This separate part of the house has 2 double bedrooms which can be arranged as super-king double or twins. A sofa bed in one bedroom and plenty of space for both a portable bed and cot provide extra sleeping spaces, if required. There will be no other guests in any other part of the house during your stay. There is a farmhouse kitchen, conservatory and shower room/toilet on the ground floor. Outside there is a hot tub, fire pit and terrace overlooking the river, as well as extensive lawns and gardens. In summer months there is use of the stunning swimming pool and large BBQ unit with charcoal supplied. The hot tub is an option extra available 7am - 7pm, separate towels are supplied. We offer a traditional English breakfast daily which is included in the price of your stay (please note that we do not cater for allergies, but can offer a vegetarian or vegan breakfast options - please enquire). Sample menu (which is placed in your larder/fridge): Milk; muesli; croissants; bacon; eggs; sourdough bread; butter and marmalade; plus a fresh fruit bowl. This historic estate in the hamlet of Friary is 5 miles south of Bath, in the South Cotswolds Area of Outstanding Natural Beauty. It was once the site of a Carthusian Monastery (hence the name 'Friary') and is scheduled by Historic England as an Ancient Monument. The surrounding woodlands are a haven for wildlife. This private and peaceful riverside location is only accessible by a no-through road, but walkable to the local shops/cafe and railway station (GWR Freshford: 10mins to Bath, bus route No.94). Nearby Frome has a vibrant art scene and independent markets. The ancient weaving town of Bradford on Avon has great independent shops and restaurants as well as a wealth of historical interest. Friary presents an unusually secluded and rural setting within a short distance of all that the Spa city of Bath has to offer day and night, as well as enchanting riverside walks to such places as Iford Manor, Farleigh Hungerford Castle and the local Inn at Freshford. It is also on the St Edith's pilgrim route to Wilton near Salisbury. Longleat Safari Park, the Cathedral City of Wells, Cheddar Gorge and many National Trust properties such as Stourhead and Lacock are also within easy range for day visits. Guest access ORNAMENTAL GARDENS The enclosed gardens and terraces of River House extend to over 2 acres and are entirely for the use of residential guests. Private riverbank fishing (in season) extends to several hundred metres along the River Frome. A large hot tub (an optional extra, if booked) is for the sole use of guests, as well as a BBQ terrace, a large fire pit, croquet, badminton and clock golf. PRIVATE ACCESS The property is accessed by a no-through Road and there is very little traffic, other than vehicles visiting the hamlet. When you are staying in The West Wing there may be guests in the adjacent Coach House but there will be none in the rest of River House. SHOPPING AND TRANSPORT Several supermarkets will deliver, including Riverford and Sainsbury. The local village (a short walk along footpaths) has an excellent shop/cafe, a popular pub and a railway station with regular service to Bath Spa (10 minutes journey). There is a local bus service. NOISE AND LIGHT RESTRICTIONS River House is in an officially designated Cotswolds Area of Outstanding Natural Beauty with a policy of 'Tranquility and Dark Skies' to protect the special flora and fauna of this location. Amplified music and outside lighting (other than for access) are not allowed and use of the hot tub is restricted to 7am - 8pm. Other things to note When you are staying in The West Wing, there may be guests in The Coach House, which is adjacent, but not in The East Wing of River House (which is also available to rent, separately, but will not be rented when there are guests in the West Wing). There is an extra cost for the (exclusive) use of the hot tub. If it is required, please enquire before making a reservation. The EV charging point is metered at 60p per Khw We do not allow dogs or other pets in the West Wing or the East Wing, but they are permitted in the Coach House. Please enquire if you are concerned about the presence of animals at the location. Please note that there are free range chickens on the premises.
