You’ll also find the deck a delightful spot for lounging, soaking up a beautiful day, breathing in that fresh country air, and enjoying wine or cocktails. Gaze at the stars at night and catch the sunrise in the morning. Ahhh, the pool … Cool off, play, or swim in the crystal-clear water of the above-ground saltwater pool, which is fenced-in and private. You’ll love hanging out with your family and friends in the pool. Experience the pleasure of swimming in the huge saltwater pool without the strong chemicals that can irritate the eyes and skin. Need a quiet, private moment, or want to watch something different on TV from what the rest of the group is watching? Escape to the cozy office by the kitchen where you’ll find comfy seating and a 43" Roku SmartTV. After a full day of hiking, or exploring all that the Highland, New Paltz, and the Poughkeepsie areas have to offer, you can relax and soak in the luxurious hot tub with the automatic cover. You can listen to your favorite music playlist through the hot tub's Bluetooth speaker system while enjoying the view of the natural woods and local wildlife. On the second floor, you will have your choice of four comfortable bedrooms, and ample storage via closets and dressers. You will have all the bathroom essentials such as towels and dispensers with shampoo, conditioner, lotion, and soap. There's even a fabulous towel warmer in the master bathroom. Calming décor soothes you as you retreat to sleep in bedroom #1, the Master Bedroom Suite with a king bed and vaulted ceiling. You'll be able to wind down to sleep watching the Roku Smart TV. This bedroom is on the second floor and offers a gorgeous ensuite bathroom, outfitted with a jacuzzi tub and shower as well as a beautiful granite counter with double sinks. You’ll also find bedrooms #2 and #3 on the second floor, where guests can luxuriate on comfortable linens on the queen beds while lulling themselves to sleep with the Roku Smart TV if you choose. There is also a full additional bathroom on the second floor for guest use. Kids and kids at heart will love bedroom #4, the second-floor bunkbed room with double full-on-full bunk beds, cool art, and comfortable furniture. This room sleeps 4. Small dogs (< 50lbs) that are well-behaved/trained are welcome, for an additional pet fee. We do make exceptions, on a case-by-case basis, to accommodate requests for larger breeds. Please inquire prior to booking. ✱ The primary guest on the booking must be 25 or older. ✱ Per Airbnb rules parties/events are not allowed at this property. ✱ The primary guest on the booking must agree to register all guests on the reservation by adding all the full names and ages of everyone who will be staying at the house at the time of booking. *All guests must agree to the Liability Waiver and follow all the *House Rules including the safe use of the hot tub and Covana Oasis cover as well as the pool rules prior to the stay. The owner/cleaners do not assume any responsibility for lost items or items that are left behind. ✱ Highly recommend our guests purchase travel insurance, which will help you protect your vacation investment i.e., your vacation in the event of unforeseen circumstances Pool: The above-ground pool will be open from the end of May (Memorial Weekend), June, July, August, and up to September 15th. The pool will be closed for winter maintenance and cleaning from September 15th up until Memorial weekend. The pool is 24 ft. by 44 ft. The pool is 54 inches deep. This is a saltwater pool, which is gentler for your skin and eyes. Hot tub: We have a beautiful and relaxing Rendevous hot tub, with 78 jets that seats 7 people. It is located on the beautiful wrap-around deck. It also has a high-tech automated Covana Oasis cover! You will be so excited to use this state-of-the-art cover/gazebo. Switch on the key, and within seconds, you'll have a modern, elegant gazebo/cover that protects you against rain, snow, and harmful ultraviolet rays from the sun. It provides an intimate and private space. Fire Pit Table: There is a fabulous gas fire pit table for you to sit and enjoy the serene outdoors. It's the perfect place for you to sit on the Andironik chairs. Pond: Throughout the spring, summer, and fall, you can enjoy this beautiful secluded yard space that includes a pond, with a calming gentle waterfall for you to meditate and watch the local pond wildlife; frogs, turtles, and small salamanders. Guest access Guests will have access to the entire house except for the basement, attic, and the two storage rooms next to the garage. There is no access to the garage. Other things to note Please note, that on Sunday mornings, around 8:00 AM, our generator turns on to recharge. You may hear a slight hum for about ten minutes. As we are located in the "country", please be aware of the following: There are not a lot of street lights on at night. Be aware of deer that may be on the roads. You should use your high beams when driving in the area at night. Wildlife/insects: There is wildlife in the area, including black bears, snakes, spiders, deer, raccoons, opossums, etc. Please do not leave food out on the deck and the grill after each use. A clean grill keeps the wildlife away! Ladybugs and stink bugs are a naturally occurring phenomenon in Upstate, NY as well. They do occasionally appear inside the home however, they are completely harmless. We do have the house treated on a regular basis. This has nothing to do with “cleanliness”, as our home is cleaned and disinfected to the highest degree after each and every stay. There is no cause for alarm, just let us know and we can address the situation. Other common insects will include, wasps, and honey bees on occasion outside. All guests must inform the host if they are having extra visitors beyond the maximum capacity of 10 people that they have registered. Please do not park any vehicles on the grass. There is no street parking in the neighborhood. If you park your car along the road, it is a violation of the Town Ordinance as you will be blocking the road for traffic, and fines may be imposed. Pet Agreement at Bluestone Glenrock House if applicable: It is our pleasure to have you spend time at Bluestone Glenrock House! We know that your fur babies are part of your family! We require all guests who would like to bring their pets along to read and accept the pet agreement below. Guests agree to the following terms and conditions regarding their pet during their stay at Bluestone Glenrock House The total charge for the pet for the duration of stay: There will be a $75 charge for the first pet, and $50/per pet if more than one comes. 