Description
A 1 min walk to the metro (!), a ~13min ride to Alexanderplatz and ~46min to the airport, this studio is the ideal base for short stays in Berlin. Located centrally, in one of Berlin's most bustling, characteristic and cosmopolitan areas, the flat is bright, comfy, and super-served: a supermarket right across the street, 2 malls, 2 parks (the renowned Tempelhofer Park!), as well as plenty of art venues, international eateries, typical Berlin bars, all within a 5min walk. The space The flat is on the second floor (no elevator) of a building from the early 20th century. It has high ceilings, a beautiful, dark glazed, original wooden floor and 3 large windows looking out onto a large, green, quiet space in the middle of the block. The studio consists of the private living, dining, workspace and kitchen areas that you see in the pictures. The sleeping couch (double bed size - 1.4m x 2m) quickly converts back to a proper couch to make space for the living area. A desk is there for working with your laptop. The kitchen area is fitted with oven, microwave, fridge, freezer, toaster, kettle, egg boiler, keurig. It is a smart home, which provides comfort for guests but also requires them to have a certain level of acquaintance with digital technology, as well as having a mobile Internet connection. The bathroom is fully equipped with a toilet, a shower, a sink, and a washing machine. Being a traveler myself, I know very well how annoying and wasteful it is having to buy basic necessities just for a few days spent away from home. That's why you'll find all the basic stuff to live the flat right away: bedding, towels, toiletries, cooking basics, silverware, condiments, spices, tea, coffee. Please read the bureaucratic requirements (house rules) to be sorted out at the time of booking. Please note that my flat is neither kosher, nor halal or vegetarian: the one freezer drawer I reserve for my own food might contain frozen pork meat. Guest access You'll have exclusive access to the studio during your reservation. Specifically, to the the living, dining, workspace and kitchen areas that you see in the pictures. Other things to note HOUSE RULES To comply with German registration law (§29, §30 BMG) and the housing office regulations, within 12 hours after the booking is approved: 1) every single guest must send a copy/photo of his/her EU ID card or passport through the Airbnb chat to the host. 2) the guest registration form provided by the host must be filled out, signed and returned through the Airbnb chat to the host and within 72 hours: 3) The guest must transfer the Berlin City Tax (7.5% of the net booking price), collected separately by airbnb - After the check-in Only registered guests are entitled to access and use the flat in the ways described herewith. Guests are not allowed to let anybody else, no matter the motivation, inside the flat without the explicit permission of the host. No hosting of parties, group meetings or social events. No changes to the property are allowed: e.g. no modification, no moving, no removing of available furniture, appliances, devices or bringing in of new ones. Apart from working on your laptop, the flat may not be used for any other work-related activities, especially not for those that may damage, be a nuisance or simply be deemed unsuitable by the host or the neighbors. No Airbnb arbitrage. No subletting. No drugs. No weapons. Any security issue or suspect illegal activity will be notified to authorities without prior notice. No smoking. No underage guests. No pets. This is a short-term rental for the specific purpose of a temporary stay and not a permanent tenancy. It is limited to the exact period of the Airbnb booking. It cannot be extended without a new booking. All File-Sharing programs must be turned off and no copyrighted material should be downloaded illegally from the internet (German authorities actively prosecute violators). Guests must carry with them IDs/passports at the time of check-in. NOTE Please understand that this is my private home. On one hand, this means I'd like to have an idea of who I'm about to welcome in it before actually doing so. So introduce yourself in detail when inquiring or booking (First and last name/who you are/what you do/purpose of your trip). On the other, it also means that it may not be possible for me to arrange some stays - independently from what the calendar shows - for a number of contingent, organisational reasons.
