Please be punctual for check-in time appointment as it is very important for us to reschedule for the appointment. Please inform us in advance for your check-in time, and please confirm that you will be on time. If arrive later than the appointed time for more than 10-15 minutes, we might need to make an appointment again as we might not be able to wait for you. 3. Please check out before 11 a.m. - Guest can not leave luggage after check out. - If guest check out late, a fee twice daily rate will be charged unless guest and the host have an agreement regarding check-in and check-out times. - Host has the right to deduct the fee for late check out from the deposit. 4. Please check the number of guests before completing your reservation or 24 hours before your check-in time (15:00 pm. of the day before your check-in date). We will charge you 500 baht per person for changing the number of people. Towels and bedding (Bed linens) are prepared based on the number of guests only. 5. Guest must submit passport to us through online before check-in date, because we have to register their stay with Condo juristic person and in oder to provide to Thailand immigration (TM30). We understand your concern about privacy, but we have to follow condo juristic person and Thailand policy (TM30). We will never not use it in the any other ways, please rest assure since we value your privacy greatly. You can make sure that your stay 100% legal under Thailand laws and policy. 6. If you want to throw away large items such as old suitcases, please inform us first since it is not free of charge. 7. Please avoid take smelly food to eat inside the room or cooking a smelly food inside the room. If it is smelly inside the room after you have checked out, you might get penalty fee for cleaning and removing the smells. Please be careful about it. 8. After finishing your meal, please wash the tableware by yourself. 9. It is prohibited to smoke inside the apartment. If our cleaning staff can notice there is cigarette smell inside the house, guest might get extra charge for clean the house and remove the smell from the house. 10. If the property in the room causes loss or damage, as well as soiled bed sheets and beds, compensation shall be made according to the price. 11. Everything in the room can only be used here and cannot be taken away. 12. Please keep you voice down at the night time after 8 p.m. as it might disturb the neighbors. If we receive complains about noise, a penelty fee might be charged. Please make sure not to disturb the neighbors. - Quiet hours are from 8PM to 9AM. 13. Keep clean when staying inside the apartment or building. 14. Turn EVERYTHING off when leaving the room (Especially Air Conditioner) and lock the door. 15. Please do not visit the neighbouring apartments or houses. 16. Please understand that there are no concierge services, daily cleaning, room service, etc as there are in hotels. 17. Please have consideration towards the apartment and the neighbour as if they were your own. 18. If you are concerned about the smell of the drain of the toilet, please drain the water to the drainage on the back of the toilet. The faucet drain water is dry with heat. 19. Under the rights of the host , we have a right to check the room, to the extent stipulated by law even if there are guests staying. 20. We advise you to keep your food in the fridge since sometimes there are ants. We are not responsible for cleaning. 21. Guest have to share wifi internet with other people in the floor. If there are many guest use wifi in the same times, it might affect the wifi speed. Your understanding and cooperation is truly appreciated. Other details. 1. Electricity distribution system in Thailand rarely rarely has power failure or power outage. If there is a power cut, the electricity department will notice in advance or there might be a power outage when a rain storm occurs. 2. As for the Wi-Fi internet system, if the speed is slow there might be a problem about signals or due to the rain. We can not solve the problem directly since it might be a network system solution.
