No refunds or discounts will be issued for disturbances caused by construction. Additionally, the swimming pool may occasionally be closed for maintenance, and we cannot offer refunds or compensation for these closures. This comfortable studio is situated in a secure building complex in Bondi. Ideally located to experience and explore eastern suburbs, with plenty of shops, restaurants, bars and supermarkets a short stroll away. Fully furnished with industrial modern inspired furnishing and everything you'll need during your stay. This studio has an open lounge and bedroom area, a separate full kitchen area and a private balcony. We are 15 minutes walk to Bondi Beach and Bondi Junction and 20 minutes drive to the city and excellent public transports. The apartment is professionally cleaned before each stay, with clean and comfy bed linen and towels provided. - Furnished kitchen with fridge, microwave and other kitchen appliances such as kettle, toaster, and coffee machine (pods). An oven and electric cooktop is also included. - 40" LED LCD Smart TV + free NETFLIX (passcode given during your stay) - Split-type ductless air conditioning - Built-in wardrobe with hangers - Queen size bed and Sofa Bed - Carpet floor in bed and lounge area - Designated work/study area - Essentials in the kitchen (coffee, sugar, tea, salt, pepper, oil, utensils and cookware) and other necessities such as cleaning materials, shampoo, conditioner, body wash, hand wash, iron, and hair dryer are included. - Baby cot available upon request. Please make an enquiry when making a reservation. Guest access The entire studio apartment with a private balcony will be yours. Clean towels and fresh, comfortable bedding is all supplied for your stay. Feel free to prepare meals in your fully equipped kitchen. NO PARKING: Sorry, there is no parking available in the apartment. Free street parking is available in the area, and some are metered for 1 or 2 hours. Please be mindful of where to park to avoid fines. Security, Lift and Rooftop swimming pool access (with magnificent panoramic view) Clothes Washer and Dryer - shared in the building (located on the same level as the studio). Complimentary teas, coffee, Nespresso coffee pods, sugar, bathroom amenities, basic cleaning supplies, toilet paper is provide. **** Once you run out it is the guest responsibility to purchase the items required during their stay. Other things to note For security reasons, we need to know about everyone entering the property (full name and age), where you're from and the reasons for travel. *** Early check in and late check out*** Available upon request and subject to availability. Extra fees may apply. Please make a request upon booking. For late check out, we require you to at least inform us 48 hours before your check out date so we can check if there are any prior booking on the same day, also the availability of the cleaning company that we use. The fee we have for early check-in and late check out varies between weekday & weekend rate from $50 - $100. We UNFORTUNATELY don't have a bag storage option at this property. Please do not leave bags later than 10 am, as we use an external cleaning company. Also, the property building management has strict rules on removing items or anything that are left unattended in the common area. *** Extra cleaning service*** Available upon request, during your stay. Please contact us and we can organise this for you. Additional costs apply. For extended stays over two weeks, we require a compulsory cleaning of $80 periodic cleaning fee and change linens for $20 every two weeks to maintain the cleanliness of the apartment. ***Sofa Bed*** You can use the sofa bed if you would like to use separate beds which includes the third guest. However, there is a once-off $20 surcharge for the use of the sofa bed beddings that include the additional laundry. Please let me know in advance if you would like the extra bedding so we can organise it before your check-in. You can leave the $20 cash before check out or let us know what is convenient for you to pay the incurred charges. STRICT HOUSE RULES: I have strict rules on no parties, loud music, and anything that might disturb my neighbours. This is a residential building, so it's very important that when staying here, you respect and show consideration to my neighbours and the communal areas of the building. 1. Please do not book my home if you plan to stay up late and be noisy 2. Please do not smoke!!! - Breaking this rule will incur a $300 fine plus the cost to clean and deodorise the property. 3. Noise must be kept to a minimum, especially from 10 pm to 7 am - No partied are permitted at any time. No unregistered guests are allowed, any extra guest visitors must be approved in advance and will have to pay an extra fee as set out in our rates. It is the responsibility of the guest who made the booking to ensure that any visitor/s also complies with our house rules. *** This is a residential building. If we get a complaint from a neighbour you will be asked to vacate immediately plus full bond will be claimed. 4. No pets are allowed 5. $200 fine for unreturned or lost keys 6. We welcome children of all ages. Please take into consideration balconies, lifts, fire exit stairs in the safety of your children before booking. Supervision is the responsibility of the parents and/or guardians. 7. All equipment, appliances and furniture are in good condition and are checked prior to check in unless advise by the host. However, in the event that we found any damage from any items that is part of the studios’ property after check out, we will assess and charge you of its corresponding penalty fine. Maintenance: Australia is a tropical country, from time to time you may see bugs, spiders, and insects, mostly harmless. We don’t accept cancellations on the above but if needed assistance please let us know. If you see cockroach baits in the cabinets or floors, please do not throw it. We regularly fumigate the property to prevent unwanted pests. The building maintenance has annual pest spray, and we are not responsible for pests that sometimes escape into the apartment. We still ensure that we will provide a clean and hygienic environment as much as possible to provide you with a comfortable and peaceful stay. We do our best to attend to all maintenance issues. If anything occurs during your stay, please let us know such as light globe replacement that may take 1 - 2 business days, whereas if it is urgent plumbing or other issues we will send someone asap. We understand that items can be misplaced at times, and if you believe you have left some things behind, please notify us so we can check with our cleaning company or from our team. Any items found can be sent through post at your nominated address. However, please note that the corresponding fees involved for returning your items including postage fee and $30 handling fee will be charged from your account. Any items unclaimed within 30 days will be discarded. We provide complimentary internet. (Please note we do not take responsibility for any internet outage that is out of our control).
