The perfect home base for Ashland Balloonfest, Inkcarceration, Mid-Ohio Sports Car Course races, or a quiet escape! The space The Neighborhood & Location Our cottage is nestled within a private, established boat club neighborhood. It offers a beautiful, peaceful setting that is generally quiet and relaxed, though it naturally picks up a lively, classic lakeside energy on sunny summer weekends. Most of our neighbors are long-time owners who deeply value their quiet and privacy, but they are incredibly friendly, welcoming, and proud of our little slice of Ohio paradise. Because we are situated right in the heart of the region, you enjoy the ultimate high-ground advantage—sweeping, tranquil views from the property, with effortless driving access to all the major water adventures and regional events just minutes away. Cottage Layout & Interior Transitions: Please note that the cottage features a few interior step-ups. There are 2 steps to enter the cottage from the driveway. Once inside the main open-concept level, there is 1 step up to enter one of the bedrooms, and 1 step up to enter the bathroom. Interior Doors: To maximize space, all interior doors in the cottage are sliding doors. Please note that one specific bedroom sliding door is currently fixed/stuck in place; a high-quality privacy curtain is installed over this doorway to easily and comfortably close off the room.Driving Distances & Local Hubs: Pleasant Hill Lake Public Access & Marina: Just a short, 5-minute drive for public boat launches, jet ski/pontoon rentals, and swimming beaches. Mohican State Park: Just minutes away for premier hiking trails, covered bridges, and scenic canoeing/tubing liveries. Perrysville (10 minutes): Your closest stop for local essentials and small-town charm. Loudonville (15 minutes): The "Campground Capital of Ohio"—perfect for unique dining, shopping, canoe liveries, and local events. Mansfield & Lexington (25 minutes): A quick drive to major attractions, including the historic Mansfield Reformatory (home of Inkcarceration), the Mid-Ohio Sports Car Course, and regional dining/shopping. Ashland (25 minutes): Home of the famous annual Ashland Balloonfest. Guest access Guest Access & Important Arrival Details Your Private Oasis: Guests have full, exclusive access to the entire cottage, the panoramic viewing deck, and the private campfire area. The space is entirely yours to enjoy! Getting Around & Parking: A vehicle is required to get around the region, as there is no public transportation or rideshare service in this rural lakeside area. The Driveway & Road: Access to the cottage is via a small, steep gravel road. We have installed reflector lights to help guide the way, and we are happy to assist with directions if needed. A Note on Night Arrival: Because the road is steep and rustic, navigating it for the very first time can be a challenge in the dark. We highly recommend planning your initial arrival during daylight hours if possible. CRITICAL SEASONAL & NEIGHBORHOOD RULES (Please Read Before Booking): Winter 4WD/AWD Requirement: From November through March, you MUST have a 4-wheel drive (4WD) or all-wheel drive (AWD) vehicle to safely navigate the steep gravel road and access the driveway. Standard 2-wheel drive vehicles will struggle or get stuck in winter conditions. Strict Property Boundaries (No Boat Club Access): While you have an incredible, unobstructed view of Pleasant Hill Lake, please note that the surrounding Pine Hill Boat Club grounds, docks, and shoreline are strictly private property. Guests do not have walking or vehicle access to the lake from this neighborhood. Violators are subject to immediate removal by the park ranger. Incredible public beaches, boat launches, and rentals are just a quick 5-minute drive away at the public marina! Other things to note Other Details to Note & Property Highlights To ensure you have the most comfortable and seamless stay possible, please review these important operational and neighborhood details about the cottage: Climate Control & Comfort: Summer Cooling: The cottage features a powerful window A/C unit that efficiently cools the entire open-concept layout. For optimal sleeping comfort at night, each bedroom is equipped with a ceiling fan to pull the cool air in and keep the rooms perfectly refreshed. Cozy Winter Ambience: A sleek, wall-mounted electric fireplace provides instant warmth and a cozy, modern-rustic atmosphere during the cooler months. Connectivity: Wi-Fi Access: Staying connected is easy! The cottage is equipped with a reliable mobile hotspot for guest internet use. Seasonal Travel & Parking: Winter Travel (Strict Requirement): From November through March, an All-Wheel Drive (AWD) or 4-Wheel Drive (4WD) vehicle is strictly required to safely navigate the steep, rustic gravel entrance road. Strict Neighborhood Boundary Lines & Exclusive Club Access: Private Property Boundaries: Our cottage sits within an exclusive, private boat club community. To respect our neighbors and maintain our community standing, unaccompanied guests must remain entirely within our property boundary lines. Please do not walk past our cottage steps down toward the boat club area on your own. Walking independently into the open yards, private neighborhood docks, or around neighboring cottages is strictly prohibited, as these are private roads and properties. The Guided Exception (Host Perks): The only exception to this rule is if you are directly accompanied by us! As your neighbors just 8 houses down, we love welcoming our guests. If we are around on summer weekends, we are happy to personally guide you down to our lakehouse, host you for a sunset glass of wine, or take you out on our private pontoon boat. Public Lake Access: When exploring on your own, all incredible public lake access, swimming beaches, and boat ramps are located just a quick, 5-minute drive away on the other side of the lake. We appreciate your cooperation in helping us remain excellent neighbors in this tight-knit community! REMINDER: The cottage is part of a private boat club, the lake access belongs to the boat club and is unfortunately off limits to guests. Public access is available on the other side of the lake. **PLEASE DO NOT WALK DOWN PAST OUR STEPS IN THE DIRECTION OF THE BOAT CLUB AREA. THAT AREA IS COMPLETELY OFF LIMITS TO NON OWNERS, AND YOU AND WE MAY BOTH GET IN TROUBLE. You may not walk toward the open yard, docks, or other cottages in the neighborhood as these are all private roads. Sorry! We’ve had to emphasize this because of past guests breaking the rules. Please help us be good neighbors.**
