Our pool is typically open from Victoria Day through Thanksgiving. However, for the 2026 season, it will remain open until October 31st. A Commitment to Excellence To preserve our peaceful and upscale environment, we strictly adhere to the City of Kawartha Lakes bylaws: - Age Requirement: The primary guest booker must be 25 years of age or older. - Code of Conduct: All guests are required to review and sign the city’s Renters Code of Conduct. - Seamless Arrival: Experience a secure stay with smart-lock self-check-in and ample private parking on the grounds. Guest access Room Layout: Bedrooms 1, 2, and 3 are conveniently located on the ground floor and share a full bathroom. Please note that Rooms 2 and 3 feature a semi-private layout, as they are separated by a privacy curtain rather than a solid wall. Off-Limits Areas: The basement water supply area and all locked closets. Please note that the master bedroom closet is reserved for host storage and is strictly off-limits to guests. For sports like volleyball, please avoid the front and back yards. Use the large flat area by the cedar trees along the driveway. Property & Neighbors: Our home sits on a 10-acre property. While the space is large and private, we do have neighbors beyond the tree line. For this reason, please do not play or gather on the driveway or in the backyard, as these areas are close to one neighbor’s property. You are welcome to enjoy other open areas farther from neighbors, which are ideal for outdoor activities. Boundaries & Safety: The backyard is enclosed with a visible metal fence. Forest edges mark the boundaries in the front yard. Near the basement entrance, the forest does not have clear demarcations—please use caution. As we are close to the Ken Reid Conservation Area, wildlife may be present. Please remain alert and respectful of nature. Hot Tub: The hot tub is permanently closed (no power or water) and is not included in the listed amenities. By confirming your reservation, you acknowledge that you will adhere to these guidelines. We may send a friendly reminder of these rules before or during your stay. Noise: ⚠️No loud music or disturbing noise at any time. Please respect our neighbors and adhere to the noise by-laws. Garbage: ⚠️Use clear bags only and sort garbage into the correct bins, no black bags. $100 fee applies to unclassified or excessive garbage. Parking & Vehicles: ⚠️All vehicles must remain on the driveway at all times (no driving on the grass). Off-roading is strictly prohibited to protect the septic bed and underground geothermal loops; guests will be held liable for any repair costs. Guest Limit: ⚠️Do not invite more guests than authorized. Our rental permit limits the number of guests. All guests need to be counted for RENTAL PERMIT, INSURANCE, SAFETY and SECURITY reasons. There are no guest fees for ages 3 and under, we do not necessarily charge every count. Insurance Warranty: For fire safety and insurance purposes, the use of any hot plates or woodstove is strictly prohibited. Our woodstove is decorative only and must remain locked at all times. Smoking & Vaping: No smoking or vaping inside the house. Marijuana is not allowed on the property. Fireworks & Hunting: No fireworks or hunting on property at any time. Guests are fully liable for any violations or penalties. Bonfires: Use host provided fire pit which must be attended at all times. Absolutely no fire during city imposed burn bans. Guests are fully responsible for any damages or by-law violations. Pets: No pets without prior permission. Pets are not allowed in bedrooms or in the pool. Dogs must always be leashed, cats not allowed at all. Linens & Closets: Do not use spare linens or enter the master closet without prior approval. Shoes: No outdoor shoes inside the house. Cooking: Avoid cooking curry, garlic, or onions in the kitchen. We may request reimbursement for odors that are difficult to remove. Swimming Pool: Please follow all pool rules, including no running on the deck, no diving at any time, and staying off the waterfall fountain. Safety: Never leave children unattended in the swimming pool or pond. The host is not liable for accidents. Keep children away from devices and electricity. Always keep the pool fence doors closed. Be mindful of steps inside and outside the house. Privacy: No security camera or voice recorder allowed in the property. Phone Camera OK. Towels: Towels are available upon request. We encourage guests to bring their own, and you’ll also have full access to the washer and dryer during your stay. Clean Up: Clean dishes, the oven, and the BBQ grill after use. Toilets: Only flush toilet paper. Furniture: Do not move heavy furniture, such as the tennis table or beds. Put the outdoor chairs back in their original spots. Decorations: Do not apply decorations (tape, glue, paint, etc.) to the property to avoid permanent damages. Range Hood: Turn on the range hood to speed 4 when using the electric range. Fridge & Freezer: The guests use the standard (tall) fridge/freezer, the smaller chest fridge is reserved by the host. Kitchen Use: You can use everything in the kitchen except the host's food. No deep frying, BBQ, or strong-smelling foods inside the house. You assume all risks when using cookers like BBQ. Games: Never play with real golf balls, neither indoors nor outdoors. You assume all risks when using gaming equipment like the tennis table. Maintenance: Hosts or contractors may need to visit the property for maintenance, but prior notice will always be given. Damages: Report any damages to the host immediately for Airbnb insurance coverage. Disclosure: We have never seen any dangerous wild animals so far, and nobody has ever been injured. But forests or food can attract wild animals. The host is not liable for injuries caused by wild animals. BBQ Grill: Our outdoor pellet grill sees frequent use. While we wipe it down between guests and deep-clean it periodically, it is an outdoor cooking appliance. Guests who prefer an untouched cooking surface are encouraged to bring grill mats, foil, or their own portable equipment. Pool Care Instructions - Cleaning: The pool is freshly cleaned prior to your arrival. If leaves or debris accumulate during your stay, please use the provided pool robot to keep the water clear as needed. - Pool Cover: Always use two people to roll up the cover (rotate the aluminum reel counter-clockwise and keep the cover flat). ⚠️Keep covered when not in use to retain heat. Never swim with the cover on. - Skimmer: Empty the skimmer basket every 2 days. Do not leave the basket out of the skimmer, as this will damage the pool pump. - Water Level: If the water drops below the second row of screws on the skimmer faceplate, please refill the pool using the garden hose. - Pool Equipment: To keep the system running smoothly during your stay, please do not alter the settings on the pool heater, pump, or plumbing setup.