1. We only allow small - to medium-sized dogs up to 50 pounds 2. Maximum number of dogs: 3 3. Guests agree to keep their pet under control at all times 4. Guests agree to be with their pet 100% of the time when they are inside the home and/or outside on the grounds of Bluestone Glenrock House 5. Guests agree to not leave their pets alone at Bluestone Glenrock House unsupervised 6. Guests agree to adhere to local ordinances to have their pet on a leash while outside. There is no fence around Bluestone Glenrock House, and our next-door neighbors have dogs and chickens. 7. Guests agree to clean up after their pet and dispose of their pet’s waste properly and quickly 8. Guests agree to not leave food or water of any kind outside on the grounds of Bluestone Glenrock House as it WILL attract unwanted wildlife to the area 9. Guests agree to not allow their pet to be on the beds or couches of the home (this will minimize the amount of dander and fur in the house as the owner is allergic) 10. Guests agree to keep their pet from being noisy (loud barking) and engaging in aggressive behavior to annoy others in the neighborhood and will remedy immediately any complaints made by the owner or cohost 11. Guests agree to pay for any damage, loss, or expense caused by their pet 12. Guests agree to pay a $75 pet fee for the first pet. $50/pet after 1st pet if more than one comes for each guest’s stay through the Airbnb or Resolution center 13. Guests agree not to allow their pet/dog to be in the pool or hot tub at any time. The pool and hot tub are for human guests only. The pet's claws could rip the pool liner. 14. The guests agree that the Owner reserves the right to revoke permission to keep the pet at Bluestone Glenrock House, should the guest/pet break the agreements above We have added amenities to our listing, including a hot tub and an above-ground pool for guest use. Please read the Waiver of Liability below and agree to it in order to use these amenities during your stay. The references to "i" or "Releasor" or me refer to you as the guest. The reference to "Releasee" refers to the owner. Short Term Rental Release and Waiver of Liability and Indemnity Agreement for Hot Tub/Pool use and various amenities included on the property: Condition and Use of Property: The property is provided in "as is" condition. The owner shall use his/her best efforts to ensure the operation of all amenities on the property, such as internet access, cable TV access, hot tub, pool, and fireplace as applicable. The host is not responsible if there is a wifi or power outage in the area that is out of the host's control. The owner will make every effort to correct any issues. However, the guest must report the issue to the owner and/or cohost as quickly as possible. The host will provide toilet tissue, paper towels, napkins, soap, lotion, garbage bags, shampoo, and conditioner, coffee, tea, sugar, cooking oil, and detergent, for guests. For stays of 5 days or longer, the guests must supply these items for themselves once the items mentioned above are depleted by them. Guests acknowledge that the use of amenities such as hot tub, pool, fireplace, deck, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such risk is at the guests' own risk. I hereby for myself, personal representative, executors, administrators, assigns, guests, children, heirs, and next of kin, (hereinafter collectively, Releasor, "I" or "me", which terms shall also include Releasor's parents or guardians if the Releasor is under 18 years of age), knowingly and voluntarily enter into this waiver and release of liability and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the activity of using the hot tub/pool. I hereby release and forever discharge, Nakoley Renville and Lawrence Renville (owners), their agents, affiliates, managers, members, agents, attorneys, staff, co-hosts, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively "Releasees"), from any physical or psychological injury that I may suffer as a result, direct or indirect of my participation in the activity of using the hot tub/pool. I hereby acknowledge that upon entering the hot tub area, I will continuously thereafter, thoroughly inspect the area. My continued presence in the hot tub/pool constitutes an acknowledgment that I have inspected these areas and found and accepted such areas as being safe and reasonably suited for the purposes of using the hot tub/pool. I further agree and warrant that if at any time, I feel or think anything to be unsafe, I and all my guests, and family members will immediately leave the areas of the hot tub/pool and notify Nakoley and Lawrence Renville or their co-host Jessica Spencer. I am voluntarily participating in the use of the hot tub/pool and I am participating in their use and am participating entirely at my own risk. I am aware of the associated risks, which may include, but are not limited to drowning, heat exhaustion, heat stroke, skin, ear, bladder, lung, or other infections, chemicals, burns or irritations, physical, and psychological injury, pain, suffering, illness, disfigurement, disability, economic or emotional