SLEEPING ARRANGEMENTS: Bedroom One: (1) King Sized Bed Bedroom Two: (1) Queen Sized Bed Bedroom Three: (1) Twin Sized Bed + (1) Twin Trundle Pullout Living Room: (1) Full/Double Sized Sleeper Sofa BATHROOMS: There is one full bathroom with a tub, toilet, and vanity in the home. Shampoo, conditioner, body wash/soap, toilet paper, hair dryer, iron, and first aid kit are provided. Shower Towels, Hand/Face Towels, and washcloths are located on the bedroom nightstands. Ironing Board is located in Bedroom 1 Closet. KITCHEN & DINING ROOM: The kitchen includes a large sink, quartz counter tops, fridge and freezer, gas range stove with oven, microwave, toaster, drip coffee maker, and blender. Dishware, bakeware, stovetop ware, and silverware are provided. The dining room features a table & chairs with seating for 6. OTHER AMENITIES: •Washer & Dryer inside of the home •Central Heat & A/C •Wi-Fi (300-400 Mbps) •Large Smart TV (Log into any of your own streaming services Netflix/Hulu/etc) •Security Cameras facing front & rear exterior entrances. SAFETY NOTES: •Although we are baby friendly, the home is NOT baby-proofed. We do not have outlet blockers, furniture is not strapped to walls, no safety locks on cabinets, etc. Guests are responsible for the safety of their children. GUEST CRITERIA: We are only interested in renting to the most respectful guests. While we welcome guests of all backgrounds, we will only be accepting booking requests from guests who Are "verified" on Airbnb and have multiple positive reviews from other hosts. RULES •No parties, events, or gatherings. We value our relationship with our neighbors and want to keep the house in excellent condition for ourselves and for future guests. This rule is FIRM, violations will incur a minimum of a $250 fee for unauthorized parties, events, or gatherings. •A maximum of 8 registered guests per reservation. Extra & unregistered guests are not allowed. Guests may have visitors between the hours of 8 AM - 8 PM but must not exceed the maximum occupancy of 8 on the property. violations will incur a minimum of a $50 fee per unauthorized guest. •No smoking inside of the home or within 25 feet of any window or entrance. violations will incur a minimum of a $250 fee. •No Pets allowed in the home. Guests will incur charges for damage caused by service animals or unauthorized pets •Other less important rules can be found in the house manual after booking If guests need maintenance help, I will send a professional to resolve the issue.
