Welcome to the beautiful, Gardens at Beachwalk! 1 Bed/1 Bath Condo. Top, 3rd Floor Corner Unit with Balcony (No Elevator, 1 full flight & 2 half flights of stairs.) Come live in paradise for a little while! A positive Air BNB Review is needed to rent this unit. Please Read items under "Other details to note" The space Located in an excellent area of Fort Myers right by McGregor & only 4 miles to Bunche Beach, 5 miles to Fort Myers Beach & 9 miles to Sanibel Island! Target, Publix & etc., all .5-1 mile! Pool, Hot Tub, Fitness Center, Club House & BBQ Grills are all just a quick walk from the condo! Guest access First Access: You will access the gated area via gate code for the first time. You will access the unit via door code. There will be gate and amenity cards in the unit to use throughout your stay. Access information will be given prior to arrival. Other things to note *Prior to Stay: You will need to fill out a tenant registration form to obtain a digital parking pass, at least 7 days prior to arrival. We will also need to send a basic lease agreement to the association. **Miscellaneous maintenance projects and roof repairs are in the works. Will notify tenants by email of any notice we receive regarding projects during your stay. We can't issue refunds if there are any projects that interfere with a tenant's scheduled stay. (We haven't experienced anything that bothersome, thus far, they usually try to complete bigger items in the off season) ***Our Rental Rules & Additional Information: Gate & Amenity Key Cards: You will be provided Two (2) White Gate & Amenity Key Cards for the Unit. The key cards will be in the unit upon your arrival. These cards allow you access in and out of the parking area as well as access to the pool area/fitness/recreation areas. These are the only gate/amenity keys available for the unit so please make sure they are left at the condo on your check out date. Lost Card Fee is $100. Parking: You will need to obtain a digital parking pass by filling out a lease registration form prior to your arrival. You can park in any open spot around the complex unless otherwise marked. Guest cars without a pass can be ticketed (warnings) and a car may be towed after 2 warnings. Housekeeping: There is no daily housekeeping service. Please keep the property, appliances, and all furnishings in good order. Trash/Recycling: You will be responsible for disposing of trash through – out your stay. There are dumpsters located next to the building. Guests: People other than those in the guest party may not stay overnight in the property, unless approval is given. Any other person in the property is the sole responsibility of Guest. Accidents/Injuries: All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Facility Use: Facilities of The Gardens at Beachwalk (Pools, Fitness Area, Recreation Areas) are managed by Compass Rose Management. There are times when unforeseen maintenance could take place resulting in closure. We are often not given any notice and have no control over maintenance times. If we are informed of a possible closure, we will let our guests know as soon as possible. Pets: The Gardens at Beachwalk Association does not allow tenants to have pets. Smoking: The unit is non-smoking. Maintenance: We perform bi-yearly maintenance at XXXXX Ocean Walk Circle #XXX. If something were to happen during your stay (i.e., appliance stops working) please notify us and we will do our best to solve the problem with-in a timely manner. Minor maintenance items will be the responsibility of the tenant as they deem necessary. Storms: No refunds will be given for hurricanes or storms.
