Space & Capacity: Please Read Our main residence features 7 en-suite bedrooms and sleeps up to 16 guests. · The Main House (Sleeps 16): Included in your standard booking. · The Annexe (Sleeps 2): For groups of 17 or 18, a self-contained private annexe is available for an additional supplement (approx. 25% of booking value). Main House (Included): · 7 Bedrooms featuring 2 Super King beds, 3 Kings & 2 Twin room (one with 2 additional singles) · 7 Bathrooms – 5 en-suite, 2 dedicated use, plus a downstairs cloakroom. The Apartment (Optional Add-on): · Open plan king-size bed and living room. · Separate entrance, hallway & bathroom. · Private Kitchen with modern appliances and dining table to seat up to 4 people. · Please message your host after booking to add the apartment to your reservation. Designer Living The interiors showcase bold, unique styling featuring Rockett St George furnishings, mixed with the owners personal vintage collections and all modern facilities. The TV room is a "piece of art" with Devon-green décor, a Samsung Frame TV for enjoying a movie at the end of a long day’s adventures. In winter enjoy the warmth of the log burner in the spacious living room, a perfect spot for playing cards and relaxing with a glass of wine with the vast Loaf sofas to sink into. The elegant dining room overlooking the grounds is the perfect setting to enjoy a special meal with loved ones. Gourmet Kitchen & Dining The social heart of the home is the spectacular kitchen and dining extension, featuring Neptune cabinetry, granite work surfaces, a walk-in pantry, twin ovens, two dishwashers and a central island & banquet seating for everyone to enjoy the breathtaking views. Throw the doors open to the grounds to invite the countryside in while you cook, dine & hang out together in a relaxed setting. Entertainment & Games For big and little kids alike our games room features a fantastic bespoke billiard table, originally built for director Guy Ritchie. There is also a dart board ready to go in the games room and a number of family favourite board games in the main living room. We also provide some wellies, coats, and outdoor games for you to enjoy, located in the old green house. Boutique Bedrooms Located on the first and second floors, all the bedrooms are elegant and calming. With five of them en-suite, a further two bedrooms have dedicated bath and shower rooms. All the bathrooms are recently fitted with modern showers baths and tiling. We prioritize your rest with British made natural Button & Sprung luxury mattresses & quality linens. Configuration: · First Floor: 1 Super King with dedicated bath & shower room. Three further King size bedrooms, and 1 Twin room, all en-suite. · Second Floor: Large master suite with Super King bed, dressing area, free standing bath and en-suite shower room. Twin room with additional trundle beds, that can be placed for you in a room of your choice & a further bathroom. · For Children: Two additional trundle beds and a cot are available to reach the 16-guest capacity. We also have a highchair and a small rocking chair available. Ground Floor : Sitting room, TV snug, formal dining room, kitchen diner family room, games room, utility and guest WC. The Great Outdoors: · Enjoy 7 acres of grounds, meet our Jacobs sheep or explore the footpath to the village shop via the wonderful village woodland. · Take a dip in the wood fired hot tub and relax on the loungers on the viewing deck (charges may apply). · A fully covered culinary area with a large charcoal BBQ, patio heater, and firepit – we’ve got the marshmallows covered for you in the welcome pack! · Experience some of the best sunsets in the West Country from our westward-facing terrace. Guest access Guests have access the entire property Other things to note Important Property Notes · Guest Capacity: The base listing is for 16 guests. Access to the 2-person Annexe (bringing total capacity to 18) requires a separate supplement. · Hot Tub: The wood-fired hot tub can be added to your stay a supplement may be applicable, please enquire. · Pets: Dogs are welcome for an additional fee of £50 per dog. Please keep dogs out of the gated sheep/goat enclosures or safely on a lead if you are with them, thanks. · Safety: There is a large pond on the grounds; children must be supervised at all times; you will see safety notices and a life-saving ring in case of emergency. · Transport: We recommend traveling by car as public transport is limited. Ample parking is available for up to 5 cars.
