Luxury flat with indoor pool

This stunning flat is set in the old stable block of an Old Georgian Rectory in a peaceful village situated between Bath, Bristol and Wells. With an indoor pool, its own courtyard and garden area and parking for 2 cars this property combines the luxury of an historic setting with the convenience of a totally modern flat. It also has a cosy pub just yards from the end of the drive open Weds - Sundays with others closeby. A romantic hideaway or for a small family of 4. Pls bring own pool towels. The space Newly converted, modern interior set in grounds of the Old Rectory. There is a romantic master bedroom with mirrored cabinets and white drapes, a stunning new kitchen and bathroom and of course the pool. Guest access We will welcome you in and show you the essentials (eg gate access and pool) and give you keys and zappers to come and go as you please during your stay. You are not overlooked by us apart from a small window in a back kitchen where we feed the dogs and access a fridge. There is also a keysafe outside for when we are not here or for emergencies. Other things to note Pool There is a flexible pool booking system for the flat. You can book 1 slot ahead per night and will have sole use for most of your stay. We ask for the odd gap for essential maintenance and owner use 3 - 4 days per week. We tend to swim for about an hour every other day sometime between 5 and 7 but can be flexible and if you only stay for one night we try to work round you. You can have sole use the rest of the time until 9.30am on day of departure. Please ask if you want later and I’ll check if the cleaners can accommodate but it will be before check out at 11. Please bring your own pool towels as we ask you not to use our guest towels in pool area. If you forget please say and I'll see if i can find some family towels rather than use our white guest ones as they discolor. Gates The main gates need to be kept shut as we have dogs and our youngster goes walkabout in the village - you have a gated patio so will not be bothered by them and our dogs are friendly. . Logs and pods Please buy additional logs for the woodburner from a local garage if you think you will need them and you know you want the fire constantly - we’ll leave enough to get you started. The coffee machine takes Nespresso Virtuo pods which are lovely and we leave enough to get you started. If you know you drink a lot then please order ahead as they are not sold in supermarkets. We can sometimes help with extras but we dont always have them. Bedroom 2 There is one! Sometimes people cant see it on their phones. It is a view from the lounge and i dont have any others. If you want to see it, please view the photo on a desktop. It has a double bed and it is situated to the right of the bedroom 1. Flat guide and pool agreement These will be sent after you have confirmed your stay by email. We are not allowed by ABNB to exchange details outside the site prior to a booking being confirmed. Pricing Sometimes people ask about pricing so I have tried to explain below how we worked out the way we charge. Most of our guests are couples with a few small families in school holidays. We worked out our pricing on one couple using one bedroom at £200-215 per night (to us). This seemed fair for the luxury facilities and the almost sole use of the pool. When we have single travellers they tend to arrive after work, swim once, eat in the pub and then depart the next morning so we can afford to discount as the cleaning costs are very low. Famiies with children and groups of 4 tend to stay in the flat for the duration and make full use of the facilities including the kitchen, both bedrooms and the pool which always requires extra cleaning, there is more 'wear and tear' so we charge more, more laundry. This is why we charge on a per person basis, we are not trying to trick guests. ABNB add service charges to you and take fees from us so you will see a higher price than we receive (it can be quite significant). Our cleaners charge by number of guests, bedrooms used and additional fees for cleaning after toddlers and pets have stayed. Bedsets cost £15 per set to launder then there are towels and t towels etc. To incorporate all these in a flat rate means we would have to have a higher rate overall and singles and couples would be disadvantaged. We also want to keep our occupancy high and we dont want to put people off by with a higher starting price - they might not even see us if the search criteria doesnt fit! I hope this all seems fair and reasonable. Check in/out Check in is at 3pm on day of arrival and check out at 11am on day of departure. If you'd like to extend we will do what we can depending on when other guests are arriving or leaving, whether we have our own guests and our availability to welcome you at the time you want and cleaner availability. We would only be able to confirm this 48 hours ahead as we get late bookings all the time and we wouldnt want to make a promise we couldnt keep! We like to show you the pool and get you to sign a pool agreement (H&S and Insurance) before you use it which is why we need to be here and why an accurate eta is appreciated. In emergencies we can let you into the flat via a keysafe but you would then need to wait before we are back to show you the pool. If your eta changes dramatically and we have juggled to be there we may not be back at 3pm - we all have busy lives! I look forward to welcoming you !
