This lovely and spacious home (3200+ sq ft) is perfect for friendly, warm family gatherings, and holiday weekend getaways. The grand entrance has a soaring two-story cathedral ceiling and gives you that welcoming feeling the moment you walk in.

Kitchen:

Is a masterpiece for the chef with 18' of granite counter space, tile backsplash, 3 x 6 island w/roll-out drawers, Miele double oven and a Blue Star 6 burner gas cooktop stove, dishwasher, as well as many of the accouchements that you may need to cook a delicious family meal, making this a family favorite home for the holidays.

Dining room:

You have enough space to seat everyone. There is beautiful diagonal red oak flooring. There is seating for 8, but room for more if you need it.

Great room:

Is open through to the kitchen so you can be involved in the conversations or the entertainment that is going on. You can enjoy the beauty of the gas fireplace.

There is also a 55" Smart TV. We have regular cable TV. You also have access to Netflix and Discovery Channel. There are other apps for you to sign into as well.

Come spring and summer, you will be thrilled to open up the french door off the great room to the screened porch allowing the fresh air in or to just sit and listen to the birds.

Living Room/Music Room:

This room is right off the Great room with beautiful red oak floors and is perfect for relaxing on the chaise lounge, reading a good book, and enjoying the scenery from the large windows. There is also a Yamaha Grand Keyboard for playing and entertaining.

Laundry room:

Washing machine and dryer are available for your use.

Office:

Executive computer desk and lounging couch. High-speed internet throughout the home.

Half bath/powder room on the first floor.

Four second-floor bedrooms:

1. Bedroom 1:

Huge master suite filled with natural light, King size bed, tray ceiling with a ceiling fan, a 43-inch Smart TV, double walk-in closets, on-suite expansive bath with double sink, soaking whirlpool tub, and separate shower.

2. Bedroom 2:

Queen size bed with a Smart 32-inch Smart TV, linens, pillows, comforters, and blankets.

3. Bedroom 3:

Bunkbed room with a full-size bunk bed that can sleep 4 people, bed linens, comforters, blankets, and pillows

4. Bedroom 4:

Queen size bed with a 32-inch Smart TV, linens, comforters, blankets, and pillows

There is an additional full-size bathroom on the second floor

Garage:

2 car garage and parking for 2 more cars in the driveway

Throughout most of the house, you will find 9' ceilings with decorative crown molding, chair railings, and recessed lighting.

Pool:

The pool will be open in the months of May, June, July, and August. It will be closed for winter maintenance and cleaning from September through the month of April. You'll be happy to swim laps in our huge oval above-ground swimming pool, which is located in the rear of the backyard. The pool is 24 ft. by 44 ft. The pool is 54 inches deep.

This is a saltwater pool, which is gentler for your skin and eyes.

Hot tub:

We have a beautiful and relaxing Rendevous hot tub, with 78 jets that seat 6-7 people. You can look up the features of our hot (Email hidden by Airbnb)

It is located on the beautiful wrap-around deck. It also has a high-tech automated Covana Oasis cover! Look up (Website hidden by Airbnb) for all the features of this extraordinary hot tub gazebo/cover. You will be so excited to use this state-of-the-art cover/gazebo. Switch on the key and within seconds, you'll have a modern, elegant gazebo/cover that protects you against the rain, snow, and harmful ultraviolet rays from the sun. It provides an intimate and private space.

Wrap Around Deck:

There is a gorgeous expanded wrap-around deck that goes from the back deck off the kitchen all the way to the back of the house to our screen room.

On the deck, you'll have access to dine at the outdoor dining table. From there, you'll have access to a beautiful area with lounge seating and views of the pool and natural forest area on the property. The deck directly in front of the screen room has a relaxing seating area for guests to read, dine, converse and just spend a relaxing time together.

Pond:

Throughout the spring, summer, and fall, you can enjoy this beautiful secluded yard space that includes a fabulous zen koi pond, with a calming gentle waterfall for you to meditate and watch the local pond wildlife; frogs, turtles, and small salamanders.

There is also an entertaining paradise outside in the huge backyard, with bluestone boulders, which the Hudson Valley is famous for, and an assortment of lush oak and pine trees.

The backyard space also has a granite island, a pergola with comfortable seating, a flat top BBQ grill, a. gas BBQ grill, and a fire pit with Adirondack chairs.

Guests will have access to the entire house except for the basement, attic, and the two storage rooms next to the garage.

My Cohost, Jessica and I will be available via phone or text throughout the stay if there are any issues. Jessica lives nearby and can help at anytime

Our house is the very first one on the left on Glenrock Circle. The neighborhood is very quiet and safe. There are beautiful trees and gardens along the road. All of the houses sit way back from the road as well. There is considerable space between the houses so you have privacy. There is a road that goes in a two-mile circle that you can walk or ride your bicycle for exercise.

