Sutherland Oaks, Private retreat on 12 acres

A cozy, quiet home where you can go for a romantic get away, girls trip, family vacation, holiday, or some quiet relaxation . With there being no other Airbnb's around, this is the perfect place to go. It's very private, sitting on 12 acres. The land is yours, while you stay! Enjoy the hot tub, fire pit, outdoor games, two-person hammock and grill. This home is where wilderness meets luxury under a blanket of stars. The space This property brings home to you with its southern, modern, rustic feel. There are two full bedrooms and one pull out couch, and a very comfy environment. A lot of land to bring your pets, children, and friends to have a home away from home. Guest access You are able to access the main house and outdoor space of property. Other things to note Hot Tub Waiver If I, the leasee, opts to use the hot tub at 9633 FM321, Tennessee Colony, TX, 1 agree to the following conditions: Six person maximum hot tub capacity. No food shall be allowed in the hot tub. No body lotions shall be allowed in the hot tub; please shower to rinse off prior to soaking. All children under 13 years of age shall be accompanied by an adult while in the hot tub. No infants are permitted in the hot tub. Hot tub will be left in the same condition as it was found upon entry of lease of agreement. All individuals, including pregnant women and/or those under the influence of alcohol and/or drugs shall use the hot tub at their own risk. If the hot tub is damaged or otherwise mistreated during my tenancy, or if upon arrival, I find that the hot tub has been previously misused, understand it is my responsibility to immediately contact the owner, Jo (through Airbnb). Understand that by signing this waiver, it is my responsibility to inform every person using the hot tub of these rules, and to ensure every person abides by them. I further understand that failure to comply with these guidelines will result in forfeiting my entire damage deposit and/or paying any additional expenses to restore the hot tub to its prior condition. I understand that this agreement/waiver is incorporated into, and is part of, the original lease agreement between the parties. By reading this agreement and purchasing my stay at Sutherland Oaks, I release Jo from any liability associated with me or my guests' use of the hot tub. I have read and agree with the above stated conditions.
