Guest access STANDARD RENTAL LEASE AGREEMENT (MUST READ BEFORE BOOKING) To our valued guests, Prior to booking, please review the following terms and conditions: 1. BLUE CARD REQUIREMENTS: Tenants must send the blue card received at the airport on the day of arrival to eli@holyestates. com. Failure to do so will result in a 17% tax charge as required by law. 2. HOLIDAY PRICING: Rates may differ during holidays such as Pesach, Sukkos, Chanukka, Shavuos, Lag BaOmer, and other legal holidays. Please inquire for holiday-specific pricing. 3. AGE POLICY: Tenants must be 25 years or older. We do not lease to individuals under 25 years old. Violation may result in immediate eviction with no refund. 4. NO PARTIES: Parties are strictly prohibited. No loud noise or music after 11pm 5. FALSIFIED RESERVATIONS: Reservations obtained under false pretenses will lead to forfeiture of payments and rental money, and check-in will be denied. 6. GARBAGE: Please dispose of garbage in designated bins on floor -2 via the elevator. 7. CHECK-IN: Check-in time is after 4 PM. Notify us immediately of any damages with accompanying photos. Unreported damages may become the tenant's responsibility. 8. CHECK-OUT: Check-out time is 11 AM to prepare for the next guest. 9. SLEEPING CAPACITY: Do not exceed the maximum occupancy specified in the reservation. Over-occupancy may result in eviction or a $75.00 per person fee, per night. 10. PARKING:Assigned parking is available. 11. INABILITY TO GAIN ACCESS: No refunds will be given due to inclement weather, travel restrictions OR WAR. 12. HOUSEKEEPING: This rental does not include daily housekeeping. Contact the rental agent or your host to set up housekeeping for an extra fee. 13. DAMAGE POLICY: Tenants must leave the property as found. Intentional or careless damages are the tenant's responsibility. 14. UTILITIES: All utilities included. 15. PROPERTY ACCESS We reserve the right to enter for inspections and repairs. 16. SYSTEM FAILURES: Notify us immediately of any system failures. No rate reductions or refunds for such issues. 17. PETS & SMOKING: No pets allowed. Smoking inside results in a $1500.00 cleaning charge. 18. WAIVER OF LIABILITY: Tenants assume all risks. We are not liable for accidents. 19. LOST OR STOLEN ITEMS: We are not responsible for lost items. Shipping fees apply if items need to be mailed. 20. DEPARTURE: Leave property as you found it. Take out all garbage. A $50.00 fee per bag will apply for left behind garbage. Check-in time: 4 PM Check-out time: 11 AM For emergencies, contact your Rental Agent.
