Come enjoy the fun and diverse Atlanta area! This beautiful and spacious guest suite is in a safe neighborhood with plenty of privacy, and will comfortably accommodate your group. The home sits on 1.6 acres and is situated far back from the road with plenty of space between the house and the neighbors' houses. The space This is a full basement apartment equipped with a private entrance, private bathroom, large full kitchen, two bedrooms, a large living room, a laundry room, and a one car garage. The upper level of the home may be occupied, but the occupants of the upper level have no access to the basement apartment and the tenants in the basement apartment will have no access to the upper level. Please note that since this a basement apartment you will hear noise from the upper level if someone is renting the upper level. However, quiet hours are after 10:30pm so after 10:30pm the only thing you should hear would be people walking around and maybe a moderate amount of talking. -------------------------------------------------------------------------------------------- When guests renting the upstairs violate the quiet hours, we will make every effort to resolve the issue, however, we cannot fully control guest behavior. Noise from the guests upstairs has been a complain in the past. If you are a light sleeper and cannot tolerate noise, this place may not be for you. Also, the temperature is controlled from the upper level of the home, so whatever the guests upstairs set the temperature to, is what the guests renting the basement will have to become accustomed to. The basement does get cooler than any other part of the house. If you are not okay with not having control of the temperature, then this place may not be for you. -------------------------------------------------------------------------------------------- What is stated regarding the number of people this place can sleep is based on 2 people sleeping on each queen size bed, and 1 person sleeping on each twin size bed. If this is not how your group intends to use the beds, then this house will sleep less people, than what is stated on the listing. Please review the pictures of the bedrooms and sleeping arrangements to determine if this place will suit your sleeping needs. Guest access The entire basement apartment will be for your use. Other things to note Upper level of the home may be occupied, and the thermostat is controlled from the upper level. Also, the driveway is a steep driveway and some areas of the apartment have low ceilings. Pets are permitted. There is a pet fee. Please do not bring a pet if you have not indicated that you are bringing a pet. This property has outdoor cameras. It is much easier for both of us to address pets with upfront and honest communication. NO PARTIES. This is not a party house. You must be respectful of the neighbors.
