Traveling with family or friends? The living room sofa folds out to a full-size bed with a foam topper — sleeping up to 4 guests comfortably. Guest access The cottage is all yours — your own private entrance with a Yale smart lock means a seamless, self-guided check-in whenever you arrive. No keys to track down, no coordinating schedules. Your unique access code will be sent to you ahead of your stay. The cottage includes full access to your private in-law unit: bedroom, living room, full kitchen and dining area, and bathroom. Please note that the main yard and exterior common areas of the property are private to the primary residence — but with College Ave, Rockridge BART, and everything the neighborhood has to offer right outside your door, you'll find you won't miss it. 🙂 Other things to note The cottage has three distinct levels with 3" step thresholds at the main entrance and kitchen — please watch your step. Free street parking is plentiful right outside with no time limits — just be sure to check the street cleaning signs before leaving your car to avoid any unwanted surprises. We live upstairs with our sweet, quiet, and friendly dog, and you may occasionally notice the natural sounds of a shared home — this is a lovingly maintained 1925 property and has all the character to match. We kindly ask that guests be equally considerate, particularly during evening and early morning hours. Oakland's noise ordinance is in effect between 10 PM and 7 AM and guests are expected to comply. If any noise concerns arise during your stay — from inside or outside the property — please reach out to us directly through the app before escalating elsewhere and we'll do our best to help. The unit is reserved for the number of guests listed at the time of booking. Unregistered overnight guests are not permitted without prior approval, and exceeding the maximum occupancy of 4 guests is grounds for cancellation. This unit may not be sublet or re-listed on any platform during your stay. We want to make sure the space is set up perfectly for your group — so when in doubt, just ask. This is a quiet, residential property and we'd like to keep it that way — occasional guests and visitors are completely welcome, but parties, events, and large gatherings are not. We trust our guests to use good judgment, and we reserve the right to cancel a reservation or request departure without refund in the event of any serious or egregious violation of house rules. Smart doorbells and exterior security cameras are active on the property. Self check-in is via Yale smart lock — your unique door code will be sent ahead of arrival. Check-in is after 3:00 PM and checkout is before 11:00 AM. Early check-in or late checkout may be available with advance notice, so don't hesitate to reach out and we'll do our very best to accommodate. A foam mattress topper and linens for the sleeper sofa are stored in the closet and beneath the sofa seat cushions — to ensure it's ready for your use, we request advance notice if your group plans to use it so we can provide linens and instructions for a comfortable night's sleep. Pets are not permitted in the unit. We have our own beloved furry resident upstairs and want to keep the space fresh and comfortable for every guest — we truly appreciate your understanding. We understand that accidents happen and we're always reasonable about it. Guests are responsible for any damage beyond normal wear and tear — if something breaks or goes wrong during your stay, please don't hesitate to let us know. We'd much rather hear about it in the moment and work something out together than discover it after you've gone. This is a strictly non-smoking unit — including cigarettes, cigars, cannabis, and vaping of any kind. We kindly ask that any smoking take place outside and well away from the entrance (10+ ft away). Evidence of smoking inside the unit could result in additional fees and/or fines, no exceptions. We appreciate your cooperation in keeping the space fresh and welcoming for every guest who walks through the door. Once you've checked in, the unit is entirely yours. Neither the host nor any member of the household will access the space during your stay without your knowledge and explicit consent — the only exception being a true emergency or urgent maintenance situation, in which case we will always notify you with as much advance notice as circumstances allow. We recommend keeping valuables with you or out of sight, as the host cannot be held responsible for lost, stolen, or damaged personal belongings during your stay. If you think you may have left something behind after checkout, please reach out as soon as possible — we'll do everything we can to locate it and get it back to you.
