Forget your worries in this spacious and serene space. The Annex at Flitterbanks Barn is a self contained private space in my 150 year old Barn conversion on the historic private estate of Maresfield Park. The Barn is situated in 5 acres of garden and fields at the end of a long rural secluded drive shared with just 3 other houses. Maresfield village and the Chequers Pub are within walking distance through Maresfield Park Estate, but a car is essential to make the most of your stay. The space The utility room/kitchen/dining area is a very large open plan space, perfect for family meals and activities alike. The low ceiling makes this a cosy space for the family to gather with a very high level of equipment available to produce everything from a four course meal to fabulous batch of birthday cupcakes, should you not wish to eat out during your stay. There is a Lavazza Modo Mio coffee machine for your favourite barista style coffee, or steam some milk to make silky smooth foaming hot chocolate for the perfect afternoon by the fire. There is a fan oven, microwave, induction hob, American style fridge freezer, slow cooker, full size dishwasher and 8kg washing machine. The beautiful full height lounge with its squashy sofas, cosy fleeces and large woodburning stove make this the perfect place for curling up with a foamy cappuccino and a good book, binge watching your favourite Netflix or Amazon Prime series or pulling out the board games for some family time. Enjoy a magical traditional Christmas with a beautifully decorated tree and atmospheric fairy lights in the beams and around the inglenook. The christmas decorations will be in place from the end of November to the New Year. The galleried bedroom overlooks the lounge, with 2 large wardrobes and a hand painted chest of drawers, there is loads of storage space for all the family's clothes. The bed is a 5ft crushed velvet divan with visco-elastic foam mattress and soft touch bed linens and soft furnishings. There is a 4ft double small fold out sofa bed in the nook on the gallery, suitable either as a bed for children or as a cozy seating area to curl up with a book or your favourite tipple! The en-suite bathroom has a bath with shower over and a glass shower screen. There is plenty of storage space with complimentary luxury toiletries. The second bathroom is on the ground floor, off the hallway and has a large walk in shower enclosure, toilet, basin and original cast iron victorian slipper bath. The second bedroom is accessed via a second staircase up from the hallway and is a twin room. Guest access The guest annex is one end of my beautiful 150 year old barn conversion. The living area is entirely self contained and private, but as my driveway wraps around the house and garden, visitors to my end of the house will drive past the annex to get to me. The garden is country cottage style with mature planting and topiary and a small lawn area which will have outdoor garden furniture for use in summer. By necessity of the layout the outdoor areas will not be entirely private but the area is fenced to a height of 4 ft and when the main gates are closed, relatively dog-safe for those that wont scale the fence! Guests are welcome to walk around the 5 acres of paddocks but should be aware I keep sheep at various times in the year and the paddocks are next to a main road therefore dogs should be on lead at all times. I run a thriving Veterinary Physiotherapy practice from my stable barn at my end of the house, and guests need to be aware that on 2 days a week there will be clients with dogs coming in for treatment to my end of the house, therefore no dog should be left unattended in the garden at any time. Other things to note The Barn is a 5 minute drive from the fabulous Ashdown Forest, home of Winnie the Pooh, Christopher Robin and Piglet, with miles of beautiful dog friendly walking and stunning scenic views of the South and North Downs in the far distance. If you dont fancy cooking, there are numerous Pubs, restaurants and takeaways within a short drive and the town of Uckfield (5 minutes) has a fabulous boutique cinema, a good array of shops, supermarkets and a leisure centre. The historic towns of Tunbridge Wells and Lewes are both within a 20 minute drive, Brighton is a 45 minute drive and Glyndebourne is a short 15 minute hop. We have multiple National Trust properties such as Nymans, Standen, Chartwell, Batemans, Scotney castle and others within a 45 minute drive. Sheffield Park Gardens, The Bluebell Railway and Wakehurst place are all within a 15 minute drive. Please be aware Maresfield Park is a private estate with a 15mph speed limit and large speed humps. My drive is long and not made up with tarmac so please do not bring a sports car with very low suspension or you may be at risk of damaging it!
