Excellent location! Stay in a comfortable place after a hard day of work or site seeing the stunning Caverns in the Land of Enchantment! Walk 3-minutes to Pecos River & multiple parks! Comfortable large KING beds & TVs in 3 bedrooms. Close to major amenities in Carlsbad. Tucked away from busy Carlsbad traffic in quiet neighborhood. Central heat and cooling system. Lots of parking space. Large pecan tree in the back gifting delicious nuts overnight.(*READ OTHER DETAILS NOTE*) The space ❁ Very spacious home with large living room, dining space, ample kitchen and comfortable bedrooms. Master bedroom has attached shower bathroom. ❁ Backside independent 4th bedroom is also a master bedroom with independent bathroom is accessed via door by laundry leading to outside alley. Guest access ❁ Laundry, kitchen, amenities and good overall space. Storage by spare room, backyard, and shed is off limits. Other things to note ❁ DUE TO RECENT GUEST ISSUES - FRONT & BACK YARD IS UNDER WORK/IMPROVEMENT *****RATES ARE LOWER THAN OUR REGULAR RATE BECAUSE OF THIS and I will appreciate if you do not leave a bad feedback because of this ***** ❁ Check In: Anytime After 4:00pm ❁ Check Out: By 11am ❁ ONLY EXACT COUNT of guests being BOOKED can stay. Non-compliance means immediate eviction. So please ensure that the number of guests in the booking matches with the number of guests staying. You can always add more guests to the reservation, and we will approve. ❁ REVIEW and FOLLOW all check-out information sent in the welcome message. ❁ NO taking away towels, utensils, beddings, comforters nor supplies. Please use what you need and leave the rest behind. We strive hard for every guest to have a great stay, when things go missing it takes time and effort to replenish and replace. ❁ Minor accidents happen and we understand that, so let us know right away, but failure to report could result in damage charges as we have rush to furnish it for the next guests. ❁ Being home away from home, we expect guests to enjoy their stays and at the same time be respectful of the place and neighborhood, follow all the rules, keep the place tidy before leaving and follow any check-out procedures mentioned in the welcome message. ❁ As a courtesy, please contact us first if you have any issues rather than letting us know in a public feedback. Potential Noise (rare) ❁ Trains do roll by 4-5 times a day. Bedrooms are on the other quieter side of the house making the additional sound proofing very effective. No guest has complained about this. ❁ Most of Carlsbad Neighborhoods have dogs. All bedrooms are well insulated and shielded with heavy blinds an d curtains to dampen potential issues. Only 2guests had reported in the last 3yrs where they had issues at night. Please note this can happen anywhere. Backyard & Backside room ❁ Backyard is unfortunately not available during your stay. It is not an amenity that we provide. Please feel free to access it to get some pecans on the ground. You can access it if you wish, but it is not something that should be considered for your review as we do not provide backyard for outing nor usage. The backside room (accessible from outside alley) is not available for usage. It is not part of the rental nor anyone stays there. ❁ STRICT - storage pantry access behind kitchen area (white door) is strictly disallowed. This pantry is for spares and repairs items. Missing items will be promptly reported to Airbnb for charges. ❁ STRICT - Any broken amenities, items, or cleaning issues should be promptly reported to the HOST. Airbnbs are NOT hotels. We cannot just move you to another room or a place. ALL refund requests will be denied if Airbnb is contacted first for refund or resolution. Full charges will be applied including cleaning fees.
