Nice, cozy living space with fully-equipped kitchen featuring stainless steel appliances and a built-in wine fridge. You have your own full size washer & dryer, and lovely large tiled balcony with covered seating and a gas grill. Beautifully updated bathrooms. Walk in closets. On the grounds, there are three swimming pools (that are heated in the winter), three hot tubs, a fitness room, and a community barbecue area. This condo is only one mile east of downtown Palm Springs, allowing you to easily reach the wonderful restaurants, shops, art galleries, and nightlife all along Palm Canyon and Indian Canyon Drive on foot, by bike, or by car. You'll be one mile from the Palm Springs Convention Center and Agua Caliente Spa and Casino, and a quick drive from dozens of world-class golf courses in the area. If you're looking for an unforgettable desert view, be sure to visit Indian Canyons (five miles south) and the Palm Springs Aerial Tramway (seven miles west). Dogs are welcome on a case by case basis, for an additional pet fee and cleaning fee. Portable baby crib, umbrella stroller, and infant/toddler car seat are provided One covered parking space and plenty of street parking *Please note that outdoor music is prohibited. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People noise during the day is permissible but must be measured and reasonable. Daytime is considered 10 am to 10 pm. Mid-stay cleanings required once per month: $165 Additional cleanings are optional. NOTE - $150 per month paid by Owner towards Heat / AC. Any cost over $150 is paid by Guest. Owner will provide a copy of the electric bill. Additional funds if applicable will be requested through Airbnb at end of stay. Guest access Assigned covered parking space in the parking lot. Additional street parking available. Other things to note Rental covers $150 per month towards Electric - Owner will pay $150 towards Heat / AC. Any cost over $150 is paid by Guest. Owner will provide a copy of the electric bill. Additional funds if applicable will be requested through Airbnb at end of stay. Rental Includes: WiFi, Cable TV, Parking, and all of the community amenities. All Guests are required to provide Government issued Photo ID at check-in. All Guests are required to SIGN and AGREE to Property & House RULES at check-in. HOUSE RULES: - No Smoking - No Parties - No Unauthorized Pets - No Noise or Other Disturbances to Neighbors - No Unauthorized Guests - Maximum Occupancy 4 - First and Last names of all Occupants required, including children. - Guest is responsible for returning ALL property KEYS $200 replacement fee for each item lost or not returned. - Guest is responsible for leaving the property in the same condition at time of check-out as it was at check-in. - Mid-Stay Cleanings required once per month: $165 ANY SMOKING, UNAUTHORIZED PETS, DISTURBANCE TO NEIGHBORS IN THE BUILDING, OR ANY VIOLATION OF THE RENTAL AGREEMENT AND PROPERTY RULES WILL RESULT IN FORFEITURE OF SECURITY DEPOSIT: $1,500 Rules from the City of Palm Springs: - The responsible person, whose name is on the rental contract must provide a copy of a government issued ID to the Vacation Rental Host. - The Responsible Party occupying this Vacation Rental Property shall be at least 25 years old; and is responsible for the compliance of the Vacation Rental Regulations for all occupants and guests. - Amplification of sound, including music, outdoor speakers, TV’s, etc., outside of the dwelling unit is PROHIBITED and SHALL NOT BE AUDIBLE AT THE PROPERTY LINE. - Maximum occupancy limits for this Vacation Rental Property as listed above shall not be exceeded at any time. Please note that Vacation Rental unit operators may impose their own occupancy limits as long as they do not exceed the City’s. - Parking is limited to one (1) car per bedroom. - Trash and refuse shall not be left stored within public view and must be in proper containers for the purpose of collection by the collectors and between the hours of five a.m. and eight p.m. on scheduled trash collection days. - Occupants are subject to immediate citation and fine for creating a disturbance or violating the Vacation Rental or other regulations.
