things you should know before booking. PROS: A unique, art-filled home with loads of personality; large private fenced backyard; 17-foot HydroPool; outdoor shower; fire pit; exceptionally well-stocked chef's kitchen; separate game room; multiple indoor and outdoor gathering spaces; and excellent trail access. CONS: The bedrooms are cozy and smaller than the home's generous communal spaces, and some of the home's older windows can occasionally stick. Essex House is located in a quiet residential neighborhood. Sedona quiet hours are 10 PM–7 AM, and this is not an appropriate property for parties, events or loud groups. The HydroPool does not have a child-safety gate, so families with young children should consider this when booking. IMPORTANT BOOKING INFORMATION After booking, we will send you an electronic rental agreement that must be signed before your stay. It can be completed online and confirms the house rules and reservation details. Check-in is after 4 PM and checkout is by 11 AM. Early check-in or late checkout may sometimes be available for an additional fee. Two exterior security cameras are located at the front-door and back-gate entrances and record video and audio when motion is detected. There are no interior cameras. No pets. No smoking inside the home. No parties, events or large gatherings. GUEST ACCESS You'll have private use of the entire home and fully fenced backyard. Self check-in is through a smart lock, and your unique access code will be provided before arrival. Free driveway parking is available for two vehicles, with additional street parking. Other things to note We send out an Essex House digital guidebook to all of our guests which includes all the best hikes, restaurants, and things to do in Sedona. It is also filled with short instructional videos on how everything works at the house. Our guests love that it is sharable, so everyone can help with the travel planning. We also have a Red Rocks parking pass for guests to use during their stay. It covers the $5 parking fee at all the trailheads.