We also have a free Empire Pass for guests to use during their stay. The Empire Pass will allow you to park for free in any of the NewYork State parks. Ask me details if interested!

We are far from public transportation. You definitely need a car in order to shop, go to restaurants, sightsee, etc. We are about a two-hour drive from New York City.

Please note, on Sunday mornings, around 8:00 AM, our generator turns on to recharge. You may hear a slight hum for about ten minutes.

As we are in the "country". There are not a lot of street lights on at night. Be aware of deer that may be on the road.

Pet Agreement at Bluestone Glenrock House if applicable

It is our pleasure to have you spend time at Bluestone Glenrock House!

We know that your fur babies are part of your family! We require all guests who would like to bring their pets along to read and accept the pet agreement below.

Guests agree to the following terms and conditions regarding their pet during their stay at Bluestone Glenrock House

The total charge for the pet for the duration of stay:

There will be a $75 charge per pet for the entire stay

1. We only allow small to medium size dogs up to 50 pounds

2. Maximum number of dogs: 2

3. Guests agree to keep their pet under control at all times

4. Guests agree to be with their pet 100% of the time when they are inside the home and/or outside on the grounds of Bluestone Glenrock House

5. Guests agree to not leave their pets alone at Bluestone Glenrock House unsupervised

6. Guests agree to adhere to local ordinances to have their pet on a leash while outside. There is no fence around Bluestone Glenrock House and our next-door neighbors have dogs

7. Guests agree to clean up after their pet and dispose of their pet’s waste properly and quickly

8. Guests agree to not leave food or water of any kind outside on the grounds of Bluestone Glenrock House as it WILL attract unwanted animals to the area

9. Guests agree to not allow their pet to be on the beds or couches of the home (this will minimize the amount of dander and fur in the house as the owner is allergic)

10. Guests agree to keep their pet from being noisy (loud barking) and engaging in aggressive behavior to annoy others in the neighborhood and will remedy immediately any complaints made by the owner or cohost

11. Guests agree to pay for any damage, loss, or expense caused by their pet

12. Guests agree to pay a $75 pet fee per pet for each guest’s stay through the Airbnb or Resolution center

13. The guests agree that the Owner reserves the right to revoke permission to keep the pet at Bluestone Glenrock House, should the guest/pet break the agreements above

We have added amenities to our listing, including a hot tub and an above-ground pool for guest use.

Please read the Waiver of Liability below and agree to it, in order to use these amenities during your stay. The references to "i" or "Releasor", or me, refer to you as the guest. The reference to "Releasee" refers to the owner.

Short Term Rental Release and Waiver of Liability and Indemnity Agreement for Hot Tub/Pool use and various amenities included on the property:

Condition and Use of Property:

The property is provided in "as is" condition. The owner shall use his/her best efforts to ensure the operation of all amenities on the property, such as internet access, cable tv access, hot tub, pool, and fireplace as applicable.

The owner will make every effort to correct any issues, however, the guest must report the issue to the owner and/or cohost as quickly as possible.

Guests acknowledge that the use of amenities such as hot tub, pool, fireplace, deck, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such risk is at the guests' own risk.

I hereby for myself, personal representative, executors, administrators, assigns, guests, children, heirs, and next of kin, (hereinafter collectively, Releasor, "I" or "me", which terms shall also include Releasor's parents or guardians, if the Releasor is under 18 years of age), knowingly and voluntarily enter into this waiver and release of liability and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the activity of using the hot tub/pool. I hereby release and forever discharge, Nakoley Renville and Lawrence Renville (owners), their agents, affiliates, managers, members, agents, attorneys, staff, co-hosts, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively "Releasees"), from any physical or psychological injury that I may suffer as a result, direct or indirect of my participation in the activity of using the hot tub/pool.

I hereby acknowledge that upon entering the hot tub area, I will continuously thereafter, thoroughly inspect the area. My continued presence in the hot tub/pool constitutes an acknowledgment that I have inspected these areas and found and accept such areas as being safe and reasonably suited for the purposes of using the hot tub/pool.

I further agree and warrant that if at any time, I feel or think anything to be unsafe, I and all my guests, and family members will immediately leave the areas of the hot tub/pool and notify Nakoley and Lawrence Renville or their co-host Jessica Spencer.

I am voluntarily participating in the use of using the hot tub/pool and I am participating in their use and am participating entirely at my own risk. I am aware of the associated risks, which may include, but are not limited to drowning, heat exhaustion, heat stroke, skin, ear, bladder, lung, or other infections, chemical. burns or irritations, physical, psychological injury, pain, suffering, illness, disfigurement, disability, economic or emotional loss, paralysis, or death. I understand that these injuries or outcomes may arise from my own or others' negligence or the conditions of the hot tub/pool location.

