The space Accessed from outside steel steps (8 with a landing mid way) , to a sliding glass door, your space is situated in the entire lower half of the house (1,600 sq ft!) with 10-12 ft high ceilings and all you need to cook, do laundry or work in peace! It's 100% private because nobody is upstairs *unless I coordinate other arrangements with you*. Privacy door WITH lock from upstairs, for your privacy and peace of mind. 🙏🏼Your area is 2 BR, 1 large carpeted office space, full bathroom with a tub/shower, full *kitchenette* and 4 person dining space that has all appliances needed (also a blender, air fryer, medium size fridge and stackable washer/dryer). Keurig and drip coffee pot- may need to bring your own pods/coffee. Your own entrance off of the lower patio terrace, which is perfect for a morning coffee, or an evening tea or glass of wine while watching the sky change colors! Gravel 2 car parking space (off street) - please do not park on the concrete driveway. Please be honest about additional guests (more than 2) or pets. If you plan to have visitors stay more than 1 night, I need to know please (for insurance purposes). Pets🐶: I love them all! But no matter how well behaved, there is property risk (and a 1st time for every accident), and potential allergic concerns so let’s discuss prior to booking. There is no fencing on the property so dogs should not be outside unattended and cleaning up outside is your responsibility and not included as part of cleaning fee. Please make care plans (dog walker/visitor) for dogs left alone more than 4 hours max! NON Negotiable: jacuzzi use. This is not part of the guest rental. It’s our personal use preference. Garage storage space optional/additional for long term guests (over 2 weeks). 1 minute to neighborhood Confluence trailhead, 10 min drive to Jem trails, 25 min to Zion by car, 12 min to Sand Hollow State Park, 2 hours to Bryce Canyon National Park, 2 hours to Vegas. Minutes from excellent locally-owned restaurants, coffee/smoothie businesses, bike store, grocery/hardware store, and gas. Note: Jacuzzi is not included. Other things to note There will be a binder upon your arrival for local tips but otherwise, internet resources are the most popular option. There is a jacuzzi on site that is for homeowners only- it is not available to guests and guests discovered to be entering it will be asked to vacate immediately regardless of situation or time of day! It is not chemically maintained in our absence and also not covered under guest insurance. Please be respectful.
