Wonderful suite that offers you a great stay in the beach town. It’s 5 mins driving to the beach.,The suite is attached to the main house , it has private entrance. ✅ The suite is perfect for 2 guests. If you have 3-4 guests please book in advance at least 1 DAY for better arrangement 🐕If you bring pets and animals all kind, please pay the fee for deep cleaning. Max 2 pets. PLEASE NO VISITORS NO PARTY- NO SMOKING INDOOR PLEASE BRING 1 CAR ONLY- parking as our instructions - NO STREET PARKING The space 🏠The Jade Studio belongs to a single house. It is designed simple and neat & has great amenities. Private window A/C, 2 ceiling fans, 2 portable heater to adapts all kinds of weather. You can either enjoy our nice shared patio in front ( the court yard) , or your private patio at the back of the unit. (Pls note that we have other units rented in the house and the court yard will be shared) The home is quiet but walls are thin & no sound proof. You may hear others, and we suggest people to have low volume for ease everyone, thank you. 👚👗🧣Laundry $5/ load ( please bring your detergent ) 🍂🍂🍂 Falling leaves: Please be aware that there are some trees along the patio which have leaves falling all the time, even after sweeping, you may see it is filled with leaves quickly. ✅You will have a private entrance and a parking spot for 1 car ( 1 spot only, please dont bring 2 cars or more, normal car only 4-7 seats, please do not bring big truck due to the space is tight , and it will be 1 other car parking next to you. 🚗Parking will be at the back of the house, in an open garage ( the garage has no door, always open, please do not expect to close it). 🍳🍳🍳Kitchenette: The Suite has a cute kitchenette with fridge, microwave & induction cooktop allows you to cook/ warm /make your meals anytime. 🛌There are a king bed for 2 guests and 2 single extra beds when you book for 3- 4 people ( with extra beds we need 24 hours notice in advance, for arrangement) 📺TV & Pac Man arcade for your entertainment. You can enjoy your private patio with mini Bbq, or seating in the shared patio if you dont mind seeing other guests. *** Lots of people have allergies with pets & animals. We allow pets and service animals, but we will have to deep clean whole place after a stay with animals. Therefore, a fee will be applied , $95 for each animals and maximum 2 animals only. ✅ Wild animals potential: You may see raccoons, possums, squirrels , coyotes.. in the areas or they may enter near the house. We are not allowed to kill wildlife. Please only contact us or City Animal Control so they will have professional service to relocate those animals. Thank you ✅ Insects: house is surrounded by lots of trees. You may see bees, earwigs, spiders, ants in the garden and they may enter the house . We spray monthly but they may appear randomly. Pls be aware and consider before booking ✅ Service animal : Many people abuse the system and claim their pets as an SA to avoid the pet fee. For your info, we pay a fee for a deep cleaning service after pets/ animals and if you claims a false SA & dont pay the fee, the host will have to pay it from our pocket. In case you decide to book this place with your SA but dont want to pay pet fees, Per our Orange County rental permit requirements, we request that you disclose if you are traveling with a Service Animal in the beginning, as we are required to provide a rabies vaccination record and county registration to the county of Orange. You will be asked to sign a supplemental terms and conditions agreement within 72 hours of booking. If we discover misrepresentation of a pet as a Service Animal, we reserve the right to charge you with a charge of pet fee, that cover additional deep cleaning fee, among other. We’ll report fraudulent claims to government authorities. Please let us know AHEAD OF TIME if you need an assistance of a service animal so that we can arrange the booking accordingly. Last minute notice and/or disclosure is unacceptable. ✅Cancellation Policy: STRICT - Pls buy Travel Insurance that Airbnb offer you, to protect your plan & money. - We dont accept Shortening the trip. (Extending trip is welcome). - We don’t accept alternation of dates if the check in date is within 14 days. - We dont refund for any cancellation because of plan changed, accidents, weather, illness, Covid, flight delay/cancelled, and other reasons Thank you for cooperation. Guest access - Entire the suite& it’s patio - There is no main house access - Wall is thin. You may hear others - Pls have low volume of music or TV - For laundry : detergent is self provided and charge will be $5/ load Other things to note 1/ Only paid guests can stay. Max 4 guests. Please do not bring your visitors to the house. 2/ We do not recommend our home for guests who find a place for hanging out, drinking, partying, loud music, making noise etc 3/ Pls park as our instructions , do not street parking. Bring 1 car only. If you park in the streets & get issues ( tickets, towing etc), we cannot take responsibility for that. 4/ We have other rented suites next to your suite. To avoid bothering other guests, your pets or SA should be monitored and kept inside the Suite. 5/ There will be no incoming post office mails from guests allowed in the our home. Pls rent a postal office box or other options to receive your mails and packages there ($15-20/month). Amazon/Fedex/UPS and other package deliveries should be forwarded to the your mailbox rental as well. Only food delivery (Post-mate, Uber eats) are allowed. If we receive any un-authorized mails here at the house with your names, we will refuse them and it will be a ground for early termination without any refund or deposit back.