Nonetheless, I assume all related risks, both known and unknown to me, of my participation in using the hot tub/pool.

I further agree to indemnify, defend and hold harmless the Releasees/owners/hosts against any and all claims, suits, or actions of any kind whatsoever for liability, damages, compensation, or otherwise brought by me or anyone on my behalf, including attorney's fees and any related costs.

I further acknowledge that Releasees/owners/hosts are not responsible for errors, omissions, acts, or failures to act of any party or entity involving this activity of using the hot tub/pool, on behalf of the Releasees/owners/host.

In the event that I should require medical care or treatment, I will obtain the medical care deemed necessary, including, but not limited to first aid, emergency transport, and sharing medical information with emergency personnel.

I further agree to assume all costs involved and agree to be financially responsible for any costs incurred as a result of such treatment. I am aware and understand that I should carry my own health insurance. I hereby acknowledge that I have carefully read this "waiver and release" and fully understand that it is a release of liability.

I expressly agree to release and discharge the Releasees/owner/hosts from any and all claims or causes of action and I agree to voluntarily give up or waive any right that I otherwise have to bring legal action against the Releasees/owners/hosts for personal injury or property damage. To the extent that the statute or case laws does not prohibit Releasees/owners/hosts for ordinary negligence on the part of the Releasee/owners/host.

I agree that this release shall be governed for all purposes by New York State law, without regard to any conflict of law principles. This release supersedes any and all previous oral or written promises or other agreements.

This waiver and release of liability shall remain in effect for the duration of my stay and participation in the activity of using the hot tub/pool.

In the event that any damage to the hot tub, Covana Oasis cover, swimming pool, and related equipment or facilities occurs as a result of my family's, guests' or recklessness, I acknowledge and agree to be held liable for any and all costs associated with any such actions of neglect or recklessness.

In the event that any provision contained within this release shall be deemed to be severable or invalid, or if any term, condition, phrase, or portion of this agreement shall be deemed to be unlawful or otherwise unenforceable, the remainder of this agreement shall remain in full force and effect. I hereby acknowledge that I have carefully read this "waiver and release" and fully understand that it is a release of liability.

Hot tub Safety Rules:

!. You must shower prior to getting into the hot tub to remove any oils, lotions, skin care products, make-up, etc. as these may make the water murky and slimy in the hot tub.

2. Pregnant women and children under the age of 14 are not allowed in the hot tub

3. If you are taking medications and are being treated for diabetes, low or high blood pressure, strokes, epilepsy, weakened immune system, or other medical conditions, consult with your physician prior to use of the hot tub.

4. It is advised to limit your soak in the hot tub to no more than 15 minutes at a time. If you overheat and faint, you can drown.

5. Keep your head and arms. and upper chest out of the water to avoid overheating. Get out of the hot tub if you start to feel dizzy, overheated, nauseous, or otherwise unwell.

6. Stay hydrated with water, prior to getting into the hot tub

7. if the water looks murky or slimy, do not get in the hot tub. Please alert us immediately

8. Do not consume alcohol or use drugs before or during hot tub use

9. Please keep the hot tub clean and clear. No shoes, street clothing, pets, or glass containers are allowed in the hot tub

10. Do not eat, drink or use soap/shampoo while inside the hot tub

11. Do not urinate or spit in the hot tub

12. Do not get in the hot tub if you are menstruating

13. No "adult activity" inside the hot tub

14. Do not get in the hot tub if you have open sores, cuts, or diarrhea

15. Never sit stand or lay on top of the hot tub Covana Oasis cover. This is a safety hazard. if you do it will break and you will be responsible for the cost of repairing or replacing the Covana Oasis cover.

16. Please close the Covana Oasis cover by turning the key when you are finished using the hot tub. We do not want critters, leaves, or dirt to get into the hot tub

17. Be careful getting in and out of the hot tub, so you don't slip and fall

18. Minor children under the age of 18, must be supervised by an adult, age 21 years old or older at all times while using the hot tub and/or pool

19. Keep your head/ hair above the water while using the hot tub/pool. Suction vents or equipment could tangle your hair and pull you down into the water and you could drown

20. You should have another person with you in the hot tub/pool for safety reasons

I have read, understand, and agree with all hot tub/pool rules as well as the Short Term Rental Release and Waiver of Liability and Indemnity Agreement for Hot Tub/Pool use.

By booking your stay at "Bluestone Glenrock House -7 Glenrock Circle, Highland NY," you understand and are agreeing to all rules, accepting all waivers of liability and agreements regarding hot tub/pool use, amenity use, and the Pet Agreement if you are bringing a pet(dog) to the property.
