Welcome to this front-unit duplex in Jacksonville's Ortega Farms - a self-contained, private space built for groups who want comfort, entertainment, and easy access to the river. - Sleeps 9 | 3 bedrooms | 5 beds | 1.5 baths - 155-inch projector screen, pool table & sound system - 3 queen beds + sleeper sofa + queen murphy bed - Full kitchen w/ Keurig, blender, rice maker & more - Free kayak rentals via Ortega Outdoors nearby - Central A/C, dedicated workspace & smart lock entry The space Ortega Farms moves at its own pace - tree-lined streets, proximity to the St. Johns River, and a neighborhood that feels genuinely residential rather than transient. This is the front unit of a two-unit duplex, self-contained with its own private entrance, and built for groups of up to 9 who want serious indoor entertainment alongside practical comfort throughout the stay. Living Space The main living area is anchored by a 155-inch projector screen paired with a sectional sofa built for settling in. Movie marathons, game nights, or a relaxed evening unwinding together - the setup handles all of it. A full-size pool table adds a competitive edge to the mix, and a sound system keeps the energy going. An HDTV with Chromecast, Fire TV, and Netflix keeps streaming flexible for everyone. Central air conditioning and central heating maintain a comfortable interior year-round, with portable fans available for extra airflow. Fast Wi-Fi supports all devices simultaneously. Sleeping Arrangements Each of the three bedrooms is furnished with a queen bed, dressed in cotton linens with extra pillows and blankets. Room-darkening shades and dedicated clothing storage make each room easy to settle into for the duration. For larger groups, a sleeper sofa and a queen murphy bed bring total sleeping capacity to 9 guests - a flexible layout that works well for families or groups who need the room without the space feeling crowded. Kitchen & Dining The kitchen is stocked and ready for real cooking. A Whirlpool refrigerator, freezer, electric stove, and oven anchor the setup, supported by a microwave, Keurig coffee maker with coffee provided, hot water kettle, blender, rice maker, toaster, and bread maker. Cooking basics, dishes, silverware, wine glasses, and a baking sheet are all included. You can cook and eat entirely on your own schedule without any gaps in what you need. Workspace A dedicated workspace situated in a room with a door offers a quiet, separated environment for anyone working remotely - suitable for focused calls or heads-down sessions without disrupting the rest of the group. Outdoor & Practical The property is a single-level home with no interior stairs, accessed via a private entrance. Free parking is available on premises, with free street parking nearby as well. Laundry needs for longer stays are handled by a laundromat nearby - note that a washer is not available within the unit. The property welcomes extended bookings of 28 days or more. Self check-in is available via smart lock. Added Experiences Free kayak rentals through Ortega Outdoors and discounted jet ski rentals from Evolution Jetsports put the waterways around the neighborhood within easy reach - a practical add-on for anyone wanting to spend time on the water during their stay. Location Stockton Park and Stinson Park are both nearby, placing riverfront green space within easy reach. Everyday essentials are covered along Timuquana Road, and Jacksonville's broader destinations - Riverside, Avondale, downtown, NAS Jax, and Roosevelt Square - are all straightforwardly accessible from Ortega Farms. Good to Know Exterior security cameras are positioned around the outside of the property: a doorbell camera, one camera facing the main parking area, one on the left side of the home, and two at the back. All cameras record only when motion is detected and are positioned entirely outside. No cameras are placed within the unit. Guest access During your stay you have full access to Unit #1 and everything inside unfortunately due to the property being shared with other guests we do not have outside space at this moment. This is the front unit within a duplex. To get in please only use the space in front of unit 1 You will see a "1" marked on the pillar on the porch Do not use the second driveway with the ramp and mailbox as it is reserved for unit 2 and will block them in. Disclaimer* water is not easily viewable from the front unit, the fence to the water may or may not be locked depending on time of day our waterfront is more for kayak use and less scenic. we don't want to catch anyone off guard, but we feel like having a launch point on property is amazing for many people. Other things to note All guests are required to either pay a $400 security deposit or purchase a $33 damage waiver so we can buy a waivo coverage plan on your behalf. This plan covers up to $1500 in accidental damages (It does not cover parties, intentional damage, or negligence like doing things the property wasn't designed for). Guests must also fill out a rental agreement that requires a photo ID, selfie, and the card used to pay be provided. Due to the property being shared we do have outdoor cameras on the property for surveillance There are no cameras in the unit There is a doorbell camera in the front 1 camera facing the Unit 1 Parking space 1 camera to the left of the house and 2 in the back for Unit 2 These cameras are only active during motion events and do not record 24/7 They are there for your safety (Do not be alarmed if you see a camera missing, our maintenance people regularly check the charge levels of them, and sometimes they take them down to charge if needed) There is also some road noise due to the unit being right off the road if the noise is bothersome we can provide a white noise generator. But even with the tv on low volume, it generally covers up the road noise that is there. Flora & Fauna: If you notice more than one live pest of any kind in living spaces, please let us know. We pay for regular pest control, but sometimes extra spraying can be necessary if needed. Since this is a subtropical climate near the river, it is not unusual to see the occasional large, normally outdoor-living bugs. You might see an occasional lifeless critter – this is normal and proof that our pest control is doing its job. Be mindful of open windows and doors as well, as we cannot be responsible for any insects (or animals!) making their way inside in this manner. We do not have issues with pests, and we'd like to keep it that way.
