I get this question A LOT. Usually the short answer is: No, but sort of... It's a unique situation in today's world of corporately run short-term rentals. We're taking things back to how this movement started, with real people sharing what they love in a space with guests. Sharing and creating beautiful memories. As stated above Guests have full use of 80% of the house. I live on property in the master suite--the remaining 20%. Providing an amazing experience is the top of my priority's. What's included in 80%? Everything in the listing: 3 private bedrooms, a full private bath plus a whole lot more. The loft pulls out into the 4th bed, but is technically a 'shared space'. The laundry room is shared, but I ensure it is always available to guests (you won't see any of my clothes lying around, for example). All down stairs is shared, but primarily for guests. The kitchen fridge is exclusively for guests. I do not want my guests to EVER feel uncomfortable during their stay. Guests have full access to the the entire home except for two Host-only areas (the host's suite with bathroom and the garage—which are both access controlled). 2,400 sqft of space to relax in. Resident host-only spaces includes a bedroom w bathroom, and the garage. Both are fully sectioned off from Guests so that you will not be disturbed during your stay and that you will have access to as much of the property as possible. Some Host pantry items are segregated to back portion of the walk-in pantry...please do not eat his food. Spices and such at the front of the pantry are free game for guests. Host has a separate fridge in the garage--the kitchen fridge is all yours! Other things to note Please note there are no refunds due to Acts of God, inclement weather or nature including sightings of pest (insects/animals), outages of electricity/water/water heater/internet, malfunctions of devices such as TV/internet services/etc., and/or anything that is beyond our control. Private pool and hot tub is without a gate or lock. Please read pool rules before use, which include the common items: ★ No unattended children in the pool or spa, adults are responsible to ensure children follow pool rules ★ No Jumping or diving ★ Swim at own risk, there are no lifeguards ★ No food in the pool ★ No glassware on the pool patio, pool or spa ★ Do not leave the spa on while unattended ★ Pool and spa close at midnight Fees are included as applicable to preserve the quality of the listing for the enjoyment of all guests, present and future. Possible fees include: ♦ Non-registered guest (guests staying overnight not included in the booking). $100 per night per non-registered guest. ♦ Pet fee. One-time charge of $75 per stay for up to two small dogs maximum. *Small dogs only, 25 lbs or less, any small breed. Dogs must be kenneled at night. Please contact host with any questions or special considerations. *No other pets are allowed, except by law. For certified service animals, proof of certification must be provided prior to the stay. *If you neglect to inform ahead of time that you are bringing a pet with you, then we reserve the right to either TERMINATE your stay early OR initiate a claim for the pet fee. ♦ Early Arrival / Late Departure adjustment fee. Sometimes you may need a little schedule flexibility and we strive to accommodate when we can. Understand that often we cannot, so ask early. Please never assume this option will be available. Additional charges for late checkout/early arrival, unless pre-coordinated: 1 hour or less early arrival or late departure: $50 1-2 hours early arrival / late departure: additional $50 ($100 total fee) 2+ hours late departure, unauthorized (1pm or later): **the late departure fee is increased to the base rate for that day (without discounts).** **This DOES NOT award you possession of the property for the day.** Law enforcement will likely be used, especially in the case of a failure to communicate with us in a timely manner concerning the issue causing the delay. **Additionally, any refund that ANY effected subsequent guests gets as result of your late check out that is unauthorized, you will be responsible for reimbursing us for any refunds given.** *Please note that these fees are in place to: 1) discourage late checkout/early arrivals since this causes our cleaning service undue stress to prepare the property to your or the next guests’ arrival, 2) ensure ample time for thorough cleaning—no rushing/cutting corners—to meet the high standard to which we hold them to, and most importantly 3) preserve the quality of the listing for the enjoyment of future guests. ----------------------------------------- I hope to never assess any of the below fees against any guest, but mishaps do occur on occasion, please communicate with us early in this event. ♦ Damage fee(s) - Damages to property and/or furnishings. Replacement cost due to damages exceeding the security deposit amount must be paid by guests and will be reported. ♦ Additional Cleaning fee - Guests found in violation of the ‘no parties’ rule (i.e., found to have had a party without the host’s permission which results in additional cleaning charges) will be responsible for a fee to pay the additional cleaning charges and/or damages as required to return the property to it’s previous condition. ♦ Public disturbance fee. (Please note: this listing is not party or event friendly, including disruptive gatherings, iaw the AirBNB Community Disturbance policy.) An additional $500 fee will be assessed. In the unfortunate event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. Law enforcement will be utilized as required to ensure compliance. ♦ Smoking related damage fee. An additional $500 fee to remove stains/odors from tobacco products will apply.
