The space This renovated condo has never been rented before now so we are privileged to present this gorgeous 2 bedroom, 2 bath condo. The bedrooms are large and offer a king bed & two queen beds. The sunken living room is cozy with plenty of seating around a beautiful gas fireplace & the built in 50″ smart TV. The fully stocked kitchen will be easy to prepare meals or entertain your family and friends. A very special complex with an enormous shared sun deck right out side the condo with a fire pit, corn hole, hammock, chair swing, outdoor table and chairs, ski lockers, two common area hot hots, Weber BBQ grills and views of the valley. A summertime treat is the relaxing and therapeutic sounds of Burgess Creek that flows by the spacious back patio. After skiing, relax in one of the common area hot tubs and enjoy the amazing sunsets or enjoy your beverage by the fire pit. Kutuk is a hidden gem by the ski area. Location is everything! Kutuk, Unit 104 is also managed by Condos in Steamboat. Rent side by side units. Airbnb has a category that is computer generated and it lists this unit as ski-in/out. It is not. Or it might say on a gold course - it is not. I cannot change how the computer generates categories. For the record the listing description is accurate. The ski slopes are across the street. There is a ski trail that comes close to Kutuk with a short walk back to the condo. Please ask questions if you need more info on the location of Kutuk condominiums. This unit is managed by Condos in Steamboat, a family owned property management company. Kim and Dan Filler, owners, have lived, worked and played in Steamboat for more than three decades. We will make sure your vacation is one to remember. You will keep coming back to Steamboat year after year - we promise! LICENSE NO: STR20231604 Guest access You will be renting the entire unit Other things to note Kutuk is located across the street from the ski slopes. There is a trail to ski-in and take the stairs down to Kutuk. You walk to the ski slopes. The ski locker is located on the common area sun deck. The view photos are from the common area sun deck. The views are not from the unit. Maximum Occupancy of the unit is 7 people. I will allow up to 2 babies in pack n plays. There is a king bed & two queen beds. The living room has a pull out queen sofa sleeper that has no bars or springs. It is truly comfortable. Our STR permit only allows 7 people in the unit. Should you have more than the maximum capacity, you will be evicted and all monies collected will be forfeited. This is a non smoking unit & that includes the deck. Please respect this request and don't smoke in the unit. No smoking means this unit is 100% tobacco & cannabis free. If you smoke anything in the unit, Airbnb will be notified and you will be fined $1,500 for violation of this rule. There is no smoking on the common area sun deck. NO pets allowed. This unit does not allow dogs, cats or any animals in the unit. If you have a pet in the unit, Airbnb will be notified and you will be charged $1,500 for violating this rule. You are 100% responsible for any breakage, spills, damage, missing items or excessive cleaning. If you need the use of any baby gear (high chair/pack n play), please request as it is not kept in the unit. Baby gear is free but only available upon request and only if in stock. As of 2025/2026 ski season the private parking in the heated garage will be 'pay to park'. Each unit is allowed one car. There is no housekeeping during your stay but the unit is set up like your home. 2 sets of sheets for each bed, blankets, duvets, pillows, bath robes. We supply laundry detergent, TP, paper towel, tissues, soaps/shampoo/body wash, napkins, coffee filters, salt & pepper/spices, trash bags, Cascade for the dishwasher, kitchen sink soap, etc. All sinks have hand soap & sanitizer. All supplies are there for you to use but we do ask that you do not take any when you depart. Cleaning Protocol: The unit will be extremely clean and sanitized (this will probably been the cleanest rental condo you have every stayed in). All linens have been washed on hot. Everything has been cleaned. Every door handle, light switch, all remotes, pens, hard surfaces have been cleaned and then sanitized. All magazines are new for each client. We have gone way beyond any other company in town to make sure the unit is clean and safe for you, your family, your guests, our owners and staff. I think you will appreciate it very much & feel comfortable. The two hot tubs are managed and maintained by a different company that manages the Association of the complex. Condos in Steamboat / Kim Filler has no influence or control over the condition, maintenance, hours of operation, notice of repairs or downtime of the common area hot tub. There shall be no parties or gatherings. There are no refunds or credits if the hot tub is out of service. (it is extremely rare for the hot tub to be out of service). The hot tub supplies hot tub towels. Renter and all renter's guests assume all risk and responsibilities. Guests are liable for their own actions and for those of anyone they invite into the property. Guests hold owner, property manager harmless from any liability. Condos in Steamboat does not have a check-in office. We do live in Steamboat and work from our home office. We are always here to help in the event of a problem, question or concern. After your reservation with Airbnb, Kim will ask you for your details like email, phone numbers, address, number of occupants, ages of any kids, flight details, etc. We are a property management company and our software requires your info so we can complete the booking on our end. The additional info is so we can help you with early check in or late check outs and other needs you may have. A couple of days before your arrival, Kim, owner of Condos in Steamboat, will email you a confirmation letter, maps with directions, complex layout and additional helpful info. There is a lockbox at the front door of the condo and additional keycards will be on the kitchen counter. It is your responsibility to read the email. All the info you need to arrive and check into your unit will be in the email. Check in is 4pm. Check out is 10am. You will be in possession of 4 keycards in plastic ID holders attached to lanyards and a key fob in the lockbox. If a keycard or the fob is missing on departure, the fee charged is $100. Please leave all 4 keycards, plastic ID holders on the kitchen counter on your departure day. The fob must be in the lockbox. There are restrictions on vehicle size and number of vehicles. Please talk to Kim about number of vehicles and size. Towing of any vehicle & expense by towing company is the responsibility of the guest. Absolutely no trailers or RV's. If you have a car Kim will provide you with a parking pass. Guest will abide by all HOA rules and regulations. If Kim is notified by the HOA that you have violated a HOA rule, Kim will call you. If Kim is notified a 2nd time during the same stay of a HOA violation, you will be evicted from the unit and forfeit all monies paid. Guests shall leave the condo in the same condition and position as when they arrive, normal use and wear excepted. If furniture was moved, please move it back to the original location. Additional charges will occur for any piece of furniture that is not in its original location upon departure. On departure day, you are required to strip sheets & towels that were used. Dirty sheets on the floor of each bedroom and dirty towels on the floor in each bathroom. Used robes on the floor in either the bedroom or the bathroom. Blankets, duvets, quilts are to be folded up and placed on beds (not in a pile on the floor). The dishwasher needs to be put on but not over packed. Any extra dishes that don’t fit in dishwasher should be left in sink or washed. All trash needs to be removed from the unit & taken to the dumpster. All windows need to be closed. All lights & TV's need to be turned off. Kim is the last person to see the property before you arrive & the first person in the unit after you depart. Guest is responsible for additional housekeeping charges if the unit is left in a state of abnormal or excessive disorder. It is the Renter’s responsibility to ask questions about the unit & property. For example: If you want a view and you don’t see a view photo or a view is not described in the description, then most likely, there is no view. If you wanted ski-in, ski-out and the headline or description doesn’t say anything about being ski-in then it won’t be ski-in. Every unit is different. The descriptions are very accurate.
