This classic 1906 home has recently been updated with modern amenities. The home sits quietly at the Watch Hill end of Atlantic Avenue and is directly on Misquamicut Beach. Within walking distance, you can find fine dining, retail and night clubs. Watch Hill is a short 2 mile drive, or a long walk along the beach. The home boasts a secluded back yard, separated from the beach by a stone breakwater, and an outdoor shower to freshen up after swim. Town Reg STR-22-229 RI Reg RE.00621-STR. The space Upstairs, this classic home has four bedrooms with two facing the ocean and two facing the street. Also on the second floor is a full bath with tub and shower, and the master bath with a shower. On the first floor, you will find a recently renovated kitchen with a farmer’s sink and large prep/pantry area. Adjacent to the kitchen is a full-sized dining area and indoor living room. Just past the living room is a screened porch with additional dining and seating areas that leads out to the back yard, picnic area, and then to the beach! Also on the first floor is a recently upgraded half-bath, the laundry room (accessed from the front porch) the font porch with bench seating and a large outdoor shower. Just beyond the screened porch you will find a secluded back yard perfect for picnics and family gathering. In the shed is a gas grill, plenty of beach chairs and umbrellas, and lots of back yard and sand toys for all ages. Saving the best for last, just over the seawall is our private beach on the “quite end” of Misquamicut. This sandy beach has direct ocean access and plenty of room to set up chairs, umbrellas and blankets. Every day is a new adventure on the beach - from changing tides, shifting sands, searching for shells, polished rocks and sea glass, you’ll never get bored. Some days we have big surf, other days none. We are located about 4 houses west of the Pleasant View Inn, a few more steps to the Andrea, and about 8/10ths of a mile to the Misquamicut State Beach. The home has full central air and heat and is just perfect for your family retreat. All heating and cooling systems are electric so no worries about carbon monoxide. There is off-street parking for four cars in the driveway. Guest access Guests have access to the full home and property, excluding the attic and basement where the mechanicals are kept. Other things to note All rentals are subject to a short-term license agreement. Completed license must be received at least 30 days prior to move in date date or upon rental confirmation, which ever is earlier, or rental may be canceled and deposit forfeited. You may be required to share your contact info (email) to receive the license agreement because AirBNB does not have an internal service to transmit the license agreement to you. Key license terms include: 1 Garbage and Recycling. Municipal collection of garbage and recycling is on each Wednesday and Saturday, before 8 am during the summer season and Wednesdays only during the off-season. All garbage must be bagged in Town of Westerly orange bags. Recycling must be placed in blue recycling bins. Garbage pails and recycling bins are stored in basement entrance. We supply starter set of orange bags. Garbage and recycling must be ready for collection and placed in the cellarway prior to collection day/time. Please use garbage can lids to avoid animal hijinks. Please be sure to clean out the refrigerator and place those items in trash prior to garbage pick-up. Any garbage or recycling left on premises after checkout will be subject to an additional cleaning and disposal fee starting at $100. Additional orange garbage bags can be purchased at local grocery stores including the Shore Crest, Stop & Shop, and Walmart. 2 Beach Access. Our beach is to the left of the stairs as you descend towards the beach. Please set up chairs and other equipment on the beach in front of our property only, and please be courteous to the neighbors by staying on our property. Please cover any holes or sand sculptures prior to departure. 3 Linens and Towels. Linens and towels are professionally cleaned before your stay. At the end of your visit, for your safety and ours, please strip all used bedding (linens and bed spreads) and place them into the provided laundry bags. Some beds have zip-off sheets – just unzip the tops and place tops into linen bags. Please separate used towels from linens into separate laundry bags to avoid mold. 4 Air Conditioning. The air conditioning works best if exterior doors and windows are kept closed while A/C is in use. 6 Kitchen and Baths. We provide starters for coffee, tea, dry staples, oil, vinegar, aluminum foil, basic condiments, paper goods, soap, and sanitizer. Feel free to use at your discretion. 7 Grill and Outdoor Equipment. Please use the grill and beach equipment for your pleasure. Please return the grill and beach equipment as you found it, ordinary wear and tear excepted. If you use sugary sauces on the grill such as barbeque or teriyaki sauce, there may be an extra charge for professional cleaning or replacement parts. 8 Outdoor Shower and Water Use. The water supply for the outdoor shower and garden hose are located in the alley on the kitchen side of the house. Please turn the water supply off when the appliances will not be used for extended periods of time, like overnight. 9 Cleaning Products. We provide starters of dish soap, sponges, disinfectant, paper towel, toilet paper, and orange garbage bags for arrival. Feel free to use at your discretion and purchase more if you run out. 10 First Aid. First aid materials are in the medicine chest at the top of the stairs on second floor. There are fire extinguishers located on the first floor in the cabinet next to the stove and on the second floor in the bathroom vanity. 11 Safety. Each floor is equipped with smoke and CO2 detectors. Please test to make sure they are working and feel free to contact us with ANY questions. 12 Basement. The basement is the “owner’s closet” and not accessible by guests. 13 Sanitary System. Due to the environmentally sensitive beach environment, our home is equipped with a state of the art waste water denitrification system. To keep the system running effectively, please limit disposal into the sinks and toilets to gray water, human waste and toilet paper only. Any other foreign material could cause the system to fail which will trigger an alarm to the monitoring station, and the charges that accrue for a service call. 14 Water Conservation and Leak Protection. Our home is equipped with a Phyn water conservation system. The Phyn will turn the water off if it determines that there is a water leak. It is a self-learning system and gets better at identifying actual use each day. It may, however, turn the house water off if it detects free water flow for greater than 15 minutes or if it otherwise believes there is a plumbing failure. Therefore, please turn water off between showers and other extended use to avoid unintended water shut off. If the water does shut off, please contact us and we will reset the Phyn remotely. 15 Outside Shower and Storage Shed Doors. Please ensure that the doors to the storage sheds and outdoor shower are secured when not in use to avoid wind damage. 16 Video Monitoring. Please be advised that we have a “Ring” doorbell and outdoor cameras that monitor the driveway, backyard and owner’s closet. 17 Fires. No open fires are permitted per local ordinance. Please do not use gas appliances other than kitchen stove without prior owner consent. 18 No Smoking. The property is strictly non-smoking, vaping, etc. Additional cleaning charges, including lost rent, will apply if you smoke on the property. 19. No Lifeguard and children must be supervised in an age appropriate manner, e.g. children should be accompanied when visiting the beach.
