The generous open-plan living area is the heart of the home, with comfortable leather sofas positioned around the wood heater and a 50-inch HDTV with Blu-ray and Amazon Prime for all your streaming needs. The Hamptons-style dining table seats six and is perfect for long dinners, good wine and plenty of laughter. Kids will love the four breakfast-bar stools for quick meals before settling in for Netflix or Disney in their PJs. The solid timber kitchen, finished with a stunning Red Gum benchtop, is fully equipped for home cooking. Choose your preferred coffee style -Breville machine, French press or instant. Enjoy the convenience of a 900mm Lofra stove, 4-slice toaster, microwave and dishwasher. As a special touch, we also provide farm-fresh eggs from our property. Each bedroom features a comfortable queen bed layered with plush pillows and high-quality linens, with three bedrooms offering dedicated clothes storage. The spacious bathroom includes a walk-in shower, a luxurious claw-foot bath and a wide vanity with ample storage for everyone. The toilet is separate for convenience, and the bathroom also offers direct access to the main bedroom. After a day spent exploring the snowfields, forests, raceway or wetlands, the laundry is ready for anything with its large 10kg Speed Queen front-loading washing machine. A Simpson dryer and a sheltered outdoor clothesline on the verandah are also available for your use. Travelling with a larger group? Guest access Guests at Lawrence House have exclusive access to the entire home, driveway, native garden, and the surrounding orchard. A large shed beside the driveway is locked and not accessible to guests, but you are welcome to use the attached carport for parking.. As Lawrence House is located on a working farm, we kindly ask that you remain within these designated areas, as cattle can be unpredictable. That said, you may be lucky enough to witness a drover guiding a herd through the property or see farm machinery in action - an experience many of our guests enjoy. Other things to note  As this is a working farm, you are more likely than not to hear animal noises and farm machinery. We have electric fences, dams and lots of gates. We ask you to be respectful and to not venture into any spaces which are not listed above. If you find a gate open, please leave it as you found it, as it means the farmer will be back shortly.  Lawrence House is a smoke-free, vape-free, drug-free zone. If you do smoke, please only smoke away from the farmhouse, and be respectful of total fire bans and the nature of our land, extinguishing all butts in a proper receptacle.  We are a shoe-free house inside. Please bring your soft slippers, woolly socks or indoor Ugg's to keep your tootsies warm.  For the comfort and safety of all guests, and due to our working farm environment, we are a strictly pet-free property and cannot accommodate animals of any kind.  If you would like to have a party, event or services at Lawrence House, you must have written consent from the host, and additional fees may apply. This applies to any external services including but not limited to chefs, catering, hair and make-up, beauty therapy treatments and personal training. • In the country, we are prone to flying and crawling insects, native animals like kangaroos, wombats, koalas and echidnas on the property. We do provide inspect sprays and we do regular barrier spraying to deter insects from entering the house. For your safety, it is best to stay away from the local wildlife.  We have high-speed Wi-Fi on the property, thanks to Starlink.  There are two kilometers of dirt roads to access Lawrence House. All guests must be listed in the booking along with the required details. Individuals not included in the booking are not permitted on the property or in the accommodation at any time. Failure to disclose all guests or exceeding the maximum occupancy will result in immediate termination of the reservation and no refund for any unused portion. The only fire permitted at Lawrence House is the use of the wood heater inside the property and is only permitted outside of the designated fire restriction periods. Firewood will only be provided outside of designated fire restriction periods. No guest is permitted to bring firewood onto, or obtain firewood from the property, or its surrounds. Failure to adhere to these conditions will result in termination of stay with no refund of any unused portion of the stay