loss, paralysis, or death. I understand that these injuries or outcomes may arise from my own or others' negligence or the conditions of the hot tub/pool location. Nonetheless, I assume all related risks, both known and unknown to me, of my participation in using the hot tub/pool. I further agree to indemnify, defend, and hold harmless the Releasees/owners/hosts against any and all claims, suits, or actions of any kind whatsoever for liability, damages, compensation, or otherwise brought by me or anyone on my behalf, including attorney's fees and any related costs. I further acknowledge that Releasees/owners/hosts are not responsible for errors, omissions, acts, or failures to act of any party or entity involved in this activity of using the hot tub/pool, on behalf of the Releasees/owners/host. In the event that I should require medical care or treatment, I will obtain the medical care deemed necessary, including, but not limited to first aid, emergency transport, and sharing medical information with emergency personnel. I further agree to assume all costs involved and agree to be financially responsible for any costs incurred as a result of such treatment. I am aware and understand that I should carry my own health insurance. I hereby acknowledge that I have carefully read this "waiver and release" and fully understand that it is a release of liability. I expressly agree to release and discharge the Releasees/owner/hosts from any and all claims or causes of action and I agree to voluntarily give up or waive any right that I otherwise have to bring legal action against the Releasees/owners/hosts for personal injury or property damage. To the extent that the statute or case laws does not prohibit Releasees/owners/hosts for ordinary negligence on the part of the Releasee/owners/host. I agree that this release shall be governed for all purposes by New York State law, without regard to any conflict of law principles. This release supersedes any and all previous oral or written promises or other agreements. This waiver and release of liability shall remain in effect for the duration of my stay and participation in the activity of using the hot tub/pool. In the event that any damage to the hot tub, Covana Oasis cover, swimming pool, and related equipment or facilities occurs as a result of my family's, guests, or recklessness, I acknowledge and agree to be held liable for any and all costs associated with any such actions of neglect or recklessness. In the event that any provision contained within this release shall be deemed to be severable or invalid, or if any term, condition, phrase, or portion of this agreement shall be deemed to be unlawful or otherwise unenforceable, the remainder of this agreement shall remain in full force and effect. I hereby acknowledge that I have carefully read this "waiver and release" and fully understand that it is a release of liability. Please see the Hot Tub Safety Rules for your information. Hot tub Safety Rules: 1. You must shower prior to getting into the hot tub to remove any oils, lotions, skin care products, make-up, etc. as these may make the water murky and slimy in the hot tub. 1a. No more than 6/7 people are allowed in the hot tub at a time. If it is more than that, you will be exceeding the weight limit. 1b. Please do not sit on the edge/rim of the hot tub at any time as that is a safety issue. You can fall and get injured. 2. Pregnant women and children under the age of 14 are not allowed in the hot tub 3. If you are taking medications and are being treated for diabetes, low or high blood pressure, strokes, epilepsy, weakened immune system, or other medical conditions, consult with your physician prior to use of the hot tub. 4. It is advised to limit your soak in the hot tub to no more than 15 minutes at a time. If you overheat and faint, you can drown. 5. Get out of the hot tub if you start to feel dizzy, overheated, nauseous, or otherwise unwell. 6. Stay hydrated with water, prior to getting into the hot tub 7. if the water looks murky or slimy, do not get in the hot tub. Please alert us immediately 8. Do not consume alcohol or use drugs before or during hot tub use 9. Please keep the hot tub clean and clear. No shoes, street clothing, pets, or glass containers are allowed in the hot tub 10. Do not eat, drink or use soap/shampoo while inside the hot tub 11. Do not urinate or spit in the hot tub 12. Do not get in the hot tub if you are menstruating 13. No "adult activity" inside the hot tub 14. Do not get in the hot tub if you have open sores, cuts, or diarrhea 15. Never sit stand or lay on top of the hot tub Covana Oasis cover. This is a safety hazard. if you do it will break and you will be responsible for the cost of repairing or replacing the Covana Oasis cover. 16. Please close the Covana Oasis cover by turning the key when you are finished using the hot tub. We do not want critters, leaves, or dirt to get into the hot tub 17. Be careful getting in and out of the hot tub, so you don't slip and fall 18. Minor children under the age of 18, must be supervised by an adult, age 21 years old or older at all times while using the hot tub and/or pool 19. Keep your head/ hair above the water while using the hot tub/pool. Suction vents or equipment could tangle your hair and pull you down into the water and you could drown 20. You should have another person with you in the hot tub/pool for safety reasons I have read, understand, and agree with all hot tub/pool rules as well as the Short Term Rental Release and Waiver of Liability and Indemnity Agreement for Hot Tub/Pool use. By booking your stay at "Bluestone Glenrock House -7 Glenrock Circle, Highland NY," you understand and are agreeing to all rules, accepting all waivers of liability and agreements regarding hot tub/pool use, amenity use, and the Pet Agreement if you are bringing a pet(dog) to the property.
