Pricing is for 1 guest room/bathroom only, please read additional info before booking as we only use this listing to fill gaps and try to book the entire inn 1st. Direct access to XC trails, tennis, paths to a beach on the Saco River & rolling fields. WALK to ice cream & several restaurants. Amazing views & great location, easy access to all attractions. The space You will have ROOM #11, the KING Suite, with private jacuzzi tub and gas stove. Please do not book peak weekends, or holidays in advance, we attempt to reserve the entire Inn first and use this listing to fill gaps when we can't book the entire Inn. This being the case, you will have access to the ENTIRE INN and grounds, exclusive to yourself, no other guests will have access to the Inn, BUT YOU CAN ONLY ACCESS THE SPACE YOU HAVE RESERVED TO AVOID ADDITIONAL CLEANING COSTS. YOU CAN REQUEST ADDITINONAL ROOMS FOR A FEE. You can access the tennis courts and walk directly out your back door to breath taking views, strolls in rolling fields that can access the Saco River. In the winter, these are cross country trails. The main level offers a grand foyer, guest living room, dining room with built in hutch, chef's eat in kitchen with commercial stove and outdoor deck, pantry, a library with small den and office. The lower level has a great space we call the "Gathering Room". Large Fireplace, player piano, wet bar with small refrigerator, large Smart TV, games, puzzles, small bistro table and a walk out to a patio and hot tub. NO ADDITIONAL GUESTS, NO LOUD NOISE, MUST FOLLOW ALL POSTED RULES, GOOD NEIGHBOR POLICY, CHECK OUT PROCEDURES, ETC. Must follow house rules and community regulations or risk loss of deposit, fines and early termination of your stay. PETS NEED PRIOR APPROVAL and agreement to our pet policy. You must send us a message if you are bringing a pet and will need to pay a pet fee. Upon check out, we will require you strip the beds, start a load of laundry, wash all the dishes and bring all trash to the barrel in the driveway. Guest access Please do not request peak periods, holidays ans weekend in advance. we only use this listing to fill gaps when we have been unable to book the entire inn to larger groups under our other listings for the same property. Thus we will only accept reservations fir this smaller listing ablut a week or two before your dates however, should you be bale to book and its avalaible you will have the entire inn to yourslef and we sinply ask you stay to your speace to avpid additonal cleaning and usage fees. you have access to 1 Queen Guest Suite, Living Room, Kitchen, Dining room, deck, hot tub, jacuzzi tub, fire pit, fireplace, tennis courts and bathroom Other things to note YOU HAVE THE ENTIRE INN TO YOURSELF, BUT YOU MUST KEEP TO YOUR SPACE AND ROOM 11, please nite we only use this listing to fill gaps when we are unable to book the entire inn to larger booking 1st and therefore will only accept bookings a few days or weeks out and ask you to check with us if requesting a peak weekend, holiday or period as we most likely will bot accept your request unless it's a couple days away and do not want potential bookings to get your hopes us before checking to see if the dates are available Must follow house rules and community regulations or risk loss of deposit, fines and early termination of your stay. Our property doesn’t have charging capabilities for electric vehicles however you may be able to use the outdoor outlet. Please make sure to get our approval prior so we can monitor in case of any issues and the fee will be $15/night Since we use independent cleaner and maintenance companies that make their own schedule, we cannot guarantee an early check in or late check out. If you wish to request an early or late check in/out, please reach out the day of your arrival or departure. The fee for a 2-hour early check-in is $50, and the same applies for a 2-hour late check-out, if available, to coordinate with the cleaner and maintenance companies to adjust their schedules. We often have same day check in and out, so if you would like to secure an early check in or late check out in advance, it will require us to block and adjust the rate for an additional night.
