Nestled in the foothills of The Catskills, Rushbrook Lodge is newly renovated farmhouse built in 1825. It was a vacation boarding house in the 1940s, 50's & 60’s, but now re-imagined for a new generation. When you rent Rushbrook you get 2 full homes with an adjoining hallway. Great for families and friends to vacation together with plenty of space for privacy too! Enjoy the porch view of our picturesque barn, stone balcony overlooking the creek and the 100 acre forest with a mile long trail. The space The house has been lovingly furnished with vintage and contemporary touches. Two of the bedrooms even retain their original boarding house sinks. The house sits on a 100 acre nature preserve with a mile long trail. There are rock outcroppings, some cliffs and water features as well as forest wild life. Hiking is at your own risk. Booking this property is an agreement to the following: RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property (area) owned by Rushbrook Lodge, LLC for vacation rental or any other purpose, the undersigned (RELEASOR), for himself/herself, his/her personal representatives, guests, children, heirs, invitees, and next of kin acknowledges that they are entering an area that is wooded that contains: wild animals, insects, cliffs, rocks, streams and other conditions that can be very hazardous and undertakes that he/she has or will immediately upon entering, and will continuously thereafter inspect the improvements and area.  NO LIABILITY/INDEMNIFICATION/HOLD HARMLESS: The undersigned hereby agrees to indemnify and hold harmless Jolene Adams and Rushbrook Lodge, LLC individually and together from and against any loss, liability, damages, or costs that may arise from or incur due to their presence in or upon the area for any reason including negligence, act, omission or otherwise. The undersigned accepts full and sole responsibility for all actions of their guests and invitees and further represents that they have full power and authority to execute this release on behalf of themselves, their guests and invitees(including any minors/children). Jolene Adams and Rushbrook Lodge, LLC shall have no liability for the loss, theft, damage or injury (or death) to persons or their personal property.    THE UNDERSIGNED(releasor) hereby certifies that he/she and guests (they) have adequate insurance(and will solely rely upon such coverage) to cover any injury (including death), illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage, injury or death. The undersigned further represents that he/she/they have no medical conditions which would interfere with or put them at risk for swimming, canoeing, boating, hiking, rock climbing, climbing stairs, etc. or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect.   CHILDREN AND PETS will be considered, and if allowed they require adult supervision at all times. THE BLUESTONE PATIO BALCONY: Sitting on the bluestone patio balcony wall is not allowed. Climbing down to the creek below is not allowed. The access land into the creek below the wall is not owned by Jolene Adams/Rushbrook Lodge, LLC and it will be considered trespassing. Guests may forfeit their rent, be evicted and/or criminally prosecuted for trespassing. There are various swimming holes and water features on the property - as well as in the neighborhood. Enter, wade, swim, etc. at your own risk. Respect the No Tresspasing signs. The undersigned (releasor) has read this document and acknowledges that Jolene Adams and Rushbrook Lodge, LLC have relied upon the representations and agreements contained herein and would not have allowed or permitted the releasor, guests and invitees onto the premises without these representations and agreements being understood and agreed to. Acceptance of this rental agreement is the same as a signature and forms a binding agreement. Guest access Rental of this listing does not include access to the barn, the basement or the attic.
