At a glance; 3+1 bedroom, sleeping 10 (additional baby cribs available upon request) 3,5 baths, fully equipped kitchen, large garden, secured parking and unrivaled location steps from the beach and mountains. The space The Thatch house offers lots of space for adults and children alike, an unrivaled ocean view from the covered the top deck for hours of whale-spotting, wave-gazing or picture perfect sundowners with friends and family. With the mighty mountains as a backdrop, (easily accessible for hiking, mountain biking and trail running directly from the front door) the setting for this house could hardly be better. A generous beautiful lawn garden (encompassing the size of most surrounding plots) fully fenced in and shade-clothed ensures ample space for garden games, social functions or sunbathing in privacy, while still being only steps away from the sand and surf of the surrounding beaches and gorgeous mountains. As the property intermittently functions as the owner's residence, and not solely as a holiday house, this house is equipped above and beyond what you usually find in the area, or even the country. Layout and amenities: Parking: Secure locked outside parking is offered on the premises behind the motorised gate for two cars. Additional, secure, free, street-parking for additional vehicles along the cul-de-sac adjacent to the property. Entrance level, main house; Kitchen/ dining area: An inviting entrance with built in wine-racks leads through to the open planned dining area and kitchen. Dining table and chairs for 10 guests with a perfectly planned, fully equipped open kitchen with a huge breakfast bar that allows for easy entertainment while preparing meals. The kitchen does not only come with every appliance you might wish for, but is also stocked with most essentials for your convenience, allowing for spontaneity in cooking by replenishing upon checkout instead of detailed planning, over-purchasing and packing before your stay. Adjacent to the kitchen you will find a scullery with separate entrance from the driveway sporting; double sink, ample counter top space, DW, additional large ice-maker, drinks fridges (2), washing machine, house-keepers closet and an abundance of glassware for any occasion. A guest bathroom is found adjacent to the dining area, as well as ample hanging space and wardrobes for beach gear and overcoats. Entrance level, main house; Social area; 2 steps below the dining area you will find a large social area/ sitting room with ample light from the large glass doors facing the garden that opens up fully, extending the room out onto the stone laid outdoor dining area and consecutive garden. Comfortable seating in modern light coloured sofas and plush armchairs for 12+ people. For ambiance and winter stays a large glass door fireplace gives the room an exclusive feeling no matter the time of year. A wall mounted smart TV set up to work with any device (chromecast) is found above the fireplace. Guest wing; a few steps from the main house, adjacent to the outside dining area and glass doors of the main house you will find the entrance to the guest wing. A private entrance from the garden allows for privacy while still being very much able to take part of all amenities of the main house and property. A lavish bedroom with garden views and plenty of light offers two single beds that easily convert to a king. A dressing area with generous closet space leads through to the en-suite bathroom with a bath as well as separate shower, wc and a double vanity sink. Baby cribs, mini-fridge, coffee/tea-station or a desk for a temporary office can be arranged for this space at additional charge, please enquire well in advance. First Floor, main house; Following the stairs, located by the main entrance of the house, up you will find 3 separate bedrooms, separated by a landing with a beautiful linen closet. First Floor, main house, Master Bedroom: The room is furnished with a king size bed with bedside tables as well as a shezlong, giving the room a modern and elegant feel. With large sliding glass doors to a balcony facing the garden in addition to a large window facing towards Hermanus and the nearby mountains, the room is light and spacious, but conveniently also equipped with blackout curtains for uninterrupted long holiday mornings in bed. A ceiling fan is available for the very hottest of days, but rarely needed due to the structural benefits of the building. The room further offers a walk-in closet with generous hanging space, full length mirror as well as shelves for easy and stylish overview. The underfloor heated large en-suite bathroom with a bath as well as shower, wc and double vanity sink offers 3 windows that provides ample light without relinquishing your privacy. First Floor, main house, Guest Room 1; Off the landing of the first floor this somewhat smaller room offers a comfortable queen bed, wardrobes and a dresser. Two windows offer stunning almost completely unobstructed views of the mountain range. Bathroom facilities are found across the landing adjacent to guestroom 2, alternatively, guest wc on floor below. First Floor, main house, Bathroom; A small corridor leads from the landing past the large bathroom to guest room 2, with doors on either side, allowing the bath to either be shared between guest room 1 and 2, or function as an en-suite bathroom for guest room 2. In the bathroom you find a bath as well as a shower, wc and a vanity sink. First Floor, main house, Guest room 2; The room offers garden views, a dresser and very adaptable sleeping arrangements. All mattresses in this room are of course proper spring-mattresses to offer a high quality rest, regardless if you are using the room alone, or sharing with friends and/or children. The room is furnished with a bunk bed which holds 2 single beds, in addition to a single bed or daybed with an additional separate pull-out mattress, allowing for up to 4 separate beds to be used in this small but efficient room. Second Floor, loft and top deck; Above the bedrooms an open planned loft allows for easy entertainment and absolutely stunning views of the ocean, making whale-spotting and wave-gazing a joy. Comfortable seating for 7+ people is available on the covered deck with sliding glass doors into the loft. A gas fire-place adds ambiance and warmth in winter, and should the views of the ocean overwhelm, the large sofa with daybed inside also faces a 50in smart TV with a dvd player that offers all the entertainment you might wish for. For convenience the loft also offers a drink fridge with a freezer, a sink as well as additional glassware to minimize the need to bring things up and down the stairs. Outside seating area: Right outside the glass doors of the main house, next to the guest wing, a stone laid area in 2 levels offers a dining table and chairs for 14 with convenient umbrellas for the hottest summer days. A gas braai (BBQ) on wheels is available in addition to the main house's kitchen. The area is sprinkled with wooden planter boxes as well as refurbished wine-barrels filled with seasonal vegetables, fruits as well as beautiful flowers, changing with the seasons and giving the area a lived-in, natural, yet very elegant feel. Feel free to sample fresh strawberries, lemons, grenadilla, sallad or other vegetables depending on ripeness and season. Garden/Lawn; A large lawn allows ample space for all kinds of garden games while being completely enclosed by a secure metal fence with shade cloth for your complete privacy. A gate at the bottom of the garden leads directly to the cliff path and a few steps beyond, Langbaai beach. For convenience an outside shower is found on the corner of the house, allowing a quick rinse after the beach without the need to leave the garden. In the garden you will also find 4 comfortable sun-loungers on wheels with a side table available which makes for complete peace in the sun or shade at your convenience. Pool; As the enormous pool called the South Atlantic Ocean is mere steps from the property, the Thatch house does not, at this moment, offer an on-property pool. If the water feels chilly at the beach, the property does have 3 very comfortable bath-tubs with both privacy and adjustable water temperature. Please do not hesitate to ask any additional questions.
